Welcome, and thank you for looking!

I’m a professional host offering four spacious, comfortable guest rooms in my elegant Victorian terrace house, tucked away on a peaceful road just off Brighton’s lively Lewes Road. This listing is for one of our beautifully decorated double rooms, complete with its own private luxury bathroom.

The room is bright and airy, with a brand new double bed and memory foam mattress, 43" smart TV, tea and coffee facilities, a hairdryer, and fluffy towels for your stay. It’s the perfect retreat after exploring Brighton’s buzzing streets, seafront, and nightlife—all just a 15-minute walk away.

You'll receive your own key and fob, so you can come and go as you please. A generous continental breakfast is included and available on a self-serve basis in the kitchen/diner—featuring cereals, toast, yogurts, cheese, juice, tea/coffee, and more. Breakfast is available anytime before 11am on your check-out day.

The house is just 3 minutes walk from Lewes Road’s shops, cafés, and bus routes, and close to all of Brighton’s best attractions, including The Lanes, the Pavilion, and the beach. Smoking is welcome in our peaceful, private garden.

I’m happy to host singles, couples, families, and friends—whether you're visiting for a short break or a longer stay (discounts available for extended visits—just ask). The home is also ideal for parents visiting their student children in Brighton.

Please note:

There is a 2-night minimum stay on weekends; and

The house may not be suitable for children under the age of 3, as my two beautiful rescue cats are quite sensitive and easily stressed by high levels of activity and noise.

My friend & I stayed for 2 nights, and would highly recommend this lovely place. Babs is the perfect host. Very warm & welcoming, and the property & facilities are fantastic. We were made to feel at home as soon as we arrived, and nothing was too much trouble. Location was great, with easy access to the town centre, either by walking or local buses (bus stop just down the road). I cannot say enough about how fabulous our stay was! We will definitely stay again, when we return to Brighton. Thanks Babs, you’re great! :)

Amazing gem in Brighton!

My family were in Brighton for six days, and we are so glad we found Bab’s amazing property! It was immaculately clean and comfortable, and Babs was such a genial and welcoming host. She offered a huge array of breakfast foods and we could serve ourselves whenever it suited our schedule. The house is just minutes from Lewes Road, the main thoroughfare, but the street is remarkably quiet and peaceful at night. We loved having an ensuite toilet and shower. The shower was a bit of a tight space, but it served our needs just fine. If you are visiting in the summer, be sure to bring an eye mask if you want to sleep past 4:45 am when the sun rises. I was glad I brought mine! Location is very convenient to the bus stops on Lewes, and there are small shops and takeaways just down the road. We highly recommend The Flour Pot on Elm Grove for delicious pastries, coffee, and sandwiches. Babs had great suggestions of things to see and do; she is a wonderful resource. Thanks so much for making our stay in Brighton relaxing and stress-free!

We had a wonderful weekend staying at Babs. You will not find a better hostess She couldn’t do enough for us but was never intrusive. The continental style breakfasts were great with huge variety of cereals bread yogurts and fruit. Well appointed accommodation with very comfortable beds. Frequent bus ride to sea front. Ask her about Treasure Trail.

What a fabulous host

Babs is a very lovely friendly person. She is keen to help you. A very kind host with a beautiful clean house. Being in a student area some of the neighbours were loud walking past in the night, but that is out of Bab's control. The cat is very loving too!!

A gem of a place to stay!

A great find. This is in a perfect location far enough from the centre to be quiet and peaceful and yet close enough to walk to all the attractions Brighton has to offer. Babs is a perfect host happy to make you a cup of tea and have a chat but also professional in her approach. The property is very clean but with a homely touch. My room was a double with en-suite, fluffy towels and toiletries were provided with a full complement of continental breakfast available in the kitchen. As a regular visitor to the town I can’t wait to come back. Very good value for money .

Babs was a lovely host, there was everything we needed to make it a great stay We didn't have breakfast because we left early but basically you could help yourself to anything you wanted The house was lovely and clean plus all guests have free range of the kitchen dining room lounge and garden We were originally from Brighton and this accommodation is in a perfect position easy bus or walk in to town On a personal note I discovered Babs the host went to my old school we had a quick remince of old times but would have loved to stay longer for a proper catch up Would definitely stay here again

Me and my partner enjoyed our stay at this wonderful accommodation! Babs the owner couldn't be more helpful and was a joy to be around. It was like a real home from home, couldn't of asked for any better! The room was nice and large with a good en-suite shower. Other plus points was the use of the fridge and it's contents, breakfast is there ready to go! Also the use of the front Livingroom is another bonus! Overall there is a friendly atmosphere, and you get to meet the other guests, highly recommended. Many thanks Babs, keep it up!

WEEKEND AWAY TO ATTEND MUSIC CONCERT

PROPERTY WAS 15 MINS WALK FROM THE TRAIN STATION. BABS WELCOMED MYSELF AND HUBBY AT THE DOOR AND QUICKLY MADE OURSELVES FEEL AT HOME. PROPERTY WAS IDEALY SITUATED FOR THE RACECOURSE WHERE THE MUSIC VENUE WAS - ONLY 10 MINUTES WALK. BREAKFAST SELECTION WAS MORE THAN ADEQUATE, BABS WAS MORE THAN HAPPY TO COOK FOR US IF REQUIRED .. ON DAY OF CHECKOUT AS OUR TRAIN WAS NOT UNTIL 16;00 BABS SAID IF IT IS WAS RAINING FEEL FREE TO COME BACK AND WATCH MOVIES IN THE LIVING ROOM, VERY NICE GESTURE. WE WOULD DEFINATELY RETURN .
