Balsam Mountain Retreat welcomes you to the Great Smoky Mountains in Waynesville, North Carolina. Private, immediate Blue Ridge Parkway access, mountain views, 4000ft elevation, dog-friendly home w/spacious screened deck and fire pit.

The home features two bedrooms, and one bathroom accommodating five people comfortably. Each bedroom has one queen bed and TV. In the bathroom, there is a sink, a toilet, and a shower. Linens and towels are provided by the host. Easy access home with all paved roads in a well-esteemed neighborhood in heart of the Balsam mountains in Waynesville, North Carolina.

Inside, you’ll find warm, thoughtful furnishings crafted with your comfort in mind. The fully equipped kitchen comes with modern appliances and ample counter space to make cooking convenient, including a stove, an oven, a refrigerator/freezer with an ice maker, a microwave, a dishwasher, and a coffeemaker. Other amenities include central air and heating, a washer/dryer, and high-speed Wi-fi.

Outside there is an expansive, screened porch with ample seating, propane fire pit, ceiling fan and canned lighting. Experience the southern sunrise with your morning coffee and listen to the rushing triple springs nearby. The porch is the perfect place to enjoy the sights and sounds of the surrounding wilderness. The screened porch offers panoramic mountain views, allowing you to immerse yourself in the tranquility of the surrounding landscape leaving all your stress behind.

Pets: Bring your four-legged family member with you. $50 pet fee per stay; maximum of 25lbs; 2 dogs. If left unattended in the house, dogs must be crated. Crate provided. Must be house trained. Damage caused by pets will result in additional fees.

Parking notes: There is parking comfortably for two (2) vehicles in the driveway and two (2) additional vehicles in the parking area below the house where you can access the house by the rock stairs walkway.

The maximum occupancy count, at any time, is five people. This is strictly enforced. Outside cameras on the home.

• All trash must be bagged for pick-up. No loose trash. Trash person will get trash from home.
• Sleeps in beds: 4 comfortably - Max Occupancy: 5. Twin 18-in elevated inflatable bed with built-in pump available.
• Linens provided for all beds and inflatable bed; other occupancy will require guests providing their own linens.

Quiet Policy: Guests are reminded that the property is situated in a very private and quiet community. To maintain the peaceful atmosphere of this mountain retreat area, parties, loud noises, and unruly behavior are absolutely prohibited. All guests are expected to respect the neighbors and the tranquility the community affords.

Early Check In and/or Late Check Out: May be possible, depending on cleaning schedules and other reservations. If it is possible, there may be an additional fee that would be determined based on the time that you wish to check in or out and the seasonal rates.

Important Weather & Access Information:

This home is located at approximately 4,000 ft in elevation, which means snow and winter weather are a real possibility anytime temperatures drop—often when lower elevations do not see snow. If there is a forecasted chance for snow in the area, it likely will snow here.

Because of this:
Appropriate Vehicle Required:
Guests must arrive and stay with a vehicle equipped for winter conditions (e.g., 4-wheel drive or all-wheel drive, snow tires, chains as required). Roads may be steep, and conditions can change rapidly.

Road & Driveway Conditions:
Driveway and road conditions may be icy, snowy, or slippery during winter weather. While we do our best to provide snow removal and ice-melting materials when possible, weather and municipal services are beyond our control and we cannot guarantee perfectly clear conditions at all times. The main road is state maintained, but the driveway is not.

Guest Responsibility:
By booking, you acknowledge that you are choosing to stay at a high-elevation property where winter weather can impact travel and access. Guests should:
• Check weather and road conditions before arrival and departure.
• Carry tire chains or have winter-rated tires during snow season.
• Allow extra time for travel in winter weather.
• Be comfortable driving in snowy/icy conditions.
