GREAT OPPORTUNITY TO VISIT ROME LIVING IN THE HEART OF THE CITY!!
THE DISTRICT
Centre and heart of Rome, close to all tourist attractions, in one of the most beautiful and elegant areas of Rome (Rione Campo Marzio).
The neighbourhood is home to the most prestigious fashion and design brands, but also to major brand shops (the Apple store on Via del Corso is said to be the most beautiful in the world).
Restaurants, Roman trattorias, and historic cafés. It's all to be discovered.
Everything is within reach... of your feet. There is no need for public transport. All the major attractions can be reached with pleasant walks and the Tiber River with the backdrop of the dome of St. Peter is really just a stone's throw away. Piazza di Spagna and Trinità dei Monti, with its magnificent staircase is around the corner, as is the magnificent Piazza del Popolo with its magnificent obelisk.
But my favourite place to stop and drink an excellent "Morocchino" or a quick sandwich is in the same street, and I'm sure it will also become your favourite place "La Buvette".
Furthermore, it is pleasant and unusual to listen to the sound of the various musical instruments of the students of the Accademia di Santa Cecilia in Via Vittoria, walking along the same street as the apartment. Inside the Academy, there is a small theatre where good concerts are often held. A real gem!
In the nearby Piazza Augusto Imperatore, a project is being carried out that will transform the entire square into a pedestrian area up to the banks of the Tiber. In 2023, the 5-star Bulgari Hotel Roma, the most luxurious in Rome, was inaugurated in this square.
A supermarket is available 24 hours a day, 7 days a week three doors away, as are other well-stocked food shops in the adjacent streets.
In summary, an apartment to live as a true Roman lives, in true and historic Rome, among the music, colours, smells, and flavours of the heart of the city, but at the moment still devoid of the large tourist mass of other Roman neighbourhoods.
The area is safe and well-controlled by the public forces.
THE APARTMENT
The apartment is located on the second floor of a building in the historic centre, WITHOUT ELEVATOR.
The rooms overlook the street (ZTL area reserved for residents and public transport) and from the windows, you can admire the comings and goings of the people and also a beautiful white cat that lives in the building opposite which always basks in the sun on the windowsill.
The apartment is very bright, with high ceilings and characteristic Roman floors. It is equipped with every comfort with refined and recently renovated furnishings. A place where you can feel at home and relax after admiring the beauties of Rome.
The apartment, thanks to the thick walls, always keeps very warm in winter and very cool in summer, and the shutters also help to mitigate the sun during the summer heat.
It consists of:
-1 bedroom with a very comfortable queen-sized bed and large wardrobes.
- 1 large living room with 1 double sofa bed, 1 dining table with 4 chairs, 1 small armchair, 1 table for working, books and games and of course 1 Smart TV and a fast unlimited WiFi.
- 1 large bathroom with a large shower, washing machine, toilet, bidet and sink, wall hairdryer, scales and comfortable lockers.
- 1 separate kitchen equipped for 4 people, with dishwasher, double function micro-oven, American and Nespresso coffee machine, kettle, blender.
- 1 large entrance with a coat hanger, armoured entrance door, with numeric keypad and/or key opening.
- 1 small service balcony overlooking the internal courtyard for drying laundry.
The apartment is suitable for couples, single people and families with small children and teenagers. It is not advisable for people with mobility problems or with heavy luggage, even if the stairs are very comfortable.
A cot is available free of charge with prior request.

- Obligation to declare to the police: send copies of documents well in advance (passport, or identity card for the foreseen countries)
- Maximum occupancy is 4 people (including children from 0 years old),
It is forbidden to invite strangers and/or people not registered with the Police Headquarters into your home.
- Smoking prohibited
- The tourist tourist tax is mandatory. From 1 October 2023 the tax is 6 euros per person per night for a maximum of 10 days, (excluding children up to 10 years of age) to be paid, upon receipt of invoice, to obtain access codes.
- Parties and noise are not allowed after 10 pm.
- Animals are not allowed (due to allergies)
- The collection of separated rubbish is mandatory, according to the instructions given in the apartment.
- Due to the recent energy restrictions due to the Russia/Ukraine crisis and global warming, the Municipality of Rome has set deadlines for both heating and air conditioning which we are required to follow, making our guests as aware as possible:
- Heating according to the rules of the Municipality of Rome (times and times - generally from November to March, max 21C/70F)
- Air Conditioning: according to the rules of the Municipality of Rome (times and times - depending on the season min 24C/75F).
Heating and air conditioning must be turned off with the windows open and when leaving the apartment.

- CHECK-IN in person (if requested) from 2 pm to 8 pm maximum) unless otherwise agreed.

- For extended stays (more than a week) the guest will be provided with everything necessary for cleaning and changing sheets and sets of bath towels. There is no cleaning service during stays.

I'm a volunteer as clown in hospital. This is avery active activity both to attend at the hospital services and to continue in the growth of my clown path with monthly and stimulating traning sessions ... a world I'm discovering day after day and I'm very pleased with it.
Antoher passion is cultivating olive trees in the beautiful town of Spoleto in Umbria, where I spend most of the summer with my brothers and sisters and where we produce the best extra virgin olive oil for fsmily and selected friends.

Why they chose this property
This holiday home has been a family home for generations. When I received it in the 1990's, it was basically occupied by my mother-in-law. After her death and after my retirement I wanted to use it to rent it to people who wanted to know Rome and feel at home. My family taught me the art of hospitality, so I try to combine this art with my passion for discovering new cultures, and knowing people from all over the world, also getting an income that helps me manage the property better that I will leave to my two children.
What makes this property unique
Cozy, well-equipped, central to turning and knowing the true Rome without the problem of transport. Everything is within reach ... legs, from the exclusive site to a good restaurant, to the most renowned boutique. A real relax for those who live there, and the the shower and the mattress you will regret both !
