Located on Manasota Key, Villa Mimosa is an adorable 2-bedroom cottage only 1 minute walk to our amazing beach! 5-minute walk to Stump Pass! One bedroom with king bed, 2nd bedroom has full bed & twin bed, plus sofa sleeper in family room. 2 small bathrooms. Free shared use of kayaks. Swim spa with waterfall & massage therapy jets in common area. 1 car parking spot. no visitor parking. No pets. No smoking. Low-key quiet respectful vacationers as this is a nice beach area.
PROPERTY & SAFETY RULES:
--our housekeeper has a SEVERE pet allergy so we cannot accept any animals. we have common areas she needs to be at.

- - kids must be 6 & older AND ALSO must be able to swim well in order to stay in this property. Kids must be supervised at all times. No lifeguard on duty - swim at your own risk. No horseplay. No diving, jumping or flipping. SHALLOW WATER. Pool & common area hours: 10 a.m. to sunset. No night swimming. Common area close at dark. Strict neighborhood noise ordinance in place at night. Follow all posted pool & common area rules. Keep pool gate doors tightly closed. Kids must always be supervised by responsible Adult

- Registered guests only. No visitor parking. 1 Parking spot per place. no oversized vehicles. use parking permit hangtag. Absolutely no pets. No smoking or vaping inside and no smoking outside anywhere on our grounds. Drive very slowly on our tiny street - 5 mph. . Low-key, quiet respectful vacationers only. Must be 25 years old or older or staying with parents to stay here.

- we use a professional pest control service. Florida has a tropical climate, and it is possible to see bugs inside despite our best efforts. Please keep windows/doors tightly closed & keep place clean & tidy with food tightly closed to prevent pests.

- $350 fine for evidence of smoking and for pet violations & face immediate eviction.

- -KAYAKS: if kayaks are provided at this site under the property description, here are kayak rules: free shared use of 2 kayaks to explore Lemon Bay (not for use in ocean). carry kayaks - do not drag. 1 person per kayak. Stay close to shore and do not use in windy conditions. LIFE JACKETS REQUIRED. - our entrance to use the 2 kayaks is at the end of Sand Dollar Lane where the ground gently slopes in between two trees on lemon Bay. 1 person per kayak. Must be 21 years old or older to use kayaks (no exceptions). no kids on kayaks. (THE CANAL ACROSS STREET -- & ALL DOCKS - DO NOT BELONG TO US - NEIGHBORS SENSITIVE) We reserve right to replace kayaks with another amenity if we notice unsafe use by guests.

** LIABILITY WAIVER: By renting this property, you understand swimming and use of kayaks are at your own risk. All posted pool and kayak rules must be followed for the safety and enjoyment of all. No lifeguards on duty. Pool gate door must always be tightly latched. Swimming pool closes at sunset. No night swimming. Kids must be supervised at all times by adult in the pool and Lemon Bay areas. Life jackets must be worn to use kayaks. Kayaks need to stay close to shore and not be use in windy or rainy weather. Kayaks can only be used in Lemon Bay - but not in ocean. You agree to be fully responsible for any accidents you may incur. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming or kayak use. By renting this property, guests hereby agree to hold owners harmless against any and all claims, damages or causes of action for damages arising from injury to persons or property, or loss of life sustained in or about the rental property by any person or persons whatsoever. The renter further agrees that the owners shall not be liable for any personal injuries or damages to any goods, wares, or property regardless of how such injuries or damages may be caused, or whether resulting from acts of negligence. - Reservations are non-changeable & can't be canceled for refund for any reason including weather ( beyond the time period specified at time of reservation on your listing site). We highly recommend obtaining travel insurance for peace of mind if you are worried about making your trip.

Each of our places has a free high-speed WIFI and all premium movie channels included free! Beach towels, folding beach chairs, Sand toy set & all linens provided. Charcoal grills (guest to provide own charcoal)
Free use of our laundry room in between Casa Pina Colada at 115 Friendship Lane & Casa Sangria at 117 friendship lane. Free shared use of swim spa with waterfall and massage therapy jets in Courtyard pool area.
Keurig-style coffee maker & we also offer traditional coffee maker. LIke hotels - we supply "starter supplies" - toilet paper, folded paper towels, sample size coffee, tea, etc. to get you going -- then there's a DollarTree nearby or grocery stores if you want additional supplies. No smoking inside or outside anywhere on premises as we wish to provide a healthy environment for all. No pets. Registered guests only. Please keep noise to a normal conversation level as this is a nice quiet beach community and you will sleep well. Swim spa hours 10 AM to sunset.

We absolutely love our location because we are on a cute, quiet island street with friendly guests & neighbors. It is quiet & relaxing so you will sleep well! You can easily walk four different directions to the Key's biggest draws - just 1 minute to our great beach which doesn't get crowded & 1 minute walk opposite way to use the Kayaks in pretty Lemon Bay waters. We are beyond lucky to have Stump Pass State Beach Park as a neighbor! Just 5 minute walk to this nature preserve! Many of our guests LOVE to walk down our beach to the free beach yoga classes & popular watersports rentals - jet ski, sunset cruises, boat rentals, SUPs, Parasailing, deep sea fishing, etc. Only 8 minute walk to fun island night life with 5 popular Key restaurants offering live tropical music!
You will be provided with a code to front door which works on your dates - super easy and no need to worry about keys!

Rental car is the best, easiest, least expensive way to get to and from Manasota Key (unless you are driving your own car). We have a good bike rental option in our guest guide & we are walkable to the beach and lots to do once you arrive. have fun!
