East Cliff House is a beautiful Victorian cottage just a few off-road steps from the beach & the famous Southwold beach huts with glorious sea views. The house has recently been completely refurbished with new kitchen, bathrooms and underfloor heating throughout. There are 3 bedrooms; a double, a twin & a room with bunkbeds. There is a shower room, bathroom with over-bath shower & downstairs toilet.
On the ground floor you will find the kitchen with fridge, dishwasher, gas hob, electric oven & microwave. The washing machine is in a separate pantry off the kitchen. The downstairs loo is near the back door. Walking from the kitchen towards the front of the house you will find the lovely light dining room which seats 6 comfortably and has sea views. Finally you will find the sitting room which is at the front of the house and which features the house's beautiful curved corner wall. There are 2 large sofas and a small woodburning stove for the cooler evenings. The TV offers free access to Netflix as well as the usual channels.
On the first floor there is a double room with sea views and which leads to a small landing with a comfy chair and wonderful views. Ideal for a quiet read or snooze! The twin room has two large windows with glorious views of the green and sea. The bunk bed room is situated at the back of the house and is decorated with light coloured walls and bright coloured bunting.
Outside at the back of the house is a small courtyard accessed from the alleyway at the side of the house with retractable washing line and enough space to store a couple of bikes, surf boards etc
Free wifi access is provided.
Bedlinen and towels are provided but not beach towels. A travel cot is available on request.

Had a lovely time at East Cliff house. So close to the sea and town. Beautiful views from my bedroom window. Completely hassle free booking process and stay. Would thoroughly recommend
Wonderful relaxing break in pretty Southwold spent with family and young grandchild. We love the character of the town and the comforts of East Cliff House which is situated in the perfect location. Thoughtful touch of goodie bag left by owner. Excellent meals at the Swan Hotel, The Sail Loft and of course fish & chips from Sole Bay. Very much looking forward to our next visit.
East Cliff House is such a great place to stay when you are visiting Suffolk. It is perfectly located between the pier and downtown and everything is just a few blocks away. Whether you want to see what the fishermen are catching at the end of Southwold Pier, fancy a pint at the Lord Nelson or Sunday Roast at the Swan. It's right outside your front door.
The house is lovely...charming and cozy. The living room with the fireplace is perfect for board games , a chat or coffee with the BBC in the morning. The bedrooms are comfortable and the kitchen has everything you need.
Penny is so friendly and a delight to work with in regards to your stay. She is a wonderful hostess....

Great place in a great location
We just returned from a May half-term week at East Cliff House. Really nice house spread over two floors, recently refurbished to a high standard, and well stocked with everything we needed. The location was perfect--right next to the beach (sea views from two of the three bedrooms), which is so convenient for a family with young children like ours. Also easy walking distance to pier, shops, and restaurants. The kids loved it. And Penny was very responsive and helpful from the beginning to the end.
Very happy with everything. Would--and will--definitely stay here again.

Cosy,comfortable cottage...perfect for a winter stay,
We have just returned from a half term break staying in Eastcliff House.
There were 5 of us all together.4 adults and our 14 year old.
We found Southwold a wonderful place to stay and the position of the cottage absolutely perfect..
Hubby and I shared the twin room whilst our daughter and son in law had the double.
The bunk room was loved by the teenager....not at all uncool!
My overriding memory of this holiday will always be waking to the sound of the sea and lying in my incredibly comfortable bed looking out of the window at the sun rising over the water.
The house is well equipped with fluffy towels and lovely cotton bedding.
The log burner is easy to operate and was very welcome come the evenings!
Everything you need is on the doorstep. We will REALLY miss the Two Magpies bakery....sensational bread and cakes! We actually bought several loaves home for the freezer!
The five of us visited Gallery Thea at the end of the main shopping street and painted various ceramic items. We spent a very enjoyable 2.5 hours there and were thrilled with the results when we picked our masterpieces up at the end of the week.
Local pubs are great...Our daughter and son in law loved the Lord Nelson which is a stone's throw and around the corner from the cottage. We ate in the Sole Bay Inn which was fabulous.
The lovely pier is well worth a stroll to.
We did get out and about a bit but it would have been easy just to stay in Southwold as there is a lot to do. We feel that we didn't do everything that we could have done and look forward to a return visit.
No parking outside the house but it wasn't a problem. We always managed to find a space nearby.
Overall....a fabulous little town and a wonderful cottage. We will definitely be back.
Was a gorgeous house in the most perfect location. Had a very comfortable stay at the property, everything we needed was so close by. A lovely memorable weekend.
A lovely place to stay in a perfect location - a great sea view and only two minutes walk to shops, restaurants and pubs. Though there is no private outdoor space we enjoyed our bowls of cereal and cups of tea sat on the benches overlooking the sea on a sunny morning.
Be aware that there are a few changes of level between rooms that can catch you out and the stairs are fairly steep but my 89 yr old Father in law managed fine.
I look forward to staying again one day - not least because there are several interesting books I want to carry on reading!
We had a wonderful time and East Cliff House is in the perfect location. Everything was as it should be in the house. It's extremely comfortable and its location meant that we were within seconds of the high street with restaurants and shops.
We were 2 couples and a toddler (16 months old) and this 3 bedroom property was just the the right size for us. The location on the sea front in Southwold could not be better, in easy reach of everything and with good sea views, especially from upstairs.
Communication with Penny. the owner-manager was very easy and all our questions and queries were replied to within minutes.

