Architect Designed And Furnished Loft

Our property was built in 1914 with bricks salvaged from the 1906 Earthquake. Robert Hutchinson purchased the building in 1960. Mr. Hutchinson lived in the building for almost 50 years until his passing in 2008. Mr. Hutchinson was a prominent San Francisco designer whose work was featured in Architectural Digest. He lived upstairs and had his design studio downstairs. Mr. Hutchinson used the private and public spaces in the building to experiment with architectural and design concepts. The walls of the loft have been lacquered red, flat black, and adobe.
Many of Mr. Hutchinson's most dynamic pieces remain in the home, such as the burl redwood dining table (1978), the petrified wood table, (1981). The facade was also created by Mr. Hutchinson in 1977 and is unique to San Francisco. He believed in working carefully with craftsmen to create interiors that were conceptual and stupendous.
The entire building underwent a complete renovation/remodel/earthquake retrofit, from the basement to roof in 2009. The loft has a private entrance on Sutter Street and a private garage entrance behind the building. (There are 24 steps to reach the loft from Sutter and 13 steps from the garage.)
As you enter the loft from Sutter there is the great room, which is comprised of a spacious living /dining area. The guest bedroom/bathroom is located in the front of the house as well. The kitchen has been completely remodeled and is fit for a chef.
The main bedroom suite is located in the back of the loft and overlooks the roof garden. Many elements in the suite were designed by Mr. Hutchinson. Mr. Hutchinson designed the fireplace, the couches, the cantilevered shelves, and the vanity in the bathroom.
Off the bedroom is a breezeway with a door to a private 1,000 square ft. deck. The deck is a true urban oasis, overflowing with bamboo and orchids. There is a teak outdoor table for six and several seating areas.
There are hardwood floors throughout, exposed brick walls, and massive steel columns. The loft is 2000 square feet has a private 1,000 square foot deck. Of course, there's great wifi and a washer/dryer. There is a private garage, entered on Fern Street, that is included with your reservation.
Walking is the only way to explore a new city. The loft is centrally located in Lower Nob Hill, with easy walking distance to Russian Hill, Union Square, Ghirardelli Square, Chinatown, Pacific Heights, and Civic Center. Amazing restaurants, shops, and high-end groceries are close by as well. The California Street Cable Car is only three blocks away. The California Cable Car takes you to Grace Catherdral, Chinatown, downtown with a final stop at the Ferry Building.
Although the loft is in the center of town it is peaceful and private. The loft has a relaxed San Francisco-New York loft aesthetic. Glorious bay breezes preclude the need for air conditioning. This is my primary residence. I met Mr. Hutchinson in the 1990's and have lived in the building since 1996. I had a very active role in the retrofit, doing a great deal of demolition work in the loft, and in the retail spaces. I was an elementary education teacher for 25 years and retired in 2019. The backstairs has artwork given to me by students over the years. My current partner, Steve Benne, has a house near Sutro Tower and we stay there when Sutter is rented out.
Why they chose this property
Lower Polk is one of the most diverse and lively of all the neighborhoods in San Francisco and it reminds me of my former home in NYC. If you enjoy walking as a means to get to know a new city than Sutter is the place for you. Robert Hutchinson was a bold young man and purchased the building when he was 25 in 1960. He used his home and office to experiment with architecture and design. The latest incarnation of 1232 Sutter has minimalist edge grounded by the beautiful designs of Mr. Hutchinson. There are many pieces of furniture that were designed by Robert Hutchinson. Many of the art pieces come from his collection. The loft is not precious, it is made to be lived in and enjoyed. Its location allows easy access to the city's main attraction by foot, bus or cable car. If you're staying longer and desire a car, there is a private garage accessed by a private stair from the flat. Ever since moving in here I would look out the front window to see the weather. Often there would be a person across the street capturing the brilliant facade with their camera. The neighborhood around the house is rife with hip restaurants that are listed in the house book. You'll love returning to the peace and tranquility of my home after a busy day exploring the city. My home allows you to experience the city in an atypical, urban setting. But rest assured that every person who has stayed at my home has remarked that it is way more spectacular in person than in pictures.
What makes this property unique
The building is architecturally significant and is filled with unique furniture designed by Robert Hutchinson. There are art and antiques that create a sense of drama and excitement. The 1,000 square foot deck is a room unto itself and since the buildings are so low around my home the deck is in full sunshine all day. Most of the furnishing in the loft were designed by Mr. Hutchinson, or were collected by Mr. Hutchinson. The flat has amazing cross ventilation as my home takes up the entire second floor of my building. There is also a private garage which is entered from Fern Alley. You can walk, bus, cable car to every location in the city from the property.
