Minor repairs
Being a private long-term landlord there were items I would call out to fix just for longevity/rentability of the property: the guts in the master toilet need replaced or repaired as the toilet ran throughout the night, the master bathroom was missing a shower liner vs just the curtain, numerous light bulbs were out and needed replaced, multiple outlets did not work, the washer and dryer seemed off balance or just older (they still worked fine), the second bathroom needed the bathtub fixture tightened or replaced only because the cover was lose (still worked properly), sample shampoo/conditioner would be nice, cheap throw away toothbrushes with toothpaste on are also an appreciated touch I have seen in other short-term rentals. Overall the property was true to the size; I feel it could have been a little cleaner as the glass covers on the tables had a lot of sand under them. We extended our vacation but were unable to do so at this location; after having to stay elsewhere for a few days the layout and amenities of Phoenix VII are fairly nice. My other suggestions would be: have a few beach toys/chairs in the unit for guests & update decor with less artificial plants. Overall, I would recommend the Phoenix with Brett/Robinson for its size of units, amenities, and decent cleanliness of the unit.
