➥ You will see plenty of wildlife (turkey, Deer, Birds, & etc.) While sitting anywhere in the property, especially early mornings.
EVENTS AND WEDDING FEES
➥ Overnight accommodations are only for 10 Guests, But Events are welcomed! There is an additional $1800 fee for up to 30 guests which includes chairs & tables use of the ceremony site and arch, and access to the outdoor Lanai. If you would like an indoor access to our grand reception we use for our other weddings & events this is an additional $2000. This fee is invoiced separately and due 180 days before check-in. The guest count includes kids and vendors. - if using our preferred vendors they will not count towards your guest count.
* Parking for up to 12 cars (Leave room for 2 vehicles in front of the North Wing Carriage House Doors on the Left side of Lodge)
➥You must also purchase insurance for the your wedding/ event and we use third party vendor called Nuptial Risk. Event Insurance is required for all parties & events, which is around $275.
Guest access
We will provide the door code to unlock the home, when you check-in. You have rented the South Wing of the Lodge to enjoy. We have locked closets that are necessary. If there is any concern, please reach out to our team/owners! Along with privilege comes responsibility, this just means please let us know if something gets broken or needs repaired. We want to keep the lodge in great condition for you and the next guests as well! ❤︎
Other things to note:
☼ The owners & Staff work and live on the property.
All overnight guests must be 18 years or older.
☼ The pool is for overnight registered guests only.
☼ Only registered guests are allowed on the property — no additional visitors or unregistered overnight stays. (if you are having a wedding we will discuss access for them)
☼ The home accommodates a maximum of 12 overnight guests.
☼ Thanks for understanding and for helping us keep the space safe, comfortable, and enjoyable for everyone.
☼ Arrival Time: We kindly ask that you plan to arrive between 3:00 PM and 7:00 PM. If you need to arrive outside of this window, please notify us in advance.
After March 2026: There will be a SPEAKEASY / Grooms Quarters in the South Wing Carriage House. With Poker Table, Shuffle Board, TV, Bar & Leather Furniture.

Access to the Entire South Wing of the Lodge. (Not the Left of the Lodge - Nor the indoor Grand View Reception Area on Lowest Level unless you have paid for this rental for day of wedding.
Available via text. We have staffing in the area. We are happy to assist in your wedding planning with our preferred vendors list and provide a staff member on site the day of the wedding if indoor access is rented.
The Lodge is on a private residential estate with few glamping suites close-by and other rentals should your wedding guests need additional lodging?
Car is needed for transportation in the area. Uber is available as well as a paid shuttle transportation for guests from local hotels or other rentals
☼ AUTHORIZED ACCESS:
Renters may not turn away lawn care, pool/spa maintenance persons, or any individual who helps maintain property quality.
☼ CAUSE FOR EVICTION AND IMMEDIATE FORFEITURE OF RENT:
Agent is authorized through its contract with the Owner to rent to Adult Groups Only. Renter must be at least 25 years of age. Cause for eviction and immediate forfeiture of rent includes, but is not limited to, the following: subletting or assigning this Agreement; activity constituting a nuisance which is offensive or disruptive; bringing pets onto property; numbers in excess of occupancy rate; destruction of Property; illegal use of Property or conduct of illegal activities on the Property.
CANCELLATION & REFUND POLICIES:

We are a highly sought after wedding and event property - we require our reservations to adhere to our booking and cancellation policies.
* Within 24 hours 100% - minus $25 dollars admin fee
* Cancellation 90 + day receive 50% refund.
• Cancellation less than 90 days prior to the check-in date: No refund is offered
• There are no refunds for early departures, delayed arrivals, inclement weather, construction, or reduction in the number of nights reserved for any reason. We highly recommend that guests consider Trip cancellation insurance.
INDEMNIFICATION, WAIVER, AND RELEASE:
Renter shall indemnify, defend and hold harmless the owner of the Property and Agent (the “Released Parties”) from any and all liability for costs, expenses, claims, disputes, litigation, judgments, and attorney fees resulting from loss, damage, or injury the Property, to Renter, Renter’s Renters or licensees, or their personal property arising out of the Renter or the Renter’s Renters, invitees and licenses occupancy or use of the Property. If there is more than one Renter, all Renters are jointly and severally liable under this Agreement. Any personal injury or illnesses of any nature, severity or kind, occurring to Renter/Renters/or Renter’s invitees while staying at the Property, are not the responsibility of Due West Properties, LLC its staff and sub contractors.. It is expressly understood and agreed that Due West Properties, LLC has no liability, responsibility or accountability for any physical or psychological injury that may occur as a result of this Agreement. This waiver and release is intended to be a full and complete waiver and release of the Released Parties from any and all present or future claims.
By your submission of payment for this rental you understand that you have read and accepted these Terms and Conditions.
