Gramercy Townhouse – 3 Floors, Terrace, True Unique NYC Stay

This is our personal New York City home. We actually live here. We only rent it out when we travel. So please treat it like someone’s real home, not like a hotel. It’s a classic, older NYC townhouse with a lot of character and a very New York vibe. If you want a real NYC experience in a real NYC home, this is for you.

Get ready for a New York stay you’ll actually remember. This is a rare 3,000 sq. ft. boho-style townhouse, one block from Gramercy Park, on three floors, with outdoor space (yes, in Manhattan). The entrance used to be an actual storefront, so the first floor has that cool “old New York” feeling you really don’t see anymore. It feels lived-in, warm, and personal—because it is.

This is not a cookie-cutter home. This is how New Yorkers live.



About the space
The house keeps a lot of its original details and we updated things over time, so you’ll see a mix of older and newer. Some corners look vintage, some look modern. That’s the charm.
• Living room: big open space with super high ceilings (around 20 ft), good for hanging out or working.
• Kitchen: open chef-style kitchen with island, Italian granite, good for cooking at home.
• Outdoor: two terraces + a landscaped patio in the back — very rare for the city.



3 Bedrooms:
• King suite (back of house): king-size bed + private en-suite bathroom. This is the quiet side of the house.
• Front bedroom 1 (faces main avenue): queen-size bed, lots of natural light
• Front bedroom 2 (faces main avenue): queen-size bed + pull-out futon for extra guests



Entrance
You come in through what used to be a storefront. It’s very New York, very film-set energy. Not a hotel lobby.

• This is our home. We use it. So you might see normal home things, not everything is “hotel style.”
• It’s an NYC townhouse, not new construction. Expect some character.
• We want respectful guests who understand the difference.
• We are here to make your stay comfortable — just communicate.



Location
You’re in one of the best, most convenient areas in Manhattan — near Gramercy, close to Union Square, easy subway access, and you can walk to Flatiron and even Empire State. Super central.

Other things to note
• This is my personal home, not a hotel. I live here when I’m not traveling, so it’s fully set up like a real home.
• The jacuzzi tub is not functional as a jacuzzi. It works as a regular tub — you can use hot and cold water, no problem — but the jets don’t work.
• The outdoor BBQ / grill is not working anymore. But honestly, you’re in New York City — you have some of the best restaurants in the world within a few blocks. You can get anything delivered.
• The kitchen is fully stocked because I cook at home a lot. Pots, pans, plates, utensils, basic seasonings — it’s all there for normal cooking.
• We provide linens, towels, paper towels, and basic essentials.
• The house has central heating and cooling.
• This is an older NYC townhouse, so please expect some character, not everything brand-new.
• We ask that you treat the house with care, the same way we do.

Why they chose this property

I’ve lived in New York City for more than 20 years, and I can tell you — Gramercy is one of the best, most wanted neighborhoods in the city. It’s peaceful and residential, but still right in the middle of everything. That’s why I love it.

You can walk to Union Square, Flatiron, great restaurants, cafes, grocery stores, parks, and all the subway lines. But when you come back to the house, it actually feels calm — not like Midtown, not like Times Square. It’s that perfect New York mix: quiet street, central location.

People always say New York is the center of the universe — for me, Gramercy is the center inside that center. You can get anywhere in Manhattan fast, but you don’t have to deal with the crazy noise 24/7.

That’s why I kept this home here, and that’s why I share it. If you want to feel like a real New Yorker, this is the neighborhood.

What makes this property unique

Most people who visit New York stay in an apartment or a condo — almost nobody gets to stay in an actual townhouse. That’s what makes this place special.

Townhouses in Manhattan are rare, and in Gramercy they’re even more limited. If you like privacy, space, and the feeling of living in a real New York home (not just a unit in a building), this is that experience. You get your own entrance, your own outdoor space, and three floors to yourself — that almost doesn’t exist in this part of the city.

It’s the kind of stay you can tell your friends about: “I stayed in a townhouse in Gramercy.” Not many people can say that.

This is a very New York house — full of character, not brand-new — and that’s exactly why I love it, and why I share it.
