The Overlook is a brand new lakefront home with amazing views on the Private Side of Lake Anna. We have fully equipped the home with everything you will likely need, because our goal is that you just have to pack your clothes, swimming suits, and water shoes. You will love our newly furnished home, and large furnished deck.



The Space:

Experience comfort and luxury at our brand new modern and spacious lakefront home. You will love the lakefront shoreline with a gently sloped bottom, and warm freshwater. Enjoy the panoramic blue water views from atop of our deck. We offer 2 living areas including the great room, and game room on the lower level with family appropriate games. Relax in the spacious great room with huge bright windows, a gas fireplace, and 4K Smart TV. Use the High Speed Internet and free Wi-Fi network to stream your favorite shows while you FaceTime everyone! The main floor has an open floor plan with a great room, adjacent large kitchen and dining area, bedrooms, laundry room and an easily accessible half bathroom. There are games located in the garage and on the lower level.



Guest Access:

You have full access to our entire house, and our property. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)!



The Neighborhood:

Rock Island Landing is a new premier waterfront residential community, so there is ongoing nearby construction of new homes and docks most days from sunrise until about 4:30 PM. Rock Island Landing is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay.



Getting Around:

Rock Island Landing is the newest and most premier neighborhood at Lake Anna, while it's generally a quiet neighborhood, there is some ongoing new construction. We have ample free parking at our home for large groups with many vehicles.

If there’s something you need and it's not listed, please ask for more information! Our fully equipped home is ready to go with a spacious gourmet kitchen that easily accommodates a large group or entire family with lots of countertop space, new stainless steel appliances, and all the tools you need to make your own world famous super secret recipe. Coffee and Tea lovers will appreciate our nice selection of k-cups. Some outdoor amenities include: hot tub, deck, patio, and propane gas grill. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)! We have easy access to a nearby boat ramp. We also offer everything you would need for an extended stay including a Washer & Dryer.

**Additional Information:**

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 8 AM.

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval.

- No Pets Allowed



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $35 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use keyless entry smart door locks and give you space but are available if you have any questions or need anything.
