Welcome to The Valencia, a stylish Arcadia retreat designed for comfort, convenience, and effortless Arizona living. This 3-bedroom, 2-bath home sleeps up to 5 guests and features two king bedrooms, a dedicated office, community pool access, covered parking, high-speed Wi-Fi, and a fully equipped kitchen. Minutes from Old Town Scottsdale, Camelback Mountain, Sky Harbor Airport, dining, shopping, and entertainment, you`ll be perfectly positioned to experience the best of the Valley.
Welcome to The Valencia. These house rules are designed to ensure a comfortable stay for you, future guests, and our neighbors. By staying at the property, you agree to comply with the following rules and community guidelines.

OCCUPANCY

• Maximum occupancy is 5 guests at any time.
• Only registered guests included on the reservation are permitted on the property.
• Unauthorized overnight guests are not permitted without prior approval.

QUIET HOURS

• Quiet hours are strictly enforced from 10:00 PM to 8:00 AM.
• Please be respectful of neighbors and keep noise levels at a reasonable volume at all times.
• Loud music, excessive noise, disruptive behavior, or disturbances to neighboring residents are prohibited.

NO PARTIES OR EVENTS

• Parties, events, gatherings, celebrations, photoshoots, commercial activities, and unauthorized functions are strictly prohibited.
• Any violation may result in immediate termination of the reservation without refund.

NO SMOKING

• Smoking, vaping, e-cigarettes, marijuana, and the use of any recreational drugs are strictly prohibited inside the home, on patios, balconies, and within community common areas.
• Evidence of smoking may result in additional cleaning, deodorization, or remediation fees.

NO PETS

• Pets are not permitted at this property.
• Unauthorized animals will result in additional fees and may result in cancellation of the reservation.

COMMUNITY RULES

The Valencia is located within a residential community.

Guests must:
• Respect all neighbors and residents.
• Follow all HOA and community rules.
• Observe pool regulations and posted signage.
• Keep common areas clean and free of personal belongings.
• Avoid excessive noise in parking areas, walkways, and outdoor spaces.

POOL RULES

Guests use the community pool at their own risk.

• Children must be supervised at all times.
• No lifeguard is on duty.
• Follow all posted pool rules and operating hours.
• No glass containers are permitted in pool areas.
• Haven & Co is not responsible for accidents or injuries occurring within community amenities.

PARKING

• One assigned covered parking space is provided: Space #7.
• Covered parking is located behind the building.
• Additional guest parking may be available on a first-come, first-served basis.
• Do not park in reserved spaces belonging to other residents.
• Vehicles parked improperly may be towed at the owner`s expense.

PROPERTY CARE

Please treat the home as you would your own.

Guests are responsible for:
• Maintaining the property in good condition.
• Reporting any damage, maintenance concerns, or accidents immediately.
• Avoiding misuse of furniture, appliances, and household items.

Any excessive cleaning, damages, missing items, stains, or repairs resulting from guest actions may result in additional charges.

FURNITURE & DECOR

• Please do not move furniture between rooms.
• Decorative items, artwork, and furnishings should remain inside the property.
• Do not remove household items from the home.

STREAMING SERVICES

Guests are welcome to sign into personal streaming accounts.

Please:
• Log out of all personal accounts before departure.
• Haven & Co is not responsible for forgotten login information.

KITCHEN USE

• Please clean up after preparing meals.
• Do not place hot cookware directly on countertops.
• Use cutting boards when preparing food.
• Dispose of grease properly and do not pour oils down drains.

SAFETY & SECURITY

• Lock all doors and windows whenever leaving the property.
• Do not tamper with smoke detectors, carbon monoxide detectors, or safety equipment.
• Do not disable or unplug security devices.
• Report safety concerns immediately.

ILLEGAL ACTIVITY

Illegal activity of any kind is strictly prohibited, including but not limited to:

• Drug use
• Illegal substances
• Weapons violations
• Disorderly conduct
• Property damage

Violations may result in immediate removal from the property without refund.

CHECK-OUT REQUIREMENTS

Before departure, please:

• Place used towels in bathrooms.
• Start the dishwasher if used.
• Remove food from the refrigerator.
• Dispose of trash properly.
• Turn off lights and electronics.
• Close and lock all windows and doors.
• Lock the property upon departure.

Our cleaning team will handle the remainder of the turnover process.
