Welcome to Blue Point Villa, Little Exuma, Bahamas ON TROPIC OF CANCER BEACH.
Villa is located right on the beach. Disregard Google maps suggesting a walk to the beach.

This 5000 sq ft private luxury Villa on the sugar white sands of famous Tropic of Cancer Beach also offers an infinity pool just feet from the beach and a view of Turtle Island beyond. The property is 40 minutes from the Georgetown airport (GGT); our Manager will meet you, at the Villa and help you settle in.

This vacation escape is sure to promote a sense of relaxation and well-being. We have tried to think of everything make your experience magical - from good wine glasses to plastic picnic baskets. The expansive pool decks blend seamlessly with turquoise waters, offering the perfect place to soak up the sun, relax in the shade or enjoy outdoor meals on our large dining table. Turtle Island offers gentle protection from crashing waves as well as a perfect afternoon destination for a trip in one of our kayaks to pick souvenir sand dollars or explore the the Island's mysterious grotto.

The Villa has two principal bedrooms on the ocean side with king beds, private bathrooms and ocean views through large sliding glass doors. The two back corner bedrooms have sliding doors to the deck (one with a spectacular ocean view) and two queen beds in each. One of the back corner bedrooms has an en suite bath. The middle back bedroom has one queen bed.

Enjoy the seamless style of the designer decorated interior and exterior spaces complete with 22' vaulted great room ceiling with glittering sea glass chandeliers, cozy sink in sofas and large dining table to complement the fresh breeze and complete your experience.

The Exumas are perfect for both relaxation and play. You can lounge around the pool on expansive sofas and sectional, or take long walks on the beach. If you are up for an adventure, you can kayak, snorkel or explore the hundreds of Exuma Cays that can be found on the "Exuma" page.

The beach is also great for Kite Surfing: the beach is long and shoal-free, winds are usually strong and steady out of the East running parallel to the beach and Turtle Island offshore offers a protected stretch making it easier to launch your ride.

Life on Blue Point can be as tranquil and private as you wish: choose to set your own culinary pace in our gourmet kitchen or decide to pamper yourself with chef prepared meals featuring the catch of the day and freshly baked key lime pie; bring or buy your own groceries or arrive to a fully stocked pantry; swim, kayak or play golf and charter boat excursions. And of course the wine menu is entirely up to you.

Wonderful Christmas Vacation away from everyone

Very secluded and private - you do need to plan groceries and food ahead of time if cooking 9n own and be prepared to substitute which can be fun if you like to cook. I would not say there are many restaurants to choose from more like small shack/pubs and very casual. The amenities are all here for this house including detergent and plenty of cookware. The pool is fabulous and everything is well stocked. The beach is as close as it gets and there is a small snack shack and bar about 4 doors down. Judy was very helpful. Bring cash if possible and use visa or Mastercard —- no Amex taken on island.

We had an absolutely fabulous time, and the kitchen was well stocked the house had nice beach towels, kayaks, games and lots of things to keep you busy. Really a stunning house with all attention to detail thought of. Even prettier than the photos.

Easter week

We had 11 family members ages 5-67, Blue Point Villa is a beautiful home with probably the best beach on the island. Everything you need is right there, pool, hot tub and 3 washers and dryers. Large rooms and lots of privacy even with large crowd. The layout works! Host is super easy to communicate with and very prompt with responses. Judy the house manager and her family were great for info and car rentals.

Unbelievable setting. Blue skies, blue waters, and a Blue Point Villa that did not disappoint.

The house, the pool and the beach all combined to make us feel like we landed in paradise. This was our fourth visit to Exuma and we all agreed that when we return we will come back to Blue Point Villa. It has all the amenities and property manager Judy provided super services including grocery shopping, cold beer, and she even tracked down the owners of a lost dog. It was a week full of wonderful memories from beach walks to grilling tasty dinners and taking night time swims in the heated pool. The Tropic of Cancer beach provided blue water and white sand during the day and the perfect starry night for bonfires, cigars and s’mores. A great time was had by all.

