The Space:

This cozy, ground-floor condo at SnowPine Village is a year-round retreat set up for comfort and convenience. In the summer, guests can take advantage of nearby hiking trails, pickleball courts, the community charcoal grill, and picnic area. The private patio is perfect for relaxing after a day of adventure.



As you walk in, you're welcomed by a full kitchen with a stove, microwave, dishwasher, and fridge, providing everything you need to cook at home. A small table with four chairs is attached to the end of the counter, perfect for dining or playing cards after a day outside.



The living area features a gas fireplace, a 50" Roku TV, and a pullout sofa. A sliding glass door opens to a private patio with views of the surrounding hillside.



Please note this unit does not have air conditioning.



Guest Access:

Guests have full access to the entire condo and private patio. You’ll also have access to the community charcoal grill and picnic area during the warmer months or enjoy a quiet drink at the outdoor table.



The Neighborhood:

Located in SnowPine Village at Holiday Valley, this condo sits right at the base of the SnowPine lift—offering true ski-in/ski-out access in the winter and a peaceful, scenic setting year-round. The complex is tucked into the hillside with slope and golf course views, and features shared outdoor amenities like a pickleball court, tennis court, and community grill area. Just a 5-minute drive brings you to downtown Ellicottville, filled with great restaurants, shops, and seasonal events. Whether you're here to ski, hike, golf, or unwind, SnowPine Village offers the perfect balance of access and tranquility.



Getting Around:

SnowPine Village is about a 5-minute drive from downtown Ellicottville and just minutes from the main lodge at Holiday Valley. In the winter, a resort shuttle runs to and from the lodge every hour, or you can call for on-demand pickup. Most guests drive, but once you're here, you can ski right from the patio.



Other Things to Note:

🚶 Stairs to unit: There are a number of stairs between the parking lot and the unit, which may be challenging for some guests.

♿ Mobility note: The stairs can be especially difficult in winter conditions.

🅿️ Winter parking limit: Two cars per unit on weekends and select holidays. Guest parking passes are required and will be provided before your stay.

🤫 Quiet hours: Please observe quiet hours from 10 PM to 8 AM.

🧺 Shared laundry: A shared laundry room is located in the hallway for guest use.



❄️ No A/C: This unit does not have air conditioning.



Holiday Valley offers year-round activities, including:

🏄 Paddleboarding & kayaking at Spruce Lake: Seasonal access through the resort.

🚵 Mountain biking & adventure courses: Offered by Holiday Valley with varying seasonal availability.

🎢 Mountain coaster: Operated by the resort and subject to weather conditions.

⛳ Golf: Available at Holiday Valley during the golf season.

🏊 Tamarack pools & cabana bar: Summer only; access is not included with the stay and must be purchased directly from Holiday Valley.
