House Rules

- Noise Policy: Guests must be mindful of noise at all times. Violating local noise ordinances may result in fines and possible removal.
- Smoking Policy: Smoking is strictly prohibited on the property. Any violation will result in forfeiture of the full security deposit and responsibility for damages.

- Noise Policy: Guests must be mindful of noise levels at all times
- Violating noise ordinances will result in an immediate $500 fine and possible removal from the property
- City fines can reach up to $10,000 per violation

Maintenance aside from emergencies will only be able to be tended to during business hours 8am-5pm
Kindly be advised: Reservations made by local residents require additional review and approval before confirmation.
A signed rental agreement is required.

Please note: The security cameras are located at the front door, side gate, and near the pool equipment. None of the cameras face the pool area or hot tub.

Cancellation policy
- We offer free cancellation or a 100% refund of the amount payable if you cancel 30 days before the check-in date. If canceling, we will charge a processing fee (to cover credit card processing and administrative fees).
1. The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your stay at our property.

2. We do not allow any Airbnb services or experiences to be hosted or conducted on this property, including third-party bookings made through the Airbnb Experiences platform.

3. Any guest who attempts to host or bring an Airbnb-related service or experience onto the premises without prior written approval may have their reservation cancelled immediately without a refund.

4. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

5. SECURITY CAMERAS: Installed at the front door, side gate, and near the pool equipment, with none facing the pool area or hot tub.

Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.

6. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.

7. No unregistered guests/visitors unless preapproved.

8. Please keep noise to a minimum after 11 PM and always be respectful of the
neighbors.

9. No parties or events unless previously organized in writing with the host. If
If there’s evidence of a party or event, there’ll be an additional charge of $200.

10. For noise complaints:
10.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out.
10.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.

11. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning.

12. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.

13. The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.


Note:
* A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches or pet hair on furniture/beds ). All damages will also be charged to the guest.

* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checkingt, the guest will be charged $200.

* Any costs incurred by the host as a result of a late check-out will be passed on to you.

* The Host is not responsible for items left behind. A $65 fee applies for return shipping and staff handling. Items not claimed within 14 days will be discarded.

14. No professional photo/video shoots unless approved by the host.

15. Occupancy is limited to the max amount of guests shown in the listing.

16. We do ask for no loud noises after 9 pm — if you are planning to cause a ruckus, our property might not be the right one for you.

17. Must be at least 21 years old to book.

18. Pets are not permitted under any circumstance (including service dogs)

19. Do not tape anything to the walls and/or ceilings.

20. Guests will be charged for any and all damage in the home resulting from their stay.


VACATION EXPERIENCE LICENSURE AGREEMENT

By entering into a reservation, Guest is acknowledging and agreeing to the terms listed in this Vacation Experience Licensure Agreement below:

This Vacation Experience Licensure Agreement (`Agreement`) is made and entered into by and between Stay in the Black Hills (“Host”), on behalf of the owner of the Premises (`Owner`), and Guest as defined in the reservation details.

1. Relationship. Guest understands that the relationship between the Host and the Guest (“Parties”) shall be of proprietor and lodger or guest as opposed to a relationship of landlord and tenant. To the extent permitted by applicable law, Guest waives and make inapplicable to this lodging the provisions of Arizona Landlord/Tenant Law (as maybe amended from time to time).

2. Term. The term of this Agreement shall commence at 4:00 p.m. (Arizona time) on the date stated in the quote and shall expire at 10:00 am, (Arizona time) on date stated in the quote unless terminated earlier pursuant to the terms set forth herein. Notwithstanding the foregoing, this Agreement shall be binding on the Parties upon the mutual execution and delivery of this Agreement. Guest understands that another guest may be occupying the Premises the same day as the anticipated expiration date and therefore Guest must timely surrender the Premises. Guest`s failure to timely surrender shall result in liability for all costs and expenses incurred by Host and Owner for such failure to timely surrender. Guest acknowledges and agrees that Host and Owner shall have no liability to Guest if another guest fails to vacate the Premises upon the expiration of such guest`s vacation experience licensure agreement.

3. Payments. Guest shall make payments in accordance with the terms and policies of the website or program under which the booking reservation was made; refer to payment policy in listing.

4. Cancellations. Guest shall make cancellations in accordance with the terms and policies of the website or program under which the booking reservation was made; refer to cancellation policy in listing.

5. Deposits. Guest shall make and have deposits returned in accordance with the terms and policies of the website or program under which the booking reservation was made; refer to deposit policy in listing.

6. Furnishings. All furniture, furnishings, appliances, cooking and serving utensils, and other personal property (collectively, “Personal Property”) found upon the Premises shall be left in good order and repair by Guest. If Guest fails to leave such Personal Property in good order and repair, Owner and/or Host may make repairs or obtain replacements of such damaged Personal Property and charge Guest the cost of repair or replacement over and above the security deposit.
