THE SPACE: Your private ranch-style retreat spans two distinct homes designed for gathering. Main House: a luxe king master suite, two queen bedrooms, one full bedroom, plus a show-stopping bunk room for 10 (five twin bunk sets). Guest House: three queen bedrooms and a 6-twin bunk room, plus its own full kitchen and two baths—ideal for extended families and multi-family trips. Shared perks include two full kitchens, comfy living rooms, and expansive dining areas that make feeding a crowd simple. Outside, enjoy private and exclusive use of the pool, volleyball & basketball courts, and wooded trails framed by ridgelines, fire pit, and treehouse—epic in winter snow and autumn color, refreshing all summer.

ACCESS: Enjoy full, exclusive access to both homes, the pool, courts, trails, and spacious grounds. Ample parking makes group arrivals easy. Observing the horses is very tranquil but we ask that you please look and don`t touch/feed.

AREA: Tucked into tranquil woods yet only 10–15 minutes to Sunday River and downtown Bethel dining and shops. Four seasons of fun: skiing and boarding in winter; hiking, biking, paddling, and leaf-peeping in warmer months—all from a peaceful, private basecamp.

GETTING AROUND: A car is recommended to explore the area and reach the slopes/trails with ease. In snowy months, AWD/4WD is helpful.

EVENT POLICY: Events welcome (up to ~50 guests) for an additional fee - a gorgeous setting for reunions, retreats, and milestone celebrations amid Maine’s natural splendor. Please inquire for approval and details.

PLEASE NOTE: The horse arena and pastures are off limits to guests and the road is used to access these areas of the property so that the horses can be tended to.
Please no pets on the furniture. Do not leave any perishables out at the end of your stay. No smoking on the property. Please observe quiet hours from 10pm until 7am.

Guests with Children: While children are welcome in our home, please note that the property has not been childproofed. It may not be suitable for very young children or those requiring a child-safe environment. We ask parents to supervise their children closely and accept responsibility for their safety and wellbeing during their stay.

Late check out is not offered at this listing. Early check in is possible based on our reservation calendar and if we have guests leaving that morning.
