This is Hilton's Pinewood, Large family home almost a century old and only 2 blocks from Point Breeze Beach. This home is NOT directly on the lake. Built in the 1930's as a summer retreat. Over the years a room was added on the front, both porches closed off and a master suite added as a 2nd Floor. The downstairs bedroom and the upstairs bedroom have window A/C units. Very small kitchen with older appliances.
*Note the property in not usually rented during the winter months due to a small leak in the roof. The lawn is also not maintained during the winter months, however the dog run is still usable.*
My grandparents retired there and enjoyed working in the gardens for their last 25 years. They enjoyed sharing it with other families when they weren't living there and I want to continue that tradition. It is decorated with family antiques and hasn't changed much in the last 30 years, so it is like a visit to your grandparents house. It is only a 5-10 minute walk to Point Breeze Beach. Connors and Evans Town Park are each about 2 miles away. Large yard with a fenced in dog run, overgrown gardens and goldfish ponds. There is a fire pit in the yard and a couple of charcoal grills available for renters, buy your own charcoal. Some of the decking around the house is showing some wear and tear, hoping to get it fixed soon. This is a quiet neighborhood with yearlong residents surrounding our property.
Home has 3 bedrooms and 2 bathrooms. New mattresses in 2 of the bedrooms. Sleeps 6. Rustic charm with original cabin details. Bathroom on first floor is very small. Upstairs bathroom much more spacious. Older carpet through most of home. Ceiling fans upstairs and down. Our family still uses it so it is stocked with dishes, general supplies and we sometimes keep food in the refrigerator.
Parking for 2 cars in front paved driveway. Includes Wi-Fi, Roku stick with Netflix, Disney, HULU and HBO+. DVD player and small assortment of movies provided.
This home is not updated and has only recently been converted to a part-time rental property. There are the same dishes that my family has used for 50 years in the cupboard. The carpets have stains in spots, but have been professionally cleaned. There is a water stain on the ceiling in the bedroom from an old leak that has been fixed for years. Please be aware that this home is used by members of my family in between rentals. We clean it thoroughly before each guest arrives.

It was like staying at your grandparents house. Family photos proudly hung. A two minute walk to the beach. Perfect for a weekend getaway or a longer stay.

Thank you! You were wonderful guests, I could barely tell you were there. You are welcome back anytime!
My family and I Really enjoyed our stay at this rustic, friendly, spacious cottage.
Everything we needed was provided, and the home owner was very Gracious in their communication with us.
Lake Erie Beach was a short walk from this house, which was a big plus.
Thanks for sharing your summer home with us.
I stayed here with cousins while visiting our nearby family for the 4th of July. Our host was extremely thoughtful in communicating everything we needed for our stay! Check in was smooth, and the location was perfect for our needs - and on a quiet street. The listing is very accurate and was as expected. The home is not renovated, but it was clean and cozy. Worked great for us!

Comfortable place!
Our stay was comfortable; however, from the pictures we thought we were right on the lake; that was a little disappointing. I was looking forward to catching some wonderful sunsets. We had a 15 minute walk to the beach. We also had about a two mile drive
to Evangola State Beach which was wonderful

I'm so sorry you were not happy with the location. On the site I provide a link to show exactly where the property is on a map and I state very clearly that it is 2 block walk to the beach in the description. In addition, the picture I included of Point Breeze Beach states that it is 2 blocks from the property.
Very peaceful adult-type getaway. Nice area with fire pit. Home has spacious living space with tiny, well furnished kitchen. Very quiet street within 2 min. drive of Lake Erie Beach (sandy beach). Within 5 min. drive of 2 other beaches, including Engola State Park (has the best sunsets), and good restaurants. We loved Aunt Millie's the very best. The home was like a big hug from Grandma while there. We are looking forward to visiting again soon.

Thank you for your kind words, glad you enjoyed your stay, thunderstorm power outages and all!
My husband and I had a lovely time at this house. It was as advertised and quite charming. Our lab enjoyed swimming in the lake almost every day. We spent some nice times with my family around the firepit, and we had a couple spare rooms where they could stay and avoid a long drive home. All in all a wonderful time. Thanks!!

