UVA Hospital Area Free Guest Parking No Stairs Separate Private Entrance
Welcome to our comfortable garden level suite with a separate private entrance, no stairs, and free guest parking. Suite's French doors allow natural sunlight into the main room. Centrally located to the downtown, Scott Stadium, John Paul Jones Arena, the University and the city's newest malls. Fifteen minute walk to UVA Medical Center. Many local wineries and breweries are a short driving distance (less than 20 minutes). Apartment offers private driveway which can accommodate up to three guest cars. Veteran owned and operated.
Bright and welcoming basement-level apartment with all the comforts of home. The apartment is fully renovated with full French doors, sitting area, an open kitchen and a spacious tiled bathroom with rain shower.
Queen bed with firm mattress, seasonal blanket and extra pillows. Leather loveseat, side chairs, coffee table and floor lamps for your entertaining. Large table for dining or working. Laptop-friendly space with good WiFi and 42' Smart TV. Guests may log into their own streaming services. A portable air purifier for added comfort.
Kitchenette is fully equipped with sink, under-the-counter refrigerator, two-burner stove, microwave, toaster-oven, Nespresso coffee maker, tea kettle, glasses, plates, cutlery and anything else you may need to prepare a light meal. We include wine, champagne and even shot glasses. Complimentary Nespresso capsules and teas.
Very large, well-lighted bathroom with walk in tiled shower and rain shower head. (Shower is perfect for tall person up to six feet six inches!) Cotton towels and towel warmer. Spacious built-in closet and chest of drawers. Tall standing mirror for inspecting your evening attire. The bathroom usually provides some essentials you may have forgotten.
Linens and towels are included in the rent. Amenities include iron and board, hair dryer and toiletries.

No stairs. Private entrance directly off the driveway where guests may park their cars. Exterior light over driveway for your convenience and safety at night.
Guest Interaction
The apartment is separate from the upper house and we respect our guests' privacy. WE LIVE ABOVE on site and welcome our guests, but it is completely up to you how much we interact. We love to ensure that our guests get the most out of their visit to Charlottesville. Guests may see us eating al fresco or gardening nearby. Requests for information are always welcome.
While we enjoy hosting, and depend upon this additional income, our mission has never been to set a new world record for the highest number of annual guests in a short-term rental. We enjoy maintaining and cleaning our rental, and the opportunity to improve our guests' experience before and after their arrival. We also are not property investors with multiple rentals in various locations. We live exclusively in this home, a lovely part of which we are happy sharing with you!
Potential for Noise
WE LIVE ABOVE and sometimes work from home. Guests will hear some of the usual daily home activities or may see us gardening or dining outside. A guest who requires absolute quiet may prefer another rental. Again, WE LIVE ABOVE!!!

No unregistered guest-visitors on the property or in the house without prior permission from the host. Only two unregistered guests allowed. Non-guest visitors will need to leave the rental by 10:00PM.
Quiet Hours: 10:00PM-8:00AM We request that you observe our Quiet Hours and refrain from causing excessive noise during your stay.
When leaving please be sure all electrical appliances and interior lights are turned off and the door locked. We have an outside light over the driveway for guests returning at night.
Please understand that woods and streams are near our home. You might see or encounter wildlife during your stay, including, but not limited to deer, rabbit, fox, raccoon, skunk, opossum, birds, bees, wasps, mosquitoes, spiders ants and other insects. These creatures reside in nature and we have no control over them. We spray the interior and exterior regularly and urge guests to close the rental doors especially during spring and summer. We do not refund if you encounter such creatures during your stay.
All furniture should remain inside the rental and not rearranged.
The kitchenette includes a two burner stove, microwave and toaster oven. If you wish to prepare large quantities of food or elaborate meals for large groups, we advise guests to consider a rental equipped with a full size kitchen.
This rental is not suitable for pets and other animals due to severe allergies of some family members.
During your stay we do not provide daily cleaning of the apartment or a daily change of towels as can often be requested in hotels. In general, we do not offer a daily and unlimited supply of Nespresso coffee capsules or bottled waters.

We are fortunate to be employed at the University of Virginia for more than a decade. From my home the University's main grounds can be reached by car in 10 minutes. In cooI weather I can walk to my office near Thomas Jefferson's rotunda in 25 minutes. UVA hospital is located even closer. We are on the city's bus route. Former residents of San Francisco, New York and the Caribbean, we are glad to have Charlottesville as our home for more than a decade now. We are familiar with many of the area's local attractions and restaurants. Please feel free to ask us any questions about C'ville!
Why they chose this property
We love the convenience of being near UVA. With the area's increasing traffic congestion, walking to and from the main UVA campus (grounds) is very appealing. We have an excellent new mall nearby, 5th Street Station, with a variety of shops, restaurants, movie theatre, fitness center and supermarket, all accessible by car in 10 minutes. And you can reach the Shenandoah national park very easily by car.
What makes this property unique
For your convenience the driveway, which can accommodate 2-3 vehicles, is just off the suite. There is just one threshold between the driveway and the suite, convenient for those who prefer minimal steps. For your added health safety, an air-purifier is available in the suite. Many guests leave their cars in our driveway and simply Uber to their destinations. One of Charlottesville's most recently renovated public indoor pools is a short walk away, Smith Aquatic and Fitness Center.
