Cozy & Modern home with private pool
Welcome to this beautiful 4BD/3BA house with private pool (could be heated during October-April, extra charges apply). This modern retreat offers a spacious living area, fully equipped kitchen, and comfortable bedrooms. Enjoy the refreshing pool and outdoor BBQ space for relaxation. The place is conveniently located near popular attractions and parks. This house is perfect for families seeking a memorable vacation in Davenport. Guests can use the entire house and private pool with the exception of the owners closet which is locked.
This is a very clean home located in a peaceful Premium Gated Community with private heated swimming pool, covered lanai, and converted game room garage. Swimming pool is heated per request for an additional $40/night or $240/week (October through April). 24 hours notice is required. There is a 2 day heating minimum. Please note that the heater is highly dependent on outside air temperature. If the outside temperature drops below 50, the heater may not be efficient enough to bring the pool temperature to the set temperature. No Refunds will be given in that situation as the heater was working per guests’ request.
Living Room:
As you step inside, you are greeted by an open an airy living space that exudes comfort and style. The living room features cozy seating arrangements and a large flat-screen TV and karaoke machine, so you and your guests can become singers. Enjoy a delicious meal together in our spacious dining area.
Kitchen:
The fully equipped kitchen is a chef’s delight, boasting modern appliances (like an air fryer), ample counter space, and everything you can think of to make a nice meal. A coffee bar where you can enjoy your morning coffee or a quick bite before heading out for the day. Open concept allows to prepare a meal and enjoy the living area at the same time.
Bedrooms:
The bedrooms are tastefully designed to provide a restful night’s sleep. The master suite features are a comfortable king size bed, a private en-suite bathroom and direct access to the pool area. The bathroom has a wash let. The remaining bedrooms offer a variety of sleeping arrangements, including queen and twin beds. Each bedroom is equipped with its own smart TV for added convenience. The bedroom with twin size beds has an X-box, so anyone who loves playing video games can do so without taking the living room TV away from others.
Outdoor area:
One of the highlights of this house is the outdoor oasis waiting in the backyard. Take a refreshing dip in the sparkling pool, lounge on one of the 4 sun lounges, and enjoy tasty meals at the BBQ/dining area. Propane grill is always at the property. Big outdoor cooler is provided - to enjoy cold refreshing drinks while enjoying the pool. Please remember- absolutely no glass at the pool area! The screened-in patio provides a bug free environment, allowing you to fully embrace the Florida sunshine. If the sun is too strong for you - the huge umbrella will provide you with plenty of shade. Pool towels provided
Garage/Playroom:
Garage is used as a game room, so absolutely no cars in the garage. There is enough parking space only for 2 cars in the driveway, parking on the grass and on the sidewalks is not allowed at all times. The home offers a game room with a pool table, corn hole, plastic axe throw and basketball game which are perfect for friendly competitions and leisurely evenings spent indoors. A big chalkboard wall for kids and adults. A designated workplace (a desk and a chair) provides a perfect spot for those who work remotely. Additionally high speed internet access is provided throughout the house, ensuring you can stay connected during your stay.
Laundry:
Washer and dryer are available, and the starter detergent is provided.
PETS:
Dogs are welcome on a case by case basis and may have size and breed restrictions. You must notify us that you are bringing your dog before you confirm your reservation. Only 1 dog is allowed per reservation. There is a one time non-refundable pet fee of $100 per reservation. No cats or other animals allowed! You are responsible for your pet’s actions and damages. Please clean up after your dog (including backyard), the dog owner is responsible for their own waste bags (all dog waste has to be bagged before placed in the trash). If an extra cleaning is needed, you will be charged for the extra amount. No inside Pee Pads (or fake grass) are allowed. If your dog is used to be on the sofa or bed, please provide protection to place on the top of the furniture. The dog must be on the leash when outside. Please remember that our backyard is not fenced.
HOUSEKEEPING: Mid-stay cleaning services during your stay can be requested for an additional fee. Clean sheets, towels and pool towels are provided. There is no daily housekeeping service.
