Guest Access:

Enjoy full private access to the garden floor apartment. We have everything you need for a seamless and enjoyable stay. The patio is available to guests anytime when there is not an event taking place. With that being said, there is a small event space on the first floor. Again, we kindly ask you do not use the front patio when there is an event taking place. Of note, there are common areas that may be shared by other guests.



The owner resides on-site and may at times use the shared entry hallway to reach a private front suite.



This is a garden-level apartment located next to a theater and an alley, so occasional noise may be heard from outside. Additionally, the apartment is situated directly below an event space. While most events end by 10:00 PM, guests may hear activity during these times. We want to ensure you're fully informed so you can enjoy your stay comfortably!



The Neighborhood:

Aquidneck Island is a coastal enclave known for its scenic charm, historic character, and approachable scale. With most streets limited to 25 mph, the island maintains a calm, family-friendly atmosphere that encourages unhurried exploration. Its intimate size makes it easy to navigate, offering a quiet rhythm that reflects the essence of seaside New England.



Getting Around:

Getting around is easy and enjoyable. Most of our homes are located in residential areas where you can walk, bike, ride a scooter, or rent a golf cart to explore. The islands are relatively small, and with a 25 mph speed limit on most streets, the area stays safe, family-friendly, and relaxed.



Other Things to Note:

We provide dedicated parking for up to 1 vehicle in the spaces immediately behind the building. Please note that parking on the street is not permitted and subject to ticketing and towing. To avoid any issues, kindly use only the dedicated parking spaces and limit to 1 vehicle.



Interaction with Guests:

We live right down the street! Please do not hesitate to give us a call or text if you need anything. Otherwise, we like to give our guests their own space to relax and enjoy their stay.

The location is great. You can walk everywhere or catch the free local buses to get around the area. The apartment is very clean, roomy, comfortable and nicely decorated.Pam D.'s review on July 2026 was spot on. It is a basement unit not a garden unit.

The location is fantastic, especially for the price. The entrance was difficult to find and I think the listing is a bit inaccurate as there’s no direct access to the garden court. The place was nice enough, but could’ve been cleaner. The shower curtain was dirty and the pumps on the shampoo and conditioner were broken off. Otherwise, the place was pretty clean. My biggest issue is it was very noisy. It poured rain the second day we were there so we decided to sleep in a bit and spend a little time in the apartment. No chance. At 9:00 am, it sounded like someone was dragging heavy furniture across a wood floor. It went on for hours. I blame myself a bit for not reading reviews before renting. That said, knowing what I know now, I’d probably go back for the cost and location. It was a fairly comfortable place overall.

First of all, let me say that I would stay here again and do recommend it, in large part because it was the best price I could find that was a walkable location (I booked about 7 weeks in advance). It is walkable to the main action, as well as many restaurants, bars, and cafes. This is a basement unit, and the door is on the back of the house (which we had a little trouble figuring out), with the parking spot directly in front of the door. The area at the back of the house could be cleaner and neater. Being that it is a basement unit, there is very little natural light. You can open the blinds, but the view isn't anything you want to look at (trash cans), and the many light switches make zero sense (ex: the entryway light is down the hall, not in the actual entryway). One place, though, that there is plenty of light, is the bedroom at night, and the shades don't do nearly enough to block it. The unit is comfortable, spacious, well stocked, and well decorated. However, the finish work leaves a lot to be desired (ex: poorly finished drywall, outlet cover plates not covering entire hole in wall). If you are picky about such things, this isn't the unit for you, but it really won't affect your stay. The front garden area is lovely, but it didn't seem to be set up for use and you have to walk all the way around the building next door to get to it if you are in the basement unit. Overall it felt clean and met all of our needs, it just needs some refinement.

This unit has an outstanding location in Newport. We were literally able to park our car at the door of the unit and walk or catch the free local buses to every restaurant and mansion and store that we wanted to go to during our entire stay.The apartment was clean and roomy. However, the description of the apartment never mentioned that it is a basement apartment. The windows that are in the pictures of the living room remained closed during our stay as they look out at the trash cans, or on the parking lot next to the building. Also, in entering the door to the apartment, you are immediately on an inside stairwell down to the door that enters the apartment. There is no landing, and if you are not physically mobile, those stairs, especially with luggage, would be a significant hazard. The description also gives the impression that the apartment has direct access to the lovely courtyard of the venue which is pictured in front. There is no direct access to the courtyard from the apartment.
