Cozy Bear Cabin in Bison Ranch. Near Mongollon Rim. With a relaxing hot tub.
This beautiful cabin is at the top of the Mogollon Rim situated in Bison Ranch community in Overgaard,Az. It is approximately 2.5-3 hour drive from Phoenix, Az.
The high elevation of 6500 feet gives great winter weather for all your winter sports. The summer months are between 25-30 degrees lower than Phoenix and surrounding areas.
We do have WiFi now . We recommend eating at the Red Onion Restaurant , if you choose to eat out. This have excellent food and a wide selection of dishes.
This cabin is beautifully furnished with quality furniture and has a stone fire place to enjoy your evenings. The ceiling is vaulted and is full maple wood which adds to the rustic luxury feeling.
The living room has a flat screen television and a DVD player. The TV has satellite.
The master bedroom has a 40' flat screen T.V. And a DVD player. It is also connected to the satellite. Each bedroom has a ceiling fan.
The kitchen has everything needed for cooking. It has a microwave and dishwasher to make your stay comfortable. It has every imaginable cooking apparatus needed to cook a meal. There are all kinds of spices to help out with that meal.
The cabin has a nice deck in the front with relaxing wooden rocker gliders to enjoy the outdoors. In the back it has a larger deck with a picnic table and chairs around it in case you want to eat outside. On the back deck we also have 2 more glider rockers to enjoy. In the yard sits a 4 person hot tub to relax in. We have added a fire pit in the back yard that you can use if the fire restrictions allow for it. Please check for that before using. Note: the barbecue grill has been moved into the backyard near the deck. The backyard is fenced to help watch your children and dogs while relaxing. Note: If a pet is brought to the cabin, you need to also bring a pet crate also. This needs to be used if you leave the cabin.
Approximately 1.2 hours away is Sunrise Ski Mountain resort which is east of the cabin.
If a trailer is brought to the cabin , we need to be notified before hand . This trailer cannot be parked at the cabin . There is an area by the HWY 260 near the entrance of the association. You will need a lock for the trailer .
The backyard is fenced . Works well in helping you keep track of your children and pets .
If you have a larger group of people and want to be close by . We have more cabins available, within a two minute walk .Just Inquire
Walking distance from the cabin is Ramey Ranch ( Wayne ) is the owner of a horse back riding facility. If you rent one of our four cabins , Wayne will give you a 5 % discount. If you have 7 or more riders you will be given a family discount . After renting one of our cabins let us know if you want to go horse back riding. We will call Wayne and secure your discount . The Red Onion Restaurant is a nice place to eat . Once you rent one of our cabins there will be a coupon given to you with a discount to this restaurant.
There is a 59.00 dollar property fee which covers up to 1500.00 dollars in damage . This fee is non refundable . There is no large security deposit
There are several lakes surrounding the Heber / Overgaard area : Woods Canyon Lake , 20 miles west of the cabin . Willow Springs Lake , 15 miles west of the cabin . Black Canyon Lake , 10 miles west of the cabin . Show Low Lake , 30 miles east of the cabin . They are stocked periodically with fish . Each lake has several species of fish but as the types you would need to ask or google the lakes . There are boat rentals at some of the lakes.
When bringing a dog to the cabin , you are required to have a dog crate . The dog(s) can not be left unattended in the cabin unless they are in the dog crates . Any time the dogs leave the cabin , they have to be on a leash . The dog (s) can be at this cabin in the fenced backyard. Please monitor them when in the backyard . No excess barking . You are responsible for picking up after the dog (s) after they go the bathroom. They are not allowed in others yards .

I was born in Warsaw, NY. and moved to Arizona at the age of 9. My wife, Aprilie was born in Naga City, Philippines. We were married in 1997.
As a kid, my parents would take my brothers and I to different National Parks through out the United States and rent a cabin for week. Those cabins had no electricity or bathrooms. But it was still fun and held our interest with the hiking and seeing wildlife.
Our family has rented cabins in the Flagstaff area several times through out the years. Loved the cabins.
In April of 2012 we went to Heber/Overgaard to celebrate Aprilie's Birthday. We had never been there before. We rented a cabin for a 3 night stay. Our daughter and April really enjoyed the cabin. We enjoyed it so much we spent the next year looking for a cabin to purchase. We finally decided to buy a cabin in Bison Ranch. This decision came from my wife wanting to be in the town limits. Bison Ranch is a beautiful community. The residents are friendly and very sociable. We enjoy spending time at the cabin and participating in all the activities in the community.

Why they chose this property
We bought our cabin because we enjoyed the area. It is wide open with many activities to enjoy. Still a lot of wildlife in the area. Have seen wild pigs, elk and lots of deer. We enjoy fishing and there are 5 lakes within 30 miles of the cabin.