Spectacular in Every Way

The house sits on the fantastic Tropic of Capricorn beach—Pristine and clean and you can walk for miles to the northwest. It is the ideal location on Exuma if you want a “get away from it all” retreat. The layout is exceptional---especially the outside space with its large, covered porch and huge deck/pool. All that being said, what really sets this home apart is the owner’s attention to detail and quality. From the well-appointed kitchen to the abundance of high quality beach towels, to the very nice furnishing and decorating to very comfortable beds the owners have spared no expense to deliver an extra comfortable, clean and well maintained property. Finally, communication and planning with John was quick and easy. If you’re thinking about a trip to Little Exuma, stay here…Best house on Tropic of Capricorn Beach by far.

Amazing!

This is my new favorite spot! The house is beautiful, clean and very well maintained. The beach just can't be accurately described. It has the most amazing soft white sand and calm blue waters of every possible shade. We enjoyed much needed family time (my husband and 3 kids) around the pool, on the beach and exploring the island. We kayaked to the islands directly in front of the house and snorkeled the crystal clear waters. We also appreciated the Netflix at night since it got dark fairly early this time of year. The people of Exuma are so kind and helpful! Judy was a great help in making sure everything was taken care of. She also organized car rental, kayaking and a boat tour for us. She even picked up a few things we needed from the grocery store. She and Wade were so kind and helpful. Thank you John for sharing your beautiful home with us!

Dreamy Vacation

We were blown away by this property!!!! I would stay here again in a heartbeat and enjoyed celebrating my 46th birthday here. We made memories that will certainly never be forgotten! The rooms are so beautiful and comfortable beds. The pillows are down feather - so keep that in mind (not my fav, but they were still top quality and nice). The kitchen was easy to cook in! Did not use the grill, but I did see it was available. The VIEW, the pool, and the hot tub are TOP OF THE LINE and extremely beautiful, comfortable. We left 3 blow-up floats at the property - so enjoy!! (xo) and we really liked the floats that were already available upon our arrival. The infinity pool looks straight out to Turtle Island and the most gorgeous turquoise blue water right off of the whitest sand on Tropic of Cancer beach. We enjoyed walking the beach and going to the beach bar (only 4 villas down) for burgers at lunch time. When you get back - you can rinse off at the very convenient outdoor shower and rinse-off stations. Definitely take advantage of the kayaks. They are easy to use on the water and it is fun to explore turtle island and the cave/grotto over that way. FYI - The water sometimes shuts off at the villa - but a quick text to Judy and it was remedied immediately every time! The dual washer/dryers (2 each) were very convenient. There is an extra refrigerator in the laundry too! This is a very special property ~ a bucket list for me! You will not be disappointed!

Amazing!

The house was spectacular! We were more than blown away. We booked both the main house and bunkie house which was really nice to have both the pool and hot tub. Both places exceeded our expectations. Judy arranged everything for us and it was literally flawless. Anytime I called and needed anything or wanted to arrange for a boat trip, additional rental car, taxi pick up for our guests, additional groceries... Literally anything was "no problem." Judy also put me in touch with a local florist named Elaine who made gorgeous arrangements for us for the week. Groceries were limited but totally doable if your flexible. We grilled two of our nights and found everything we needed at the store. We had Judy and her crew cook for us twice and I wish I had them cook for us at least three more times in our week the food was amazing our guests are still talking about the conch fitters. Santana's is a must if you're headed out to a restaurant. I found it to be far superior to the tourist spot chat n' chill. We had the most amazing week and plan to make it a yearly event. The only major advice I would give to visitors is that the sand flies are a real thing we had 18 people there and not one person wasn't affected some people had there bites show up a week later. The locals told me later that the bug spray we were soaking ourselves in does nothing for the sand flies you have to use baby oil aggressively! We left some behind and they sell it at the grocery store but if you're checking a bag that would be my one recommendation to bring and use even if you don't think you're getting bites because you are. Our trip was in our minds perfection. We gathered 18 our of closest friends and it was the most perfect property. We can't wait to go back.