Thank you for your kind words, we enjoyed having you and hope you come back again!
This property was as advertised. It is a family vacation home that is also let out to other guests. All the basics are provided in a very homey atmosphere. Guests with small children should know that the bedrooms are not near each other.
The yard is lovely if a bit overgrown and expansive. We loved watching a new creature visit us each morning off the deck including groundhog chipmunk squirrel turtle and rabbit.
The location is easy to find, close to several beaches, and easy to get back out for outings.
Quick easy walk to a great little beach. My family and our dogs loved it. Two beach bars, one had some great live music we could hear from the yard but we walked down to the beach with the dogs to enjoy. Not on the water but you're trading that view for extra space and privacy. Comfortable beds, plenty of space for family to share a meal and watch a movie. This is obviously a space used by families and for me, staying with kids and dogs, it feels relaxing. The upstairs bed room is large - comfortably accommodated 2 large dog crates while leaving plenty of space - and the ensuite bathroom clean and roomy.
Kitchen is serviceable but small. We had fantastic wings and pizza from Marias. The Toasted Hog had great burritos and tacos. Connors hot dogs was a hit for a quick lunch. And the food at Aunt Millies was really good - but oh man the baked goods are amazing!

Thank you so much for your kind words, we enjoyed having you and your dogs!!!
Snowmaggon hit the area right before our stay, but everything was perfect. The house was exactly as described and very nostalgic and a mix of both my grandparents hones from growing up in the area. The location us perfectly located, everything we needed at the home, and traveling with our pups. Only wish we could enjoy some of the outdoor activities as the gardens and ponds look amazing! But so thankful we had a well dug out parking space,! So appreciative for that effort! (I remember and absolutely do not miss the freak lake effect storms and the amount of snow that accumulates so quickly!) The owners kept in touch to keep us informed of the storm and accommodations. Loved being able to walk the pups around the neighborhood, they enjoyed some snow, and still had every comfort to relax.
The owner was very accessible, friendly, and accommodating. The home was well maintained and really felt like a home. I look forward to returning again soon. Thank you love for your kindness.
My wife and I enjoyed our stay here! We loved being close enough to Buffalo and Canada but also being able to escape back to this quiet property. Thank you!
This home is a trip back in time as stated in the description,
comfortable beds and cozy. Perfect location for our group...could walk easily to the lake.
Owner is very responsive. We enjoyed our stay.
This house has so much character. The moment I walked in I felt at home. The house has such a personal feeling to it, it was clean, quiet and close to everything I needed. The owner is very sweet and allowed me to bring my two dogs with me, they had a blast in the doggie yard. I am very greatful that we found this property and such a great price. Thank you so much!!!
The property host was kind enough to let us stay at the property for about two weeks while we searched for housing and employment due to a move out of state, along with a pet cat. The house was extremely cozy and comfortable, and the host was very responsive and easy to communicate with. I highly recommend booking a stay here!
The property was warm and welcoming and as described in the listing. The host was attentive and returned messages quickly. Perfect for a short term or long term stay.
We thoroughly enjoyed our stay at the cottage. The house was perfect for us, close enough to Lake Erie Beach so we walked there several times and enjoyed beautiful sunsets with dinner. Our 2 little dogs loved exploring the fenced in yard around the ponds when they weren't swimming in the lake, which we enjoyed too. Took several rides to Evangola State Park, which is a short drive. Everything in the house was comfortable and practical, for all of us, and everywhere we went was easily accessible by car. Enjoyed reading about Evans Angola too. We are already looking forward to coming back next year!
The property was just as described in the listing: It’s an older home with older furnishings. Some cobwebs here and there, but it was charming and comfortable and had everything we needed. The owner was incredibly helpful with tips and information. She is a prompt and kind communicator. It was fantastic not having to bring along cooking supplies (plenty of dishes, pots, utensils, etc), towels, sheets, etc. It really helped us minimize our packing. My dog loved the fenced-in area. My kids loved the wifi access and roku tv. We all loved the easy walk to the beach. But the best part was the central location for all the things we wanted to do on our vacation. Little over an hour to Niagara Falls. Little over an hour to Panama Rocks (awesome hike for the whole family with really cool rock formations). 30-40 minutes to zoo, museums, and great food in Buffalo. It was a trip we will not forget!

I am the granddaughter of Eugene and Alene Hilton the former owners of the property. As the executor of their estate I am renting out there home to help support the family being able to keep the property for future generations.
Why they chose this property
My Great Great Grandfather and Great Grandfather built this home in the 1930's. My grandfather, Eugene Hilton, was sickly as a boy and the beach weather helped with his health. After years of putting up a tent at Evangola State Park, my Great Grandfather, who was a bricklayer bought a lovely lot with trees in Point Breeze to build a family cottage. It was originally one room with a basement. Eventually porches were closed in and a 2nd floor addition was put on. I spent every summer as a child there, playing on the beach and having cook-outs in the yard. I want to share it with as many people as possible because it is peaceful and tranquil and a wonderful place to unwind from the daily grind.
What makes this property unique
It is very quiet and is on a triple lot, so it is fairly private. It is in a residential neighborhood with a mix of summer rentals and year round residents.
