As a **LICENSED SHORT-TERM RENTAL PROPERTY**, all guests must agree to follow all city ordinances and house rules as disclosed prior to booking the property.

1. 🚫 **NO parties of any kind** due to city ordinances.
2. 🎆 **NO fireworks of any kind** on and around the property at any time.
3. 🔊 **NO disturbing noises of any kind**. This includes the use of microphones 🎤, speakers 🔊 for singing 🎶, speaking, and playing music 🎵 throughout the day, especially after **10:00 PM** and before **8:00 AM**.
4. 🚗 **NO street parking of any vehicles**. All vehicles must be parked in the designated area within the property. No commercial vehicles allowed.
5. 🚗 **NO more than 6 vehicles allowed** due to city ordinances.
6. 🚫 **NO disturbing the neighbors**! **NO EXCEPTIONS!** This includes racing 🏎️, revving 🚗, and spinning out cars/motorcycles 🏍️ on or around the property.
7. 🐾 **Pets are allowed with prior owner approval and a fee**. Bringing a pet without prior owner approval may result in booking cancellation ❌, with no refund 💸 and/or a $1,000 fine.
If any neighbor or authority contacts us during your stay to report a violation of any of the above rules, you will be reported to your booking channel 📞 and required to leave the property immediately without refund 💰.
For your protection, like any hotel 🏨, we have **4 security cameras** in the front yard 📹 and **2 security cameras** in the backyard 📹 covering the outside premises.

**Special Facilities on Property:**
🏊 **Swimming Pool**, 🛁 **Hot Tub**, 🏋️ **Exercise Equipment**
Use of the special facilities during your stay involves certain risks ⚠️, including but not limited to:
1. 🌊 **Drowning**
2. ⚙️ **Risk of injury** resulting from possible malfunction of the hot tub, pool, and/or exercise equipment.
3. 🚶 **Risk of injuries** resulting from tripping or falling over obstacles in the special facilities areas.
4. 🏊 **Risk of injuries** resulting from unsupervised divers and swimmers colliding.
5. ⚠️ **Risk of other injuries** resulting from participating in any activities in the special facilities areas.

All guests hereby agree to the conditions below and fully intend to use the special facilities and entire property at their own risk:

1. ✋ **To waive any and all claims** that the guests have or may have in the future against the owner, host, directors, officers, employees, agents, or representatives (hereinafter referred to as the "Releasees") in regards to guests' use of the special facilities.
2. 🚫 **To release the Releasees** from any and all liability for any loss, damage, injury, expense, or other costs that guests may suffer or that their next of kin may suffer in connection with guests' use of the Releasees’ special facilities and its surroundings, to any cause whatsoever, including negligence on the part of the Releasees.
3. 💼 **To hold harmless and indemnify the Releasees** from any and all liability to property, or personal injury to any third party resulting from the use of the special facilities and its surroundings.
4. 🔞 That the booking guest verifies they are **over the age of 18** and is responsible and will adhere to all the rules of the property and use instructions of the special facilities.
5. 📝 That the house rules/waiver release and agreement is fully effective and shall be binding upon the guest, the guest's heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on your behalf or on behalf of the guest's estate.
6. ✅ **By accepting this reservation**, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

* Pets (dogs) are welcome. We charge a pet fee per dog per night, please ask me how much. We accept dogs over 1 yr old. Let me know asap (before check-in) if you have a pet. Unreported pets will be charged automatically and may be cause for Booking cancellation with no refund.
ATTENTION:
To help assure all local ordinances are followed as required by our business license in preventing unlawful parties, events and other disturbances, we highlight the rules: Parties, large gatherings (larger than our max allowed) and other disturbances will not be tolerated. Thank you for understanding. As a LICENSED SHORT-TERM RENTAL PROPERTY, all guests must agree to follow all city ordinances and house rules as disclosed prior to booking off the property.

• At no time is there a lifeguard on duty, you (the guests) are responsible for the safe operation of the Swimming Pool and Hot tub and Exercise equipment and are responsible for all persons using the Swimming Pool and Hot tub and Exercise equipment during your stay.
• Use of Swimming Pool and Hot tub and Exercise equipment during your stay involves certain risks, including but not limited to:
1. Drowning
2. The risk of injury resulting from possible malfunction of the Swimming Pool and/or hot tub and/or exercise equipment
3. The risk of injuries resulting from tripping or falling over obstacles in the Swimming Pool and/or Hot tub area.