Stunning! Worth Every Penny! Secluded! A Gem!

Arriving from Toronto to Nassau with a 40 min flight on SkyBahamas to beautiful Exuma. Greeted with a friendly face "Miss Judy" upon arrival our rental car ready to go. Driving on the opposite side of the road took a few min to adjust. A 40 min drive to Blue Point Villa. We took the advise of the home owners for Judy to do our first grocery shop. This allowed our family to take a few days to settle. We were content to never leave this beautifully decorated and well-equipped property for the week. However, we have 2 pre-teens who were eager to adventure out after a few days, so we booked a day full day with "Roberts Island Adventure's" Recommendation of Judy. We swam with the pigs, sharks. Saw Iguana's, ate a delicious lunch on an Island Restaurant, Our Family was thrilled with a stop at the sandbar. We took pictures with gorgeous turquoise water in all directions with sting rays in sight. My boys love to fish! Judy arranged a day to do just that! With funny stories upon return they didn't arrive empty handed. Fresh fish! Best ever! Our family experienced deep sea fishing with a local charter. We departed from George Town docks 30 min drive. A full day on the boat to long island. No matter where our adventures took us we were always excited to return to our home away from home. This is by far our favorite of all our travel experiences. (We didn't want to leave) The views, the clear water, the powdery white sand, are breathtaking. The Netflix was a great at the end of the day. The two islands offshore in-front of the villa enticed our family to explore on the 2 Kaiaks (we wished we had 4) and snorkel for sand dollars . Recommend by Home owner Rhonda who we met while we were there. Pictures do not tell the story, as mentioned in other comments. You must go with your family & friends and stay at "Blue Point Villa". Tropic of Cancer Beach is steps away ...extremely clean with crystal waters, the whitest sand we have ever seen. This home on "Tropic of Cancer beach" is the best "little hidden gem" A walk in either direction is breathtaking with lots to explore. This location is extremely quiet with little signs of civilization. My Husband said one day "Gee the beach is busy today."..all of 10 people walked by lol. The sound of the ocean soothes the soul. It's an invigorating relaxing experience that without a doubt brought our family closer. We will most certainly return and rate this home a 10 star! Thank you for sharing!

Best Exuma property, view, staff and experience!

My husband and I and three friends had the pleasure of staying in John's house on Tropic of Cancer Beach and WOW. We will 100% be back. THE HOUSE: The kitchen was well equipped and we had more than enough space for the 5 adults. Next time, we're planning to return with kids! The set up is great for families with children. Wifi was easy to access and always worked, everything was clean, furniture and beds were very comfortable. You just need to show up with a bathing suit and you're set! Two things to note-- use the baby oil for the bugs! Four of the five of us were fine, but sitting outside in the evenings one of us was eaten alive. She regrets not taking the advice on baby oil. Second is NOT a big deal, but just a note that the tap water is not for drinking and does have a well-water type smell. There was plenty of drinking water, and if we ever needed more Judy and her team had it there within an hour or two. THE STAFF: JUDY!!!!! Unreal experience because of this marvelous woman and her family and friends. She made our stay so easy. Rented a car from Judy, and when we decided we didn't need it- no big deal! She took it back. Had meals prepared by Judy and her family--- INCREDIBLE! Worth it. After a long day at the beach, do you really want to cook a meal? We had 4 meals prepared and were never disappointed. Judy's husband Wade took us out on his boat for the day and we had the BEST time exploring and singing as we cruised with Wade, Justin and Judy. Judy had jet skis brought to our private beach one of the days and this is highly recommended! It was so fun to pack our snorkel gear and do a little exploring on our own! Because of Judy, we were truly able to unplug and live the "no worries" island life. It was amazing! VIEW/BEACH: John's house is in the perfect location on the beach. You're a bit tucked away around a corner from the public entrance to the beach, and it's truly a private area. We kayaked everyday and spent so much time just sitting in the surf. Best part about this beach is how calm it is most days. You're not fighting strong currents or crashing waves. Absolute paradise! Hands down, best relaxing vacation we've been on. Thank you to John and Judy--- and also a shout out to Brea's on the Tropic of Cancer beach. Cocktails and snacks available during the day, but be sure to bring cash! We recommend the vodka lemonade by Sandy and the conch fritters prepared by Jackie. We can't wait to return!!!

