Rated by travelers the best vacation villa on St. John

An 8-bedroom, multi-building villa located on a saddle of land between Hart Bay and Chocolate Hole on St. John in the US Virgin Islands. Great Expectations comfortably sleeps 15 adults in 8 rooms, or more with a combination of children. It is perfect for couples' vacations on St. John, multi-generational family trips, or beach wedding groups.

Our villa has 4 buildings that contain 4 master suites, 2 other guest suites, and 2 more side bedrooms. The patio areas house 4 pools of various sizes, 2 hot tubs, and plenty of deck space for relaxing watching the sun rise or set.

While we only rent to one group at a time, we only charge for the number of rooms utilized. Each room after the first 3 is an incremental increase in weekly rate, with the Owner’s Apartment (8th room) being an additional fee as it is a full studio apartment with kitchen and side pool area.

A Great Stay

The property has stunning views and wonderful sun rises/sets! Steve and Carrie were welcoming, knowledgeable and helpful. We could not have asked for a better family trip!

Steve was a farmer as a boy in Michigan, moved to Boston , then Vermont. Carrie was born and raised in west Tennessee, lived in Poland after college, then Atlanta, and moved to Vermont after marrying Steve on St. John in 2002

Why they chose this property

We've visited 10 times and dreamed about owning it for over 10 years. When we helped for weeks and months after 2017 hurricanes, the next natural thing was to buy it and manage it ourselves

What makes this property unique

The views. The Pools. The Island. The pod-like style of the villa compound where the hallways are outside and people can get away and be alone, or be together with family and friends in a group setting
