This Texas Hill Country gem is situated on 6 secluded acres just minutes from San Marcos and Texas State University. Invite your family and friends to join you in this unique property nestled in towering oaks featuring a Texas-sized deck that offers some of the best hill country views in the state. Built to entertain big crowds, the house features 4 bedrooms with 3 king sized beds and 1 queen bed. Additionally, there are 2 pull-out couches which offer plenty of sleeping space for your family and friends. Also included are 3 full baths, family room with massive fire place, den/study, kitchen with breakfast nook and formal dining room and plenty of parking for all. The water supplied to the house is from a filtered well from the Edward’s Aquifer.
Bring your camera to capture memories of your family and friends next to the alien spacecraft (a popular attraction featured in the San Marcos Newspaper!) or just enjoying the serene setting of the expansive deck overlooking the hill country. And don’t forget some of the local attractions just a few minutes away including:

We find most people get to the inviting house in its tranquil setting and just want to stay at home and enjoy making memories with family and friends in the ambiance of the House on Cox Hill. We don’t have many rules but here are the musts: Must be at least 25 years old to rent. Must not have more than 16 guests at any time. Must not smoke in the house. Must have a great time and call us if we can do anything to make your stay memorable and comfortable.

Located in a nice peaceful area. Front porch has beautiful scenery! Bring fans if you like to be cooler in the heat of summer. Suggestion maybe turn down the A/C for renters before they arrive. The heat in the house was over 80 degrees and took over 3 to 4 hours until it cooled down. No ice machine so pick up ice before you arrive.
Great house with of bedrooms for 4 couples. Close to wedding venue for our family to enjoy the wedding and have a relaxing home to stay. Enjoyed the sunrise from the porch and outdoor propane fire pit!
Kitchen was fully equipped, it was nice having 2 refrigerators & freezers. We used one for drinks & ice & the other for food. Loved the huge patio and spent most of our time outside since the weather was so nice.
We have rented Scott and family's ranch home probably about 6 times now and they have been consistently friendly, helpful, they leave you to your sovereignty unless you contact them for something and if so, respond super fast. They just seem like salt of the earth nice, friendly people. The home and property is peaceful, spacious, and has been very accommodating / perfect for our small yoga retreats where we have both fly-ins and locals joining us. The property manager who is ONLY helpful and nice/kind as well is entirely non-invasive! She is actually a big help sometimes with deliveries and advice about the area. Everyone that has ever come to our small / clean and green peaceful events has always loved the place as well so now you have about 30 great reviews behind mine! I have really appreciated having the consistency of this rental and the accommodating nature of these warm folks consistent as well! Higly recommended!

We had a large family gathering and spent alot of time on the patio, enjoying the views and the fire. Plenty of room for all of our family to be comfortable! Would absolutely stay here again. I highly recommend!
Very spacious, comfortable home with plenty of seating and accomodations for a large group. The beds and bedrooms were large and comfy and the deck was fantastic.
Scott's home was the perfect place for our yoga/cleanse retreat! We had a huge patio overlooking trees, trees, trees of Texas Hill Country (no houses), lot of room and space both outside and inside the home. Big kitchen with two dining areas and an island. The master bedrooms w/ private bath were perfect. The home also has a great "vibe".. simply peaceful and serene. The trees that are scattered throughout the property do wonderful things to the sunlight. And Scott himself is a great host. He responds quickly, and is obviously interested in his guests having a great vacation! The place was well stocked with everything we needed as well!

Came to visit our TXST freshman. Close proximity to campus, yet still out in the country feel. Great back deck for conversation. Well stocked kitchen. Such cool metal art all round the property.

Picture this: Your grandparents (or maybe your great grandparents) passed away and everything in their house was left just as it was. This is the House on Cox Hill. Their clothes were the only things removed. There are rusty metal furnishings inside and out. Broken appliances with a hand written “Sorry” sign. Musty smell throughout. Books from 1922. Same old furniture, towels with large holes in them, no soap in the showers. Three icemakers that don’t work (2 of them in the 2 refrigerators.). Nail clippers sitting on the table in the study. Dusty fake flowers in the bedroom fireplace. Wiping up some spilled water on the kitchen floor resulted in a very dirty paper towel. Old worn out pots and pans, some of which I would not put my food in due to the coating peeling off. Kitchen cabinets with the finish almost gone. Yes, this is the House on Cox Hill. It is way beyond charming!
This place is absolutely beautiful. From the spacious layout of the house to the amazing sunrise, there is nothing but comfort in this place. We had a group of nine friends from our Renaissance festival clan who came together for the last weekend river float of the season. There was plenty of room for everyone! The surprise in one room’s closets was probably the most unexpected and fun detail of this house. The hosts were super easy to get ahold of and quick to respond. We couldn’t have asked for an easier process. We are already talking about coming back for next years floats!
Great house lots of space. Needs a clean or new carpet in the upstairs room. Very musty smell but a filter was brought in and helped. We enjoyed our stay and will consider staying there again.
Property is really comfortable with vast space and good equipment in kitchen and outdoor deck. Furniture is something dated but works with the country state style. Parking space needs improvements and asphalt entrance can be improved. Place is very good for groups of family and friends and not far from San Marcos. We had a good experience and will return in a near future.
Cox Hill House was cozy, clean, spacious and relaxing! We came to visit my daughter and brought our dog too! All the rooms were big including the living room where we enjoyed visiting and watching a movie. I love that there were two tables- one which we ate at and the other played a game. My favorite part was sitting on the hanging swing with my daughter while the dog trotted around freely. Memories were made!
