We take pride on our quite community. If you are looking for a party house PLEASE LOOK ELSEWHERE. This is not the house for you. LOUD MUSIC or noise that is excessiveWILL NOT BE TOLERATED. THIS IS A NO SMOKING HOUSE...(you are welcome to smoke outside) We reserve the right to cancel your reservation at anytime without a refund.

I encourage you to enjoy our space, however if noise or neighbor complaints are reported you will forfeit you entire deposit. It is important to respect the neighbors.

Accidents may occur but they are not included in the rate. Please inform us of any breakages and we will let you know the cost and deduct it from your security deposit. If the cost is in excess of your security deposit you will be charged this amount.
WE HAVE A BEAUTIFUL WHITE MARBEL COUNTER TOP. PLEASE REFRAIN FROM CUTTING ON IT AND PLEASE WIPE ALL SPILLS AS QUICKLY AS POSSIBLE. (Lemons are the worst )
Parties and sleep over guests are absolutely prohibited.

There are no additional guests allowed beyond what was communicated to the host, this includes day time guests as well as people sleeping over.

Please do not park or sit in front of the neighbors home any time. ( there are 2 spots as you approach the home that are reserved for us. ) please park in front of the gate that you enter and one of the garage doors. It’s a dead end street, it’s the hills! We all do our best to park. We have a Tesla charger. Do not hesitate to ask to use it.

If anyone staying in our home is behaving inappropriately or irresponsibly, we`re authorized to request the immediate departure of the entire party. There`s absolutely no smoking allowed inside the property if you do you will be fined $100 . Please keep in mind that when renting a property, you accept the terms and conditions herein, and are expected to comply at all times. The person signing the contract is responsible for the appropriate and decent behavior of everyone in your party.

BY BOOKING THE PROPERTY YOU AGREE THAT YOU AND YOUR GUESTS HAVE READ AND UNDERSTOOD THE HOUSE RULES. IF YOU BREAK ANY OF THE RULES YOU AGREE THAT YOU WILL LEAVE THE PROPERTY WITH IMMEDIATE EFFECT, YOU WILL NOT BE REFUNDED FOR THE REMAINDER OF YOUR STAY AND YOUR DEPOSIT WILL NOT BE RETURNED.

Due to the short term rental regulations in California we are an owner occupied home. Don’t worry! There are no shared spaces and you will probably never see nor hear us. You have the entire lower level of the home. All the pictures you see are for your own private use there are no shared spaces. See the views! Enjoy your privacy and vacation. You have multi-level unit. On the first floor you have an open kitchen family/dining room with a private bedroom and bathroom with its own balcony that even has a sauna and outside shower. The second level is a detached guest unit with a one bedroom one bathroom and a TV lounging room that overlooks a huge outdoor patio. Every room has an amazing views and great California sunlight.
The rental comes with a maximum of 2 car spaces. This is a very quite zen neighborhood in the hills of Hollywood. As a result we do not permit parties of more than 6 people in your unit without permission after 9pm. (Parking is limited)