AMAZING vacation rental

Our stay was perfect from the minute we made our reservation the sad walk to the plane while leaving. The host was very responsive to any and all questions that we had prior to arriving and while we stayed. The place is absolutely beautiful and 100% as advertised. We wound up renting 2 cars, 2 jet skis(1 day), and 3 paddleboards through the host. We also had the host fully stock the house with food and beverages prior to our arrival. We also did a half day excursion and spent an afternoon at Chat n Chill on our own but honestly,nothing compared to hanging at the house and exploring the beach around. Brea's Bar is within walking distance for some authentic Bahamian drinks and eats. Santana's is a 5 minute drive for a beautiful sitdown beachfront meal. Despite being in the water, I still can't believe it is real! And seeing all of the stars at night while sitting on the beach(which is your backyard) was also quite amazing. Again, from start to finish everyone in our party could not recommend this spot enough! We are already trying to figure out when we can come back.

Amazing!!!!

Blue Point Villa was absolutely amazing!!! We’ve traveled to many islands in the Caribbean and this was our most favorite vacation yet! The house layout was perfect for our 2 families with teenage kids. The kitchen was stocked with all the necessities and anything you could possibly need! The view is spectacular and we loved the covered deck area for when we needed a break from the sun. The beach is the most clear water we’ve ever seen. There were tons of beach toys, kayaks, etc. We really enjoyed taking the kayaks to the islands across the water and snorkeling over there. If it’s windy, the chop can make that trip challenging but we had a blast a did it nearly every day. Since it was summer, the fans in the bedrooms really helped and we were thankful to have them. We also loved that we got a sunset and sunrise view from the deck every day!!! It was the trip of a lifetime and we can’t wait to return!

Life is sweeter here

I booked a stay at Bluepoint Villa for myself, husband, 8 year old son, in laws, parents, brother and his fiancée - 9 of us total. We had never been to the Bahamas before, so had no idea what to expect. Everything about the description of this house is accurate and even above expectation at times. The house views are INSANE, the colors vibrant, the vibes immaculate. The location, and pristine beach are unmatched. We kayaked to Turtle island to explore on the calm days, we spent lunches and happy hour at Brea's beach bar shack. The house is large, and fit 9 of us so comfortably, had everything we needed to enjoy a great vacation - pool toys for the 8 year old, cooking supplies for the grandmas, great air conditioning for the hot days and a responsive house manager that organized our rentals for us. We would be back in a heart beat ! LOVED the area. Disclaimer: If you've never experienced island life before, this is very remote. Every restaurant we looked up on line, had incorrect days and times listed for being open (so dinners were hard to find). There is a close by convenient store, but no fresh goods there - need to head to Georgetown for that. Roads are bad - and the cars show it. STAY LEFT! hah

Stayed for a week. Group of 10 friends. The house is stunning. The beach is perfect. Judy was so easy to work with. Grocery shopping is a must and it was easy to do. Went out to eat, cooked ourselves, had a chef one night. Definitely hire Chef Kat!!! The beach is so peaceful and beautiful. I don’t have the words. I wish it was my house.

Perfect girls weekend!

We loved the place! It had everything and pictures don’t do it justice. Judy was excellent and easy to help with any wish. This place is great if you want to feel at the edge of the world. It’s pretty far from town/ airport/ stores/ etc and road conditions are not easy. If you want to go and enjoy the peace and serenity this place is perfect! It was great for us to have groceries delivered and meals cooked for us at the house. Have a boat pick you up right on the beach. The half day excursion was the highlight of our trip. Thanks Judy!

Another amazing Exuma trip

This house is beautiful, in a great location, and has all the comforts of home. It was perfect for our annual girls trip. This was our first stay at this house and it was a wonderful trip. Would recommend and will return.
