1. Smoking & Vaping Policy
Strict No-Smoking Policy: This is a 100% smoke-free. Smoking of any kind (including tobacco, cannabis, or e-cigarettes) is strictly prohibited anywhere inside the house or on the balconies.
Violation Fee: Any evidence of smoking indoors will result in an immediate $500 deep-cleaning fee and potential forfeiture of the security deposit.
2. Pool & Spa Safety (The `No Glass` Rule)
No Glass by the Pool: For the safety of all guests and to prevent damage to the pool filtration system, absolutely no glass (bottles, cups, or bowls) is permitted on the pool deck or in the spa.
The `Glass Leak` Fee: If glass is broken in or around the pool area, a $2,000 fee will be charged. This covers the mandatory draining of the pool, professional glass shards removal, filter replacement, and refilling/re-chemicalizing the water. Plastic `shatter-proof` drinkware is provided in the kitchen for your use.
3. Occupancy & Quiet Hours
Max Occupancy: The maximum occupancy is 14 guests. Exceeding this limit is a violation of local FMB ordinances and may result in immediate eviction without refund.
Quiet Hours: 10:00 PM – 7:00 AM. Please respect our neighbors and keep noise levels low on the balconies and pool deck during these times.
4. Tech & Utilities
Elevator Use: Children must be supervised by an adult at all times when using the elevator.
AC/Slider Rule: Please keep sliding doors closed while the Air Conditioning is running to prevent unit freeze-ups and energy waste.
5. Care of the Home
Shoes Off Policy: To preserve our brand-new flooring, we kindly ask that outdoor shoes be removed at the entry.
Elevator Etiquette: The elevator is provided for guest convenience and luggage; children must be supervised by an adult at all times while using it.
Kitchen & Surfaces: Please use coasters on all wood and stone surfaces. Do not place hot pans directly on the countertops.
Furniture: Please do not rearrange or move the indoor or outdoor furniture.
Sand Management: Please use the outdoor shower/wash station to rinse off sand before entering the home or the pool/spa area.`
