• Linens: Ahhhhh, yes! Completely comfortable, all cotton bed and bath linens including extra blankets and clean and comfy sleeping pillows, and clean kitchen linens.
• Always provided in every BESTNEST in quantity for your stay: beach chairs/umbrellas/sand toys/beach cart, beach towels, a supremely equipped kitchen (in quality and quantity), hand soap, dish soap, kitchen sponges, trash bags, paper towels, tissues and toilet paper, your favorite hair dryer ever, fragrance free laundry soap and dryer sheets, ziploc bags, coffee filters, cleaning supplies, loads of quality coat and skirt hangers, and a few surprises.

Our FAQ:

HOW FAR TO BEACH: A quick walk from Black Tern to Audubon and to the beach- about 10-15 minutes walk or 7 minute bike ride. Or drive to the Beach Trolley lot for complementary shuttle service to the Beach Club.

BEACH CLUB ACCESS/PARKING Onsite parking AT the Beach Club is permitted for all overnight guests, Labor Day-mid March. From Mid March through end of summer, special Beach Trolleys transport guests from various parking spots within Sea Pines to the Beach Club. Closest Beach Trolley location is at Greenwood Drive and Willow Oak, less than 5 minutes by car from Black Tern. DAY AFTER LABOR DAY THROUGH MARCH, EVERYONE MAY PARK AT THE BEACH CLUB.

VEHICLES/ATTACHMENTS denied entry to Sea Pines and Palmetto Dunes include motorcycles/scooters, any vehicle categorized as an RV (this includes vans with hook ups), boats, jet skis, and trailers or any kind.

PETS: We welcome your well-behaved dog (small to medium sized) for $350 per dog. Regrettably, Labradors and other oily coated breeds are not allowed. Dogs are not allowed on furniture or beds (or their humans will have to pay the fine) and must be crated when left alone in the property.

No pets in your party? No problem as there is NO pet evidence in this house.

PAYMENTS: For reservations made thirty (30) days or less days prior to arrival, payment in full is due at the time the reservation is made. For reservations made thirty one (31) days or more prior to arrival, payment of 25% of the total is required, and the full amount of travel insurance premium, if accepted, is required at the time of booking. The balance of the final total is required thirty (30) days prior to arrival. Long term winter reservations policy differs- please inquire.

CANCELLATIONS: You are welcome to cancel your reservation without penalty and receive full refund of your deposit up to 31 days prior to arrival. Cancellations made 14 days to 30 days prior to arrival will receive a 50% refund of total payment. At 13 days prior to arrival, your reservation becomes noncancelable and non-refundable. Travel insurance is always highly recommended.

POOL: Perfect pool to relax/swim with scenic marsh view. Heatable with electricity (cost effective, but ineffective in coldest months of the year). Charge for electric pool heat is  $150.00 for the first day and $50.00 each additional day during March - May and September - November. This charge is non-taxable and non-refundable.

Super easy to roll right into this home and relax, given that all the essentials are already there for you. The pool is great to have. With a view of the marsh and a few block walk to the beach, we thought the location was perfect. We would see deer and birds daily right out the windows that span the entire backside of the house. We walked our dogs daily between 5-10 miles and this location was perfect for a walk down the beach and a walk back on the path. And when the weather wouldn't cooperate, the fireplace came in very handy.The setup worked very well for six of us for dinners, puzzling and board games.We are already planning our return visit next year.

My husband worked remotely, using the large desk in the living room but could have just as easily used the large dining room table. The house was so clean, bright, current in its decorating, and happy. Loved the marsh view. An 8-10 minute walk to the beach was perfect for us to walk our two Jack Russells. Some of the couches, while they are clean, and look nice, are a little uncomfortable from overuse, but not horrible by any means. Master bed was comfortable. Well stocked kitchen and really, everything needed was provided. Needed some light bulbs replaced, texted the office on a Saturday, and the electrician was out within an hour to replace them. Loved our stay, and we would definitely rent this house again!
