SAVE $$$ ON ENTERTAINMENT & ADMISSION FEES! My house MAY cost more, but the cost of entertaining adults and KIDS is a LOT. My competitors boring stuff is not enough to keep everyone happy for hours and days!

Sports Court/ Shuffleboard/ 4 Square/ CornHole/ Playground - CUSTOM shade sails & lights! MOST of My Competitors do NOT have lights, shade, or misters in their yards/amenities ...that means you will NOT be using them when it is hot or when the sun goes down! Spring//Fall - it can be HOT in the day, and the sun goes down @ 6pm SO, using the large yards you see in OTHER homes is NOT as realistic as you think. LOOK to see if there is shade over the amenity AND lights so you can use it on hot days or dark evenings.

+++Please be sure to put the accurate amount of guests when filling out the booking profile. The price of the home IS affected by # of guests. It is NOT OK to bring additional people into the home to stay OR TO VISIT w/o permission & payment...I do charge for additional people to use the home....I am unable to provide the amenities for free to those who are not paying guests. It is expensive to clean/maintain/repair/ home and its games!. I price the home so smaller groups can come for a lesser cost. I keep my prices, pool heat and cleaning fee VERY reasonable!
+++I require both insurance and refundable security deposit, to provide fair and appropriate protection of my home and it's contents. The amount is dependent on a number of factors. Small groups of families, good reviews=less...larger groups & non related, no reviews= more. The insurance normally covers damage. Host determines amount and it is due no less than 10 days prior to visit. DO NOT auto book if this is an issue.... please ask about this PRIOR to booking.

SUMMER GUESTS- THIS home has a Professional Misting System!! Backyard area can be cooled with a click of a switchl! (What vacation rental offers this amazing amenity?) Summer in PHX without misters is not pleasant!! MY home has over a dozen SHADE SAILS OVER MOST OF MY PATIO/POOL/YARD PLAY AREA! Other homes that don't have shade over amenities & do not have night lighting, AND are NOT usable areas during most of the day!

POOL ALARM on property for guests with small children (home also has self latching/self closing door from home)....No pool fence! Pool alarm does NOT work well, and is NOT a substitue for watching children.

WINTER GUESTS....I normally HEAT THE POOL from the mid 80's to mid 90's by midday!! I will do the VERY best I can to provide a great heated pool for your groups needs, the weather, and per your request! (7 day notice/pay prior)
OTHER VACATION RENTAL don't normally heat over 80, and pools MAY not be heated prior to your visit and the cost is subjective! I have a very reasonable heating cost I charge (125+25/day). ie: cost for 5 days is $250 Sept - Nov 1st- & Feb 16th- May (Min cost is $225)
Winter heat: Nov 1st - Feb15th cost is: $150+40/day (Min cost$310)

NO STARTER kits of paper products here! ALL paper and house products are provided!

LOTS OF BABY ITEMS!! PORTABLE REAL FOLDING CRIB & Multiple Pack N Play's & portable High chairs/booster seats, stroller, Baby gates, hiking pack, all sizes of life vests, float rings, baby sun hats...I HAVE IT all ALL!

Home is sanitized often w/ safe Professional Ozone. HEPA air cleaners provided.

I have MULTIPLE high quality "insect control" devices on property!

It is always my pleasure to offer early check in or late checkout (when possible)....NO charge!

Insurance is normally required. It is best to help reduce guest liability for accidents. Small groups w/ short visit time & good review history, may be the exception to this...or a reduction in price/ coverage...ASK!
+++ less than 4 night booking = minimal cost PP is $120 over 4 guests (this means $30 more per guest then auto fill)
+++ALL pets must be disclosed and pre-approved.
+++ MINOR events ie: Birthday Parties, etc., are OK....extra folding tables on property for your use as well. (NO weddings or Large events)
