This is a beautiful home nestled in a quiet community in the hills. The backyard has a gorgeous pool, jacuzzi and firepit. The home was more "lived in" than I would have liked. It was a close 15 minute drive to downtown Santa Barbara and Kevin the owner was personable and responded quickly to my questions. I also received my deposit refund VERY fast. It is a VERY quiet neighborhood, so if you plan to "party" in the backyard, I would not recommend this home. Gorgeous house though.

good location and property - not in good shape
great property - big back yard with pool and fire pit.
however was not in good shape, patio extremely dirty, BBQ very dirty, home dirty.
There was no space to put clothes owner had personal items in all draws and closets.
Kitchen utensils in poor shape, outdoor spa jets did not work, outdoor heaters did not work
If you were to fix it up would be a great rental.

Lovely, quiet oasis with lots of entertainment options
Our family enjoyed Kevin's property last weekend for a graduation celebration. There were 6 of us and the amount of space was perfect. While we weren't attending events on the campus or in Santa Barbara, we enjoyed hanging out in the backyard with a view of the coast, swimming, watching the evening sky from the jacuzzi, playing pool and fixing a couple meals (totally equipped gourmet kitchen). The property offers a lot of other options, which we didn't have time to explore. Kevin is very friendly and easy to work with on details. This was my 2nd stay, and I'm wishing that I still had a built-in reason to visit SB on a regular basis! Definitely the best VRBO or AirBnB I've stayed at!

Goleta get away!
Mid July Myself, my husband to be, and about 6 other family members rented and stayed in this property for a week while in Santa Barbara for our wedding.
Pros:The owner, was very responsive to our inquiries and extremely accommodating. As far as the size of the house goes, for a large group, I can assure you there is more than enough room. The rooms are large and the master bedroom is very large. The floor plan has the rooms spread out enough from the living space of the house so you don't feel cramped. The kitchen is gigantic and very conducive to cooking large family meals. It is also equipt with all appliances and cooking utensils one could ever need. There are two separate living room areas both with large couches. Now lets talk about the backyard. A-mazing!! Honestly the backyard itself makes this house worth renting. Huge pool with several different seating areas and a full sized BBQ. The pool and hot tub do have a locking fence around it (for those who worry about small kids like we did). surrounded by fresh fruit trees and oh did I mention a totally killer view of the ocean. very quiet community and lots parking out front.
Cons:Okay while they're were by far and away way more pros than cons there were a couple of things I thought would be worth mentioning. While this property is a peaceful oasis close to the airport and grocery stores it is not in prime location for those who desire lodgings a in walking distance to typical SB attractions i.e downtown SB, state street and sterns warf. Probably at least a 20minute drive to state street or Sterns Warf. Additionally, there is no air conditioner in the property. 95% of the year this is not a big deal in Santa Barbara (yes we used to live there) but one can safely say that if you are planning to stay here during the months of June and July prepare to be a bit uncomfortable especially at night. Lastly, my husband and I have stayed at many different VRBO properties in various cities and we both agreed that this was the one that was the most "lived in". That is not to say it isnt in good condition because the condition of the property is amazing. However, The house is more cluttered with the owners personal items than we were used to with other VRBO rentals.
All in all we were extremely happy with this large private hilltop oasis for our wedding week. Never felt cramped with all our family there, very clean and in great condition.

RELAXING FAMILY GETAWAY!
Kevin's home is a beauty. Nestled in the hills of Goleta (very close to UCSB), it is a comfortable home for a getaway. More than enough space for a family of 6. We were fortunate to have the whole home for an entire week in preparation for my brother's graduation from UCSB. Kevin was very accommodating as we arrived from the Bay Area a little earlier than anticipated. He made us feel very welcome and were honored to enjoy his beautifully decorated residence. He has everything you need in his huge kitchen from pots and pans to cutting boards to special utensils. He even has an espresso machine (we were afraid to use its since no one had experience using it). The backyard was our favorite place to hang out. We swam in the pool every day and used the fire put to enjoy the slight chill in the evenings. We hope to visit Santa Barbara again soon and be lucky enough to enjoy his beautiful home again. He was so easy to work with in our booking and hope to be lucky enough to have the same experience with other rentals.

Wonderful Girls' Getaway!
Kevin's home was lovely. We had a group of girls for a bachelorette/birthday party in wine country and it worked out great. The home is very spacious and each of the four rooms had a great bed. Plenty of bathrooms and the game room was a fun area to hang out. The hot tub was a nice addition and the lawn/pool area (and view of the ocean!) was lovely. Kevin is quick to reply and easy to work with. Hope to stay again sometime in the future!

Holiday Hill Ranch
The property Holiday Hill Ranch is lovely. It is spacious and in good order with a very nice outdoor area. There was plenty of room for our group of 8. The refrigerator and cupboards were stocked, leaving limited space for our items. If you choose to rent this property make sure you get the property damage insurance. The owner said he found a small hole in the blind in one of the bedrooms and wanted money for repair. Because we had the insurance we did not have to pay. Either pay the insurance or inspect the property when you get there, take pictures and videos so if you are assessed any damages you will have tangible evidence of no harm. In addition you can review the property with the owner before you leave the area. We also had 2 extra guests above our original 8 (in this large home) for an additional night and were charged. The owner has wording on the website that indicates he might grant approval for additional guests if it is discussed beforehand. Because we did not seek prior approval we were charged an additional fee for the two guests for one night. The property itself was very comfortable but the deposit was a bit excessive when compared to like properties considering the premium rental fees. The owner had to be asked to return the remainder of the deposit and did so after 2 months. It was not as close to downtown as advertised which increased the taxi costs to and from town. If you get the additional insurance, take pictures of the property, speak with the owner about any additional guests and have the ability to wait 8 weeks for the return of your deposit you can enjoy this very attractive property.

Response from VrboOwner on 30 March 2020
I have been sharing my home through VRBO as well as other sites for the past 15 months and have hosted numerous groups with overall very positive experiences. Across all venues my home has a 99% rate of positive reviews. I appreciate that Kathleen chose my home for a bachelorette weekend as well as her overall very positive comments, I would like to add my perspective on a few points.
1) Kathleen had assured me that there would be eight guests staying in my home for the weekend. On the day of her departure I discovered that I had been deliberately misled about the number of guests that had stayed in my home. I live in a quiet neighborhood and wish to respect my neighbors with respect to noise and therefore limit the number of guests unless specifically approved in advance.
2) I discussed my concerns on the damaged blind and the number of guests within a day of departure. Kathleen’s work schedule and inability to be available to discuss the issues directly with me contributed to the timing of the resolution and subsequent refund. I routinely process refunds to guests within 3-5 days.
3) My location description is accurate.
