Property was beautiful in a very nice location on a private lake. I would have appreciated the host responding to my 4 messages, one over a month old . All that was necessay was to say check in information will be sent the day ahead by 4:00 pm and a contact number should there be any problem with check-in on a Sunday night. Better communication is important when guests are arriving from a distance.

We booked this home to try to escape the 100 degree heat from our home state of Texas. This home has beautiful views of the sunrise over the mountains in the morning from the back porch. Located in a beautiful setting overlooking a lake and the sunrise scene is reflected on the smooth water of the lake. We sat out every morning in the cool air, drank coffee and watched the sun come up. Home is well appointed and comfortable (except for the lack of air conditioning). Unfortunately, we stayed during a heat wave of daytime highs in the upper 80's. We opened all of the windows upstairs and down but it takes a long-while to cool the house down to be comfortable at night at these temperatures. Nothing is wrong with the property, just the circumstances and timing of our stay. I highly recommend the property but be aware of the weather forecast before you book your stay in Pagosa Springs as most homes and businesses don't have a/c.