The property is in a great location next to the sea and our 2 young children loved being on the beach each day even in mid January!!!

This property is just gorgeous- amazing location surrounded by fab places to eat, stunning views, right on a gorgeous beach, immaculately clean, homely, comfy beds and good curtains in the bedrooms (rare at rental properties and so great for a good nights sleep). The owner was brilliant- so welcoming. we will be back!

We loved this little cottage. It was in an excellent location on the seafront. There is no outside space but we drank our morning coffee on the benches just outside overlooking the beach. The owner was super helpful and informative. She sorted out a small accident that we had in a very helpful and efficient manner and at minimal cost to ourselves.
Absolutely lovely property. Very comfortable throughout the property, with everything you need. Brilliant views of the sea and perfectly located. In addition, the communication from the host was excellent before, during and after our stay. I highly recommend a stay here.
We had a lovely stay at East Cliff cottage. The cottage is small yet perfectly adequate for a family of 4. The location is absolutely perfect and made popping to the beach with our children easy and effortless. It’s a very short walk to town for supplies meaning we hardly used our car all week.
The only downside to the property is the lack of outdoor space with only a small courtyard. There is a small green out the front of the house with some benches to sit on. This may not suit families with younger children though.
Also the ceiling height in parts of the house is low. My 6ft 4” husband was regularly hitting his head downstairs on light fittings and outside the toilet.
Generally we had a lovely stay in the cottage and Penny was a pleasure to deal with throughout and helped me deal with any problems we had. Thanks Penny for a lovely stay!
The house’s position just above the beach, looking over the green and out to sea is tough to beat.
It’s compact but covers all of the bases and creature comforts.
We’d all be delighted if we have the opportunity to stay again.
An historic house in a magnificent position in a beautiful English seaside town. Sleeping to the sound of waves and living at a slower pace of life - what more could you want on a relaxing holiday with great friends. We bought East Cliff House in 2013 in a very sorry state and have loved the process of turning it into a very much loved family holiday home. We are a family of 5 and love spending time there flitting from the beach to the shops to the pubs, eating fish and chips on the beach and so much more! In the winter we love long walks along the beach and further afield and in the warmer months we enjoy swimming in the sea, surfing & relaxing outside Suzie's beach cafe which is just a few metres away from the house.
Why they chose this property
East Cliff House is in the perfect location to enjoy everything that Southwold has to offer. The house works really well for a family with different interests - there really is something close by for everyone. The beach is just a few steps away across a green so no roads to cross. There's a fantastic Adnams pub, The Nelson, just around the corner and the high street is also just a few metres away. The house is comfortable and warm with underfloor heating throughout and the kitchen and bathrooms are all newly fitted. There is a small courtyard at the back of the house where you can stomp the sand off and hang your beach clothes and towels ready for the next day and In the Sitting Room there is a cosy log burner and smart TV to unwind in the evenings. As a fantastic extra, there is a beach hut which can be hired separately. Please contact owner for more information.
