About this property
Fireworks, Hot Tub & West Bay Views
A rare find in the heart of Traverse City — a modern, beautifully finished home just steps from West Bay, with a rooftop deck, hot tub, and gas fire pit high above the neighborhood. Cross the street for a swim, walk two blocks to the best restaurants and breweries in town, or settle in on the rooftop and watch the boats drift across the bay. During Cherry Festival and the Fourth of July, you have the best seat in the city for fireworks & air shows. This is downtown TC at its finest. "The Coolest House" occupies the second and third floors of a one-of-a-kind Passive House — an architecturally significant building with triple-pane windows, thick concrete floors, and exceptional insulation that keeps the home whisper-quiet and perfectly comfortable year-round. The space has been finished to a high standard throughout, with a gourmet kitchen, high-end fixtures, and thoughtful details at every turn. The home sleeps up to six across two bedrooms and a loft. The primary bedroom has a king bed, the second bedroom a queen, and the loft a queen sofa bed. Two full bathrooms, a washer and dryer, and a 75-inch flat-screen TV with Bluetooth soundbar round out the comforts. Beach chairs and towels are provided — because the bay is right across the street and you should be ready. The rooftop deck is the crown jewel. Whether you're starting the morning with coffee and bay views or ending the evening around the fire pit with a glass of local wine, it's a space you'll never want to leave. During Cherry Festival and the Fourth of July, it becomes the best private viewing platform in the city. The home sits in Slabtown, one of Traverse City's most beloved historic neighborhoods, three blocks from downtown and within walking distance of more than 30 restaurants, breweries, wineries, shops, and theaters. Burritt's Market and Bay Bakery are just down the block. The TART Trail runs right outside for miles of waterfront biking and running, and Sleeping Bear Dunes — one of the most spectacular stretches of Lake Michigan shoreline — is just 30 minutes away.

We have stayed at the property for the last two years and couldn’t recommend it more highly! Great property ,close to everything, lovely/responsive owners!
We thoroughly enjoyed our stay here. Great location and very well stocked. Nice floor plan for two couples. Easy to walk to downtown for restaurants and shops. Bob was very responsive and attentive. Would definitely stay again.
Excellent experience overall! The owner was welcoming and showed us around his place. The accommodations were comfortable and had a beautiful patio overlooking West Bay. The location was perfect: walking distance to downtown, but far enough away to be quiet. We were very pleased with our rental!
We booked for the week of the National Cherry Festival and fourth of July. The property was perfectly located for both. We've done OBX, Maine, and Rehoboth beaches for our last few years summer vacations but think we actually prefer the Lake beaches -- less to worry about with our 6 year old swimming. We were actually surprised at how nice the sand bwaches were and how much our son enjoyed them even with the.colder waters. Would come back, but not during NCF or July 4th. Great for a one time thing, but the crowds were intense.
We had a great stay at this property. The home was extremely clean and comfortable. The kitchen was very well equipped. The central a/c was a life saver as our week was very hot and humid. Parking is great and even the beach chairs/cooler available were good quality. The location is a few blocks from downtown and easily walkable to restaurants, beach, and shops. We didn't use the roof decks much or the hot tub due to the hot weather but they were well equipped as well and did look inviting. Bob was great on communication and responded quickly by text. If we travel back to TC we would definitely stay here again.

