PLEASE NOTE: This unit is in a condo that is split into two separate spaces: a 1-bed, 1-bath unit (this listing) and a 2-bed, 1-bath unit (different listing). Each has a private entrance.
SAFETY DEPOSIT OR DAMAGE WAIVER: To preserve the condition of our property, a non-refundable Damage Waiver for a small fee ($18.75) OR a refundable Safety Deposit ($250) will be required after booking. The purchase and ID verification will be done via our Fig & Toast Boarding Pass and Enso Connect, an authorized booking partner.
This is a lovely 1-bedroom, 1-bath condo on the second floor of a building in a complex in Pinetop. Please note that there is an attached 2-bedroom, 1-bath unit connected to this unit. (The spaces are connected via a locked door similar to those between hotel rooms.)
Guests have private access to the 1-bedroom, 1-bath unit.
We are available and happy to help! The best way to contact us is via the message thread. (We typically respond within 30 minutes between 7 am - 9 pm.)
PETS: This is a pet-friendly home, and guests are welcome to bring their furry friends! There is a limit of two pets, and the associated fees are $58 for one pet and $90 for two pets. (Fees are charged per stay, not per night. For two pets, $58 is included in the initial reservation payment, and an additional fee request is sent after booking.) We ask that pets not be allowed on the furniture and that guests pick up and discard any droppings.
Please remember that you`re staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but no one is living on-site 24/7.
CAMERA: This property has two exterior cameras for general guest safety. There is one at each entry.
PACKAGES & MAIL: If you need to receive packages or mail during your stay, please DO NOT plan to have anything delivered to the property. Instead, please plan to have packages or mail delivered to an Amazon locker, FedEx location, etc. We are excited to have you stay with us! Please read the following rules carefully.
1. Respect for Neighbors: Please be considerate of our neighbors` privacy and keep noise levels to a minimum, especially during quiet hours from 9:00 pm to 8:00 am.
2. Unit Respect: Treat the rental unit with care and respect. Any damages or excessive cleaning requirements will be charged to the guest.
3. No Smoking or Vaping: Smoking and vaping are not allowed inside the rental property or on the property grounds. Violation of this policy will result in a $500 fine to cover deep cleaning and smoke odor removal.
4. No Parties or Large Gatherings: No additional guests are permitted on the property without host approval. Parties and events are not allowed in the unit or on the property. If a party occurs at the home, a $995 violation fee will apply, and the booking will be terminated immediately.
5. Pets: For our PET-FRIENDLY HOMES, guests are welcome to bring their furry friends! There is a limit of two pets. The pet fee is $58 for one pet or $90 for two pets. Fees are charged per stay, not per night. We ask that pets not be allowed on the furniture and that guests pick up and discard any pet waste. NOTE: An additional fee of $85 will be charged if our team finds evidence of pets on furniture or beds, or if pets cause excessive damage.
6. Lock Doors and Windows: For your safety, make sure to lock all doors and windows when leaving the property. Return key(s) to the lockbox when applicable.
7. Personal Belongings: We are not responsible for loss of or damage to personal belongings during your stay. We are also not responsible for packages delivered to the property addressed to you or your guests. Please secure your valuables.
8. Transient Occupancy; No Tenancy: a) Guest’s stay is transient lodging, limited to the dates approved in advance and not to exceed twenty-nine (29) consecutive nights, unless otherwise agreed and approved by the host management company. The parties intend and acknowledge that this occupancy constitutes transient occupancy excluded from the Arizona Residential Landlord and Tenant Act under A.R.S. § 33-1308(4), and that it is taxed under Arizona`s transient lodging classification. b) Guest represents that Guest maintains a primary residence elsewhere and will not use the Property’s address to receive mail beyond the stay, register a vehicle, obtain identification, or otherwise establish residency. c) This Agreement creates no lease, tenancy, or possessory interest, and may not be assigned or sublet. The relationship is lodging operator and transient guest only. Any extension requires Host’s written approval and a separate booking. d) Occupancy past the approved departure time creates no tenancy. Guest shall pay 200% of the nightly rate for each night of unauthorized occupancy, plus damages from any displaced reservations.
9. Innkeeper Provisions; Residential Use: a) Host holds a statutory lien on Guest’s property for unpaid charges under A.R.S. § 33-951 et seq., with disposition as provided by A.R.S. § 33-952. b) Host is not liable for loss of or damage to Guest’s money, valuables, personal effects, or delivered packages, except as Arizona law does not permit such limitation. Guest is responsible for securing valuables and locking the Property when unattended. c) Per A.R.S. § 9-500.39, the Property is for residential use only. No retail, restaurant, banquet, or event use, and no special event requiring a permit. Occupancy may not exceed the number of guests stated in the reservation. d) Host may terminate and require Guest to vacate immediately for material breach, including violations of the no-party, no-smoking, occupancy-limit, or nonresidential-use terms. No refund is due upon termination for cause.
10. Pool & Hot Tub Rules (if applicable): a) No unsupervised children in the pool/hot tub areas. b) NO DIVING. c) No glass in the pool/hot tub areas. Any broken glass will require a full pool/hot tub drain. Guests will incur a $700 fine for any broken glass found in the pool/hot tub. d) No swimming in the pool or using the hot tub after 10:00 pm. Quiet hours apply in the pool and hot tub areas, so please keep noise to a minimum after 9:00 pm. e) Guests are advised NOT to stay in the hot tub longer than 15 minutes and NOT to drink alcohol while in the hot tub.
11. Fees and Charges: The fees and charges stated in this Agreement, including the $500 charge for smoking or vaping (Section 3), the $995 charge for an unauthorized party or gathering (Section 4), the $85 charge for evidence of pets on furniture or beds (Section 5), and the $700 charge for broken glass in pool or hot tub areas (Section 10), represent the parties’ reasonable pre-estimate of the losses Host would incur from the corresponding breach, including remediation, deep cleaning, odor and damage removal, lost or displaced bookings, and administrative cost. The parties agree that such losses are difficult to determine with precision at the time of booking, and that these amounts are intended as liquidated damages and not as a penalty. These amounts are in addition to, and do not limit, Host’s right to recover for damage to the Property under Section 2.

