We had a great weekend in Newport. The host, Nikki, was very friendly and helpful and the property was in great condition.

The house was clean and all was as expected. Convenient location and friendly hosts. The coffee shop below was excellent and has the best breakfast sandwiches in town!

It was a good location relative to the Newport mansions and getting into town. The host was responsive to messages. However, the VRBO itself was very lacking. The kitchen was hardly stocked with anything. There were no pot holders to get hot things out of the oven, there was no glassware so no wine glasses to enjoy your nice glass of wine and only plastic plates were available. There were also limited cooking utensils. So cooking at the house and enjoying nicer foods and beverages was a challenge. Also, you couldn't open the dishwasher all the way to load dishes due to the poor layout and the wifi seemed to go in and out. We could never get our phones to connect to the wifi. Also, it needed a good deep cleaning (especially the bathrooms). There was a half empty water bottle and ear plug in one of the rooms upon arrival. This home also does not have central AC. Each bedroom does have an individual plugged in unit to help cool it down and that worked well, but the kitchen and common areas got quite warm during the summer. Overall we had a nice trip but it was not the sophisticated, nice stay we had hoped for.