Thanks Andrew. If you ever want to come back, contact me directly and we’ll give you the friends and family discount. Safe travels. Bob
We and the other couple we stayed with felt this was the nicest VRBO we have visited. Accommodations were clean and set up for a relaxing visit. Many amenities and great location. Enjoyed the hot tub, the views over the bay, beautiful decorations, and. Relaxing with morning coffee. Great communications from Bob and Becky, and lots of ideas on what to do in the area. Would absolutely recommend.
Tastefully decorated, comfortable, clean. TV, grill, and hot tub worked beautifully and kitchen had every upgrade and utensil any cook could want. Highly recommend!
This was a wonderful stay. Close to so many locations and the house was filled with amenities. The owners made sure everything was perfect and if something wasn't they worked to get it resolved ASAP. Plenty of items in the house to keep you homebound too, with a great view of the water. Highly Recommend!!!
Our stay was wonderful. The property exceeded expectations. Location was wonderful, the place was beautiful, and information for the house was communicated.
This house was one of the best vrbo that we have ever stayed in - clean, modern, great location, so many amenities in the house - hot tub on one of the top decks (which was modern and clean!) fireplace on the front deck (I gave only 4 stars for accuracy here because some of the water view is limited now due to a building that has gone up - that said, the water view is still AMAZING). Access was easy and the electronic key pads made it so easy for all 4 of us in my family to get in & out without needing a key. Everything FELT very CLEAN - that was amazing, and there were so many helpful notes and stickers on various things in the house that made everything just easy breezy. Great kitchen, grill, bathrooms & bedrooms. We just LOVED it. I'd highly recommend this place for your stay in TC. Great location as well!
My family stayed at this beautiful condo for a week. Bob and Becky thought of everything. The kitchen was well equipped and there were lots of towels and beach chairs, books and games. The beds were comfortable. The rooftop deck was our absolute favorite part of the condo. We started and ended almost every day relaxing on the deck. Bob was very helpful with suggestions on restaurants and things to do. Highly recommend and I hope we can visit the beautiful property again!
This clean, modern home is perfectly situated to walk to the beach, into town, or hit the trails. We were so comfortable with the lovely accommodations and loved not having to drive to every activity.
The hosts are very generous and helpful.
Would love to come back.
The house was lovely. Very modern and clean. The beds were comfortable and the bathrooms were adequate. Nice quality towels and and supplies were offered.
The view of Grand Traverse Bay was terrific. We didn’t open windows, though, because of traffic noise.
The landlord is fantastic. Nice, polite, generous, and respectful.
I highly recommend for a stay in Traverse City.

Amazing home in perfect location
We couldn’t have found a more perfect place for our family to stay! Walking distance to everything you need, including the beach. Comfortable furniture, top of the line appliances, beautiful rooftop area, and a spacious, bright, living area are some highlights. Not to mention that our host was easily reachable if we had needed anything (we didn’t). Highly recommend for anyone planning a TC getaway!

About the host
Hosted by Bob Eichenlaub
We've called Traverse City home for decades and love it more every year — which is exactly why we want to share it with you. Before retiring, Bob spent his career as a Special Education teacher and builder, and Becky worked in philanthropy. These days you'll find us out running the trails, biking the TART, or skiing up north. Bob has biked across countries and continents, and will tell you without hesitation that the riding around Traverse City is the best he's found anywhere in the world. We know this town inside and out — the hidden beaches, the best spots for a morning coffee before a long ride, the restaurants worth waiting for, and the ones the locals actually go to. If you want recommendations, just ask. We're happy to help you make the most of your time here.
Why they chose this property
We are located in the heart of Slabtown - an historic district adjacent to downtown Traverse City; our house sits directly across Grandview Parkway and West Grand Traverse Bay, one of the most pristine deepwater bays in the country. We have full public access to the water and the views are incredible.
What makes this property unique
Our home journey began over a decade ago, when my wife and I were looking for a new home. We stumbled onto an old storefront with a house attached. The “Davidson Rock Shop” had been polishing Petoskey stones and selling them to tourists for over 50 years. The building was part of Traverse City’s original downtown and was built just after the Civil War. It sits across the street from the public beach on West Bay - an awesome location, just 2 blocks away from downtown.
We decided to tear down the commercial side and sell the small house to some friends. The design was particularly difficult due to the fact that the commercial infill lot that was left was 25’ wide and 117’ deep AND we needed a ‘one hour fire rated wall’ on the long sides. That means no windows on the long sides. A big challenge was bringing light into a ‘shotgun’ style house. The other big design consideration was that I wanted to build the most energy-efficient building in Traverse City. The building follows a German design standard called Passive House. This design standard has four main criteria 1) Super-insulation 2) Very tight envelope 3) an Energy Recovery Ventilator to bring in the fresh air and is 4)Solar heated.
I retired from teaching and started tearing down the old building the next day. The final design (I went through 4 major design changes) has a small apartment and a garage on the first floor. The second floor has the main living space and has a ‘clear story’ that goes up to the third floor and the decks, flooding the house with light. The floors and the domestic hot water are heated by the solar panels on the roof.
