Boaters Note: Recommended vessel length up to 38 ft. 11’ bridge clearance at high tide, 4‑6’ draft at low tide. Ocean access: Hillsboro Inlet 6 miles away.

The Yard: Fully fenced privacy. Cornhole, Giant Connect 4, ring toss, soccer net, ball bounce game – all the outdoor games you need. Gas BBQ grill, outdoor dining, string lights.

GUEST ACCESS
You have the whole place. Every room, the pool, the dock, the kayaks, the backyard, all the baby gear, the beach stuff, the EV charger.

Checking in: Smart lock. We’ll send the code before you arrive.

Privacy: No cameras inside. For safety, we have a Ring doorbell at the front entrance and a separate camera facing the dock. Both are exterior‑only. There are no other cameras anywhere on the property.

The pool: Screened, heated to about 88°, open whenever. Weekly cleaning – we’ll let you know.

Pool fence: Want it? Just ask when you book.

Kayaks: Yours to use – at your own risk. Life jackets are there – please wear them. Quick waiver needed.

Bringing your own boat: Give us a heads up before you book.

EV charger: It’s there. Plug in, wake up full.

Pets: We’re sorry, we can’t take them, except licensed service animals.

Dock & water waiver: To help keep everyone safe, guests will receive a simple Docusign form before check‑in acknowledging the risks of the water and dock. It only takes a minute – we’ll send it along with your door code.

Good Neighbor Policy: We love our quiet neighborhood. An outdoor sound sensor (measures volume only, no recording) helps ensure everyone enjoys peace and quiet.
