About this property

H2O Eco Villa: A one of one experience, breathtaking views & ultimate privacy

Welcome to H2O Eco Villa, a true one of a kind property boasting 77 feet of windows with breathtaking views, 3 decks for relaxing, eating and enjoying the scenery, and an indoor tropical garden under the 18 foot ceiling through which rain falls and waters the foliage. As an "Eco Villa," H2O prides itself on remaining 90% off the grid; the solar energy stored in the Tesla Power walls provides the electricity, the two 20K gallon cisterns under the house provide all the water (currently a 4-step purification process), the septic is on the property, and there is an induction stovetop, which means that no gas is piped into the house. H2O is located in the private community of Sprat Bay, which offers residents and guests access to Sprat Bay Beach & a tennis court.

The two king suites with walk-in closets, air-conditioning and of course, a full bathroom (shower only), provide a quiet, calm escape from a day at the beach or a day trip to St. John, St. Thomas or other island adventures. Making and sharing meals is a delight in H2O thanks to the well-equipped kitchen and numerous spaces to enjoy eating together. You will be surrounded by 90% local artwork in the house, including two original pieces by the artist who conceptualized the architecture of H2O itself, Sacha Thebaud (Tebo). Rain or shine, H2O provides a beautiful experience of the Caribbean with its open concept and vast space.

A day in H2O begins with the beautiful sunrise as the house faces east, overlooking Charlotte Amalie (the capital of St. Thomas) and Hassel Island (a nature preserve). After a morning beverage on one of the decks, prepare for an awesome day of fun at the beach and/or exploring Water Island! Grab some beach gear from the closet by the front door, and load up your golfcart. Putter on down to Honeymoon Beach, and set up under some shade. Take a dip in the water which averages 83 degrees, and soak on your floaty.

When you get thirsty, grab a mid-morning drink at Dinghy's, the beach bar, or dig into the cooler that you packed from the house. When hunger strikes, pile yourselves back into the golfcart and head straight up to Heidi's Hilltop Grill for the AMAZING fish tacos. (There are other options as well). Enjoy a soda, maybe a QAC (a "Quiet Afternoon Cocktail" created by Heidi herself), or go for the "Pain Killer," the "official" drink of the Virgin Islands, originating from the "Soggy Dollar Bar." Perhaps after lunch, you take a golfcart adventure and make your way up the windy dirt road to Fort Segarra which is an underground fort, part of the United States' defense strategies during World War II. After that, your next stop is "The Crossing" which will be on your way back to Honeymoon Beach. Here, check out a variety of locally made jewelry, artwork, and souvenir items. If you find that you feel like another drink, grab a wine-slushy, a non-alcoholic beverage, and/or some shaved-ice from The Crossing! Not ready to return to the beach yet? Play a round of cornhole just behind The Crossing or stay and chat with the locals at the Table of Wisdom. Finally, hop back into the golfcart for the 3 minute ride to Honeymoon beach and continue to enjoy the sun, water, and company! If you're not too tired, stay for the sunset and watch Honeymoon Beach slip into the twilight.

Or, just do what you want :)

Quiet and peaceful with a special bonus: a cat that came to visit!

The property is unique with a beautiful indoor landscape! The house was clean, the kitchen well equipped and an amazing view. Millie responded to any questions we had and is absolutely delightful. It is very quiet and peaceful on the island and we got around in a golf cart. There is a darling cat that came to visit everyday.

H20 Water Island

This house is one of the greatest experiences we have ever had. The photos do it no justice. It is so much larger and more beautiful than they show. During the day it is a breezy paradise. The indoor atrium and the breeze that run through the house instantly gives you a great Caribbean feel. Bright and so well laid out open floor plan. The kitchen is huge and very well equipped. The entire house has so many amenities that aren’t even listed. Millie is the best host you can hope for. Her southern charm and welcoming attitude makes you feel instantly welcomed and like you are an instant part of the island. At night the house completely changes into a part of the scenery. Any one of the many decks at night or just staring out the giant windows that overlook Hassel island and St. Thomas offer amazing views. The gentle heartbeat of St. Thomas breezes over the ocean and is just an unexplainable feeling. The house is great for a single couple or multiple couples. H2O is so private feeling. What a great overall experience.

Ok

We were lucky enough to find H2O when we were planning our stay in Water Island. Waking up to that view every morning never gets old. Most days sunny, but even on the two cloudy mornings the view is breathtaking. The house could not be better equipped, everything I looked for was there. There isn't one kitchen tool or appliance that was lacking. Millie is hands down the best host. She was always available to answer any questions, even on her birthday! Such a lovely lady. Honeymoon beach is beautiful, fun, mostly not crowded with the exception of the cruise ship excursion boats, but thankfully those guests only stay for about an hour. Fun to people watch. There's nothing to do, and so much to do! The island residents are so friendly and we enjoyed meeting so many. Heidi's Hilltop not only serves the best food, there's bingo on Saturdays! But our favorite thing about our stay at H2O is definitely Barbara, our vacation cat. She won us over and is the sweetest girl. Miss her already! We will be back next year, god willing! About the host

Hosted by Eric and Kelly Ronsheimer

Host profile image
My husband, Eric and I are from the San Francisco Bay Area in California. While he has been working as a software engineer, I have been a high school teacher (French / English) since 2002 and began teaching yoga in 2023. We have a daughter, Abby, who graduated in 2025 and will attend CSU Monterey Bay. As a family, we love playing "Scooby-Doo Clue," and as a couple, we are crazy about cornhole (which we started playing on Water Island!). The only reason we have H2O in the Caribbean is because after closing escrow on a house on the big island of Hawaii in 2018, the volcano, Kilauea, began erupting; within 5 weeks, fissure 8 opened up and proceeded to bury our new home in 60-80 feet of lava. With the lava insurance money, we decided to take a different route, and came to St. Thomas. Falling in love with H2O the minute I opened the door and was greeted by the indoor tropical garden, misting from the rain above (yes, it rains in the house, but only in the garden), I gasped and we knew it was the one. This house is so special to us and we want others to experience how it feels to spend time in such a unique, one of one property. I guess you could say that I'm glad Pele, the Hawaiian goddess of volcanoes, fire, and lightning, decided to claim our house and send us on another adventure in the Caribbean!

Why they chose this property

Kelly & Eric were initially anxious about looking at real estate on Water Island which requires a ferry ride from St. Thomas as well as a golfcart to navigate the island. The relaxed and charming vibe of Water Island and Honeymoon Beach drew them in. After looking at several properties, Chuck Gidley, the selling agent, said to them from the front seat of the golfcart, "Let me show you the house you are going to buy." That is when they discovered H2O. Kelly's jaw dropped when she took in the 3000 square foot great room with a 600 square foot tropical indoor atrium. It was drizzling that day and Eric & Kelly felt the light rain watering the plants around them as they stood among the foliage in the garden. Located in Sprat Bay, the only private community on the island, H2O was really the ONLY choice for them.

-Thanks again for showing us our house Chuck!
