The Space:

Important Property Disclosures

Property Character: We maintain high cleaning standards; however, please note that some bathroom tiles have permanent staining and the ceiling shows cosmetic spots from past repairs.

Pest Control: Texas is home to various insects (ants, roaches, etc.). We provide professional pest control, but sightings can occur, especially during season changes. We are happy to call maintenance if needed.

Shared Amenities: Access to the pool, gym, and common areas is managed by the complex and may be subject to occasional maintenance closures.

Deliveries: Guests do not have access to mailboxes or package delivery services.

Starter Supplies: We provide a "starter kit" (toilet paper, hand soap, etc.). For longer stays, guests are responsible for replenishing these items.

Quiet Hours: 9 PM – 8 AM. Please respect our neighbors at all times.



Guest Access:

You will have full access to your private apartment. In addition, you can relax by the resort-style pool, work out in the fitness center, and enjoy the other on-site amenities available in the community.



The Neighborhood:

The East Riverside area is close to downtown Austin, South Congress (SoCo), and some of the best green spaces in the city like Zilker Park and Barton Creek Greenbelt. Strolling along East Riverside, you’ll find many affordable eateries, unique thrift stores, and classic Austin dive bars.



Getting Around:

We recommend driving near and in Austin proper, and there are rideshares, public transportation and scooters for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.

Guest Verification & Booking Requirements



To comply with legal and HOA regulations, the primary person booking must be at least 22 years old for non-locals and 25 years old for locals. By completing this reservation, you agree to our rental terms and agree to sign a rental usage agreement.



Prior to check-in, you must complete our secure verification process, which requires:



• A copy of a valid government-issued photo ID

• A matching credit card

• Confirmation of your contact information

• A criminal background check (only if required by the building or property management)

Failure to Comply: Failure to provide the required documents will result in cancellation of the reservation and denied entry to the property.
