~Please make sure to close and lock the doors and windows when leaving the house.
- we reserve a right to charge for excessive use of utilities, that won't happen unless there is abnormal usage
-Do not take items or damage any property within the house.
- retaliatory reviews will be removed
- we require signed lease agreement for extended stays over 28 days. The lease agreement has to be signed within 24 hours. If not the reservation will be immediately cancelled within 72 hours of booking confirmation. Guest will be required to sign lease and submit ID/ background checks before reconfirming their stay. Long term bookings have to be manually approved.

- We have internet service included within this stay but have no control over wifi outages; therefore refunds are not available as we have no control of temporary wifi or utility outages. Please notify us so we can call the company to help expedite resolutions by the company.
- House is stocked with supplies. Once used up, guests are to purchase thier own supplies due to excessive usages
- Guests may be charged for excessive use of utilities. Please abide by house manual and chat tips for how to best utilize utility systems and AC.
- Guests may be charged for excessive cleaning or trash removal needed as a result of their stay. Please follow house manual and chat tips for how to check out and maintain property.
- if guests wants the property deep cleaned prior to their stay, the guest agrees to pay $300 deep cleaning fee OR schedule a $200 cleaning during their stay where the cost will be added to the total stay cost. Retaliatory reviews for wanting deep cleanings but not paying a deep cleaning fee, shall be considered retaliatory and subject to removal.
- if guests reports the property is hot, humid, or cold but fails to or does not take sufficient action to utilize heaters, ACs, Fans, or dehumidifiers to get the atmospheric conditions to be at their preferred condition; guest shall not be provided refunds for their stay. Retaliatory reviews for these issues shall be subject to removal because the guest has full control of the conditions of the home as multiple redundant heaters, ACs, Fans, and Dehumidifiers exist within the home. If guest wants additional equipment added to the property, they will request the equipment and allow 48 hours for installation of the system OR check out by 10 am the following day.
- If guest fails to report problems or issues to host during their stay OR requests a refund for days stayed, these requests for money back shall be considered retaliatory and not refunded. Retaliatory reviews that request refunds for time stayed shall be subject to removal. Retaliatory reviews resulting from house rule breaches by guests shall be subject to removal. Reviews that are Retaliatory, misleading, false, or biased shall be subject to removal.
