The number of people staying will affect the price just the same as a hotel or B&B. If you enter just 2 people, then only 2 people can stay.
This house has lots of stairs due to its historic and quirky nature. Anyone with impaired movement or concerns about using stairs should speak to us before booking. Directly opposite is a 20+ acre parkland and ponds to start off your exploring.
The house is for quiet and friendly relaxation and enjoying the countryside and surrounding area and villages, so we are pleased to accommodate sensible parties and celebrations, however we are unable to accommodate loud or drunken parties.
The house is strictly no smoking inside. Smoking is allowed in the front garden only.
Chilston Home Farm was originally, as its name suggests, the farm for the Chilston Estate. It is attached to two farm cottages that were a medieval Wealden Hall House. So the property varies in age from 300 to 600 years old. Most of the farmhouse is Georgian, but built on the foundations of a wing of the remaining hall house.

The house is very spacious, light and airy, with room to explore and relax.

There's a huge cellar, where we've put a cinema, pool table and darts board (and the tumble drier) , a large farmhouse kitchen and scullery with Aga cooker, electric cooker, coffee machine, microwave, washing machine and dishwasher etc.

The dining room has a huge inglenook fireplace and a woodburner. In the front room we have a desk, bookcases, a guitar, piano and a drum kit for some family entertainment, although we would ask you to lower the volume after 10pm. The sitting room is at the back of the house, south-facing, and with a large flat screen TV, DVD, cosy woodburner and squishy sofas. The house is furnished for quiet and friendly relaxation and enjoying the countryside and surrounding area and villages, so we are unable to accommodate loud or drunken parties, or groups of mainly young single males. Please feel free to contact us for clarification.

All the bedrooms are large and light. On the first floor, the master en-suite has a king size four-poster bed. The other two rooms have a kingsize four-poster and and a kingsize double. There are also two attic rooms (one leading off the other one), with twin beds in the far room and a single in the nearest one. Being an old quirky farmhouse, the top floor stairs are very steep to these rooms, and you have to mind your head, but all part of the character

We have 3 cot beds that can be placed in the double bedrooms, please ask in advance as we store them away otherwise. We prefer that you bring your own child's bedding, but have spare available.

As well as the en-suite shower room with WC, there is a family bathroom with slipper bath and body-jet shower and WC, a separate WC and a downstairs WC in the scullery.

Outside is secure bicycle or outdoor gear storage, and we can lend you a pressure washer to clean up.

The farmhouse has a small back courtyard that faces south. The farmyard is shared with us, but you can park in the 3 spaces provided (ask in advance if you need more). The garden is to the front and side of the farmhouse, with a lawn, picket fence, stone wall and hedge.

Sandway is a tiny ancient hamlet of 7 houses. It's a mile south of Lenham, which is a picturesque village with a medieval market square and lots of quaint, historic houses. Lenham has two pubs, a tea room, a chip shop restaurant and a Chinese restaurant. A Co-op has just opened, although we encourage our guests to help keep the local produce shops open by using them if possible instead. A local smallholder does free range eggs and a local beekeeper does honey from the Chilston fields.
There are two village stores, a post office/sweet shop, a baker's, a greengrocer's, a chemist, a Post Office, a newsagent, a wine shop, antiques shop and gift shop. A Co-op for those who prefer anything the village shops can't provide. There's an Indian restaurant in Harrietsham, two miles away.

There's a monthly open-air food market in the Square on the second Sunday and occasional specialist food markets.

The church dates back to the 14th century and there is a tithe barn from the same era, where events are held several times a year.

Under what is now the chemists, a Saxon grave was found. It contained the remains of three sixth century people, one of them a warrior buried with his weapons.

Above the village are the North Downs, with the famous Pilgrim's Way running along the southern slope to Canterbury. You can also follow the North Downs Way, the Stour Valley Walk or the Greensand Way which link up with various other long-distance footpaths. Then you can get the train or bus back to Lenham.