The condo was very clean and comfortable for our short three night stay. We enjoyed having AC when needed and the complex was very quiet. Todd provided excellent service. Thank you.
Great communication. Great location. Fully equipped kitchenette. Easy check in although many vrbo s will let you in early if room is ready, this is not one of them unless you pay. Only complaint is that we ran out of toilet paper the first day even though only 2 of us. They say they provide a starter of everything, but we expected at least a days worth. Could not find any in the unit.

Overall it was a very nice stay. The kitchen was set up nicely and plenty of tools available. I'm not sure how the dishes get washed but some were a little dusty. Host responded to communication but, I did ask for an extra garbage bag during my week stay and never received an extra one. The encasement around the wiring to the fan was taped to the ceiling and was falling down. The air conditioning was the portable type vented through the window, and cooled nicely.

The place was clean, but the bed was very firm, and the kitchenette was extremely small. There were only a couple of tv trays for setting things on, and it would have been nice to have a coffee table or little table for two. The host was very kind and communicative. The owner even brought over a foam topper, but unfortunately it took 48 hours before it was usable.

We had a difficult checking in - our gps took us to the wrong place. The location is a very large condo complex. We talked to a number of condo residents who were not helpful. Also, it was raining. Contact person for help was not available however, a lady from the local real estate finally helped us find the unit. Without her I don't know what we would have done.Otherwise, the unit is great - clean, efficient and nice decor. We had a great visit. The host communicated with us a couple of times which was helpful. Nice man. We were able to go fishing as the Greer lakes & Little Colorado river were available. The 9 hole golf course adjacent to the property is a fun executive course. Worth playing.

Not enough towels, no tissues, dusty floors & huge mess under bed. Please clean the window tracks & screen (use un-scented baby wipes for fan blades, baseboards, window tracks). The area is covered in crushed volcanic rock which tracks into the rooms and leaves a dark film on surfaces. I had to wipe the floors & baseboards in areas where it was just too thick.

PROs: We thoroughly enjoyed the peaceful surroundings. Our hosts were attentive and quickly resolved the door code glitch on our arrival. There was plenty of closet, drawer and shelf space for our needs. The bed was comfortable and the cooler & fan options made it easy for us to be comfortable. The space was clean and the linens fresh. It was a very nice get-away overall.CONs: The first morning the host's grandson's dog (from the unit next to us) got out without a collar or leash on and came straight for our (85 lb) dog - and not in a playful manner. Scared the hell out of us and our dog. We were able to keep between their dog and ours until they could catch theirs and no one was physically hurt. We carried walking sticks with us going forward and learned from neighbors that several people in that complex have been afraid of that dog for some time.RECOMMENDED IMPROVEMENTS: 1. Get that puppy dog some discipline training.2. Set up the unit with a few additional bath and kitchen towels along with a laundry basket.3. Set up a dog water / feeding station for guests bringing pets. I bought a couple of dish towels to put under his food/water bowls to protect the floor.4. Update the games provided. Almost all are for young kids. We tried to play cards but the deck was missing several and had duplicates of others.5. Add either a coffee table or a foldable card table with chairs. We put the tv tables next to each other but the surface space was quite restrictive.

We do want to clarify that there is NO resident dog associated with the property, as both the studio and neighboring unit are both for guest accommodations only, rather than owner-occupied residences. While we cannot speak to every pet that may occasionally be present in the surrounding area, we take guest safety seriously and have not received similar reports regarding a dog connected to the property.
We appreciate your suggestions regarding additional supplies and amenities and will certainly take them into consideration as we continue improving the guest experience.

The studio was very clean. Very comfortable bed and pillows. The complex where the studio is located is very nice and well maintained. The hosts were timely in responding to questions. We would definitely stay here again.
