Completely renewed historical appartment in Rome located at 100 m from the Spanish Steps.
Mignanelli steps and it has 2 nice bedrooms, both with a view on Mignanelli square, a living room with an open kitchen, 2 wide bathroom both with shower. With the ceiling.
The apartment is located at few steps from the Spanish Steps, 5 min walking from Piazza Navona, and in the most interested area of our city. This area is also very famous for its shop and showroom (Valentino, Prada, Sarli and so on). The Metro station is just 2 minutes walking and you can move very easily.

Excellent property with great location. Was nice having a washer. People have mentioned noise from neighborhood — which didn’t bother us at all - but ear plugs were supplied. It would be nice to have some drawers or more shelves for clothes — but apartment is very spacious and comfortable
Perfect location to the train, the sites and so many restaurants out the door. There is noise but it's worth it to be in that spot. Eugenia was the best host! She went above and beyond and also helped book an airport transfer. I coordinate travel for a living and she treated us exactly how I thinks guests should be treated. Beautiful home, as well with so much space! I'd love to stay there again.
Overall the apartment inside was pleasant and the air-conditioning was good if not noisy. The kitchen could have been a bit more well equiped, no wine glasses, no oven trays and no oven gloves to get anything out of the oven. A mirror would have been helpful in the 2nd bedroom as you had to do hair and makeup in the bathroom but no shelves to put anything apart from the wet sink or on the floor. Also the shower head in this bathroom did not stay up so you had to hold it to do your hair whilst in the shower. The main issue of this apartment was the very dirty and smelly outside space. Main drain was blocked and smelly, dirty sock left on washer and hair balls on the floor. I only booked this apartment because of the terrace as we have small children so when they went to bed we had somewhere to sit. Unfortunately we didnt use this after the first night as it was unpleasant sitting in a basic chimney with a really horrible drain smell. However even if it hadnt been so dirty we couldnt use it as the outside light was broken so basically the terrace was completely unuseable. I did report these issues to the host but they didn't even acknowledge my message.I appreciate things break and need maintenance especially in the Summer period but as a 5* host of 2 properties myself I know the standard these should be to and unfortunately this just wasnt anywhere close. We have travelled 3 weeks around Italy and this was the first property that we were really disappointed with.

This review does not reflect the reality of the apartment but rather resentment after the guest repeatedly refused to provide ID, which is legally required in Italy and was only submitted after Vrbo’s intervention. The apartment is well maintained, as confirmed by many positive reviews. We would not host these guests again
L’appartement est extrêmement bien placé. Il mériterait d’être équipé de verres à vin. C’est assez bruyant même la nuit. L’attention de l’hôte de prévoir des bouchons d’oreille est appréciée. Eugenia a été attentive à nous. Nous recommandons tout à fait cet appartement.

Good Location Scalinata di Spagna & Scalinta di La Rampa
Smart TV was not smart at all. There were too many other things to do. The apartment was on the first floor (that would be known as our 2nd floor), but I was not aware that the apartment had 2 entries that would building leading to my apartment door. I knew of the many Spanish steps to get to Piazza Trinità dei Monti, and the door directly across from the Hotel Hassler of Roma, which by the way servers the best Eggs Benedict (on the upper level & but the lower level) La Rampa side had many steps to get to the front door and we found out why it’s called La Rampa. Once through the entry door then we climbed another set of steps to the 1st floor apartment. The location was great, the apartment was clean and with 2 bathrooms, it was definitely a plus. Washer was good but no dryer, we made due with hanging clothes in the bathroom. Great electric hot water tea pot, which made good coffee in our own French Press we brought. Grocery store 12 minutes away, (grumpy & rude young male cashier).
The owner wants you to recycle, but no trash bags or no recycle bags were provided. We had to use our shopping bags, which was OK. Most of the time we exited from La Rampa Mignanelli front door side and had a choice of numerous nearby restaurants and less than 5 minutes away many more, which included many shops. I suggest walking exercises before you travel to Rome, no matter where you stay. Also, I do is recommend La Ramp Restaurant at the base of the Rampa steps.

Disappointed not to be informed that the Terrace was out of use
We arrived at the property with no advance warning that the Terrace was out of use due to works taking place on one of the surrounding buildings- the Terrace was covered in Scaffolding and Workmens Tools. We booked this apartment as it had a Terrace nearly a year in advance of our stay, at no time before we arrived did we get any notification that we wouldn’t have use if the Terrace. We could of originally booked many and much cheaper apartments in Rome without a Terrace - at no point has the owner been in touch to offer a refund for the lack of facilities and only sent a message after we checked in and I complained to the person who showed us to the Apartment. To be honest I find this deceitful as they have not go out he terms if the Contract with us. We had expectations of using the Terrace and also invited some friends for drinks on two of the days we were staying - extremely disappointed and not value for money

Dear Anne,
it was written in the description of the property that in the month of February and March 2022 the terrace was out of use.
What to say about communcation? I asked you the permission to enter in the apartment to reach the terrace because the worker there told me that there were problem with plumbing and you have never replied to me (and so i could not enter and check).
Then when you checked out (at this point you wrote me .. so you had access to your communication devices) I find out that the bathroom was flooded because of you clogged the toilet with a huge quantity paper and this created all the problem with the plumbing (and that's why you didn't want us to enter).. luckly we have took the problem in time otherwise you could have created serious damage to the property.
Very large and comfortable apartment in what I thought was ideal spot. Close to Spanish Steps, Via Condotti, Trinità dei Monti, Villa Borghese and easy walk to Pantheon and other attractions. Bathrooms were great, loved the drawers for storage and the kitchen was well equipped…I even made Christmas cookies. Heat did not work but Eugenia was very helpful and had technician come right away to fix.
The only reason I cannot give 5 stars is we were unable to sleep at night with all the commotion going on outside the windows. Trash and delivery coming and going all hours of the night to nearby restaurants and stores, teens hanging out just outside the door blaring loud music and work on or inside the building starting promptly at 7am left us sleep deprived. It is not the host’s fault just something to keep in mind when planning a vacation to Rome.
This is a well appointed property with beautiful architecture. Restaurants, grocery stores, shopping, and sights all within walking distance. If you have difficulty with stairs then it will be a challenge. 60 marble spiral stairs down to the apartment. You can reach it from the bottom door with only 12 stairs up however you must climb steps on the outside to get to that door. Luggage is a task. The location is near a very busy area where local teens enjoy gathering. This is just below one of the bedrooms and kitchen. It can be very noisy so bring your earplugs if you are a light sleeper. None of these challenges kept us from enjoying this fantastic apartment in the heart of Roma where we had the time of our lives!
It was very hot in Rome this week and this place has ice cold AC, our other place did not. Location is nice because metro stop is right there, there is an elevator that takes you up the Spanish steps (we didn’t find it until halfway through the trip), but very helpful when you have luggage. Great experience, everyone loved the apt. We would definitely stay there again! No complaints.