STARTER SUPPLIES: The following starter supplies are provided in the house: 2 rolls of toilet paper per bathroom, couple trash bags and dishwashing capsules, 1 sponge, 1 roll of paper towels, 1 small dish detergent, shampoo, conditioner and soap. No other supplies will provided. Please stop by the nearest Supermarket to gather any additional items you may need for duration of your stay.
CHECK-IN & CHECK-OUT
Check-in is at 4pm and check-out is at 11am. If it’s possible we will try to accommodate an early check-in or late check-out, contact us about availability not earlier than 2 days prior to your arrival/departure. In case of unauthorized late check-out you will be charged $50/hour. This does not award you possession of the property, it is a penalty assessed for holding up our next guests and preventing our housekeeping team from doing their jobs.
If the house is damaged or dirty, in a condition beyond what a reasonable, courteous guest would leave a house in, an additional $100 cleaning fee will be assessed.
OUR ASKS:
- Please no food or drinks in any bedrooms
- Absolutely no glassware by the pool
- Please turn off all lights and lock all doors whenever you leave
- Please keep all window and doors closed at all times (especially when the A/C is on)
- Please use provided pool towels for the pool and not the house towels
ADDITIONAL NOTES:
The home is located in a quiet community with residential neighbors. Please respect the neighbors and keep the noise to a low and respectful level at all times. The HOA enforces quiet time from 10pm through 9am. If you are asked to keep the noise down, you must comply.
- No check-in or check-out on Thanksgiving day, Christmas Day, and January 1st.
- No illegal activities and weapons of any kind.
- If the thermostat is turned below 68F and the A/C unit freezes, you will be billed $300 for service call and repairs.
- No moving furniture. The fee is $100 if the furniture is moved and not returned to original placement.
- Broken, damaged, or missing items will result in additional charges.
- Clogged toilet deemed guest fault will result in $75 charge.
- Absolutely no smoking of any kind! If there is an evidence of smoking (smell, ashes, etc.) you will be charged $250.
- Please be respectful to our bed sheets and towels. Towels are to be used only for their intended purposes. Any makeup/foundation, face medication, creams, and tanning products that stain our regular towels, as well as missing towels will result in additional charges. Guests are not to wash laundry belonging to the home. Our housekeeping team will inspect and proper wash all the laundry.
- $300 Smart Lock replacement if our smart lock equipment is damaged.
WILDLIFE:
It is well-known that there are many types of insects and small lizards in Florida. We have a pest control company that treats inside and outside of the property regularly to exterminate insects. Despite that, you may still expect to see them occasionally as they can get into the house after treatment through open doors or the previous guest’s shopping bags or luggage. Please clean food crumbs and garbage from the house daily in order to not attract insects and lizards into the house. Please keep all doors and windows closed at all times.
Please don't leave garbage bags outside of garbage bins, we have lots of raccoons and other wild animals present that might get to the garbage.
TRASH PICKUP: Garbage collection days are Monday and Friday. Enclose the regular garbage in trash bags and place in the bin with dark or yellow lid. Please do NOT leave garbage bags outside of garbage bins, our garbage company does NOT pick up any loose items, only bins.
REPAIRS & SERVICE CALLS: We take pride in maintaining our house and perform regular maintenance to keep everything in good working order. It is impossible, however, to guarantee that all appliances, pool, etc. will be in working order 100% of the time. We can not be responsible for the acts of God, power outages, and weather events. We will, however, make every effort to correct any problem you encounter during your stay as soon as possible. Non-emergency maintenance issues will be handled during normal business hours. If you need emergency assistance for any reason, please contact us immediately. While we make every attempt to correct all issues as quickly as possible, no refunds will be made for mechanical failures of pool, appliances, electronics, or interruption/loss of utilities (including satellite TV, internet, etc). Any and all repairs to be made during your stay have to be approved by the guest before we allow a repair person in, unless the repair is of urgent circumstances, ie. water leaks, structural issues, and/or dangerous situations.
Please let us know immediately if something is malfunctioning so it can be rectified.
RULES
Any house rules violation is ground for immediate termination of your stay, no refund will be issued in this case.