This is Darling Buds of May country - the television series was filmed at nearby Pluckley. You can wander the field paths and byways scented by flowers and buzzing with insects. We saw two young badgers scuttle into the hedgerow earlier this week, and the jackdaws are feeding their young in a hole in a tree over the road.

We are within walking distance of Chilston Park hotel, which is lovely for a special occasion, whether you book dinner or afternoon tea.

If you like aviation, Headcorn aerodrome is nearby, with plenty of activity including parachuting. We are into flying and can help you with information about airfields, microlighting and ballooning in the UK.

Four miles away is Leeds Castle, billed as the loveliest castle in Britain. But we're also within easy travelling distance of Sissinghurst with its famous gardens; Canterbury with its ancient abbey, the cradle of Christianity in Britain; Whitstable, famous for its oysters in season; Rochester, with its castle and links to Charles Dickens; Ashford with its outlet centre; Tunbridge Wells, with its charming shops and restaurants and Tenterden, a pretty little town.

We are easily accessible from the continent and the rest of the UK. It's an hour to London by car, and 50 minutes to Dover. If you want to go to Europe from here, it's easy on the Eurostar train from Ashford International Station or you can put your train on Le Shuttle at Folkestone, or catch the ferry from Dover. If you want to visit London, you can catch the train from Lenham station a mile away, which takes you into Victoria station (1 hour and 20 mins) or drive to Headcorn station (6 miles away) and get the train to London Bridge (1 hour).

Comfortable cottage in great location

Ideal location for family meet up and to use as a base for travel in and out of London for events, as it is so close to the railway station. Teens really enjoyed having the basement cinema room, snooker table and darts. Very comfy beds!

Glen and Liz were very friendly. Couldn’t do enough for us. House very clean, well equipped and had lots of fun in the movie room. Kids loved all the instruments to play. Fabulous relaxing stay

We booked a family Christmas away, as something different, for the first time, and had a really great time. The house is lovely - roaring fires, a beautiful dining room and lounge, basement games and cinema area, and a wood fired hot tub. Plenty of parking and great walks in the area, and a Lenham is a lovely town. Glen and Liz decorated the house beautifully and left some lovely surprises. All in all, a very relaxing and enjoyable stay, which will be hard to beat.

Property is wonderful combining its original rustic charm with a modern quirky style

Glen and Liz were wonderful hosts , very friendly approachable and helpful without being intrusive . The property is wonderful with a fantastic location within walking distance of a very friendly small village. Only drawback was noise from nearby motorway and train lines.

Wonderful place to stay!

The house was much better than it looked in the pictures, really comfortable and thoughtfully done, the kitchen was really well equipped and the bedrooms were super comfortable. Hosts were available if we had any queries. The music room and cinema were special additions that you wont find in many places. All in all we had an amazing weekend here and will definitely be coming back again.

A welcoming, homely and spacious property set in beautiful Kent countryside near Lenham village.

We were very impressed upon arrival at the house to find that it was a very attractive old building with many rooms, amenities and attractions. The rooms were all spacious, spotlessly maintained and each had its own individual charm. The aga in the kitchen was a real bonus because it was kept on all the time and was ideal for drying clothes and boiling the kettle for tea. There was plenty of cupboard space and anything you needed to maintain yourself during the stay was at hand e.g. dishwasher, tumble drier, washing machine, coffee machine etc. You could relax in multi different ways whether indoors or outdoors. We went from board games, music room, in-house cinema, darts and pool table to the use of the hot tub, croquet set and outdoor BBQ's. If you still weren't satisfied, there was a TV in most rooms. One of the biggest joys for us was being allowed to take Mack the friendly dog for a walk around the area! The shops at Lenham were close enough to buy provisions and the local pubs were good for meals. The house was situated near Leeds Castle and many other places of note. Glen and Liz were fantastic hosts being warm, friendly and helpful in every way. They kindly supplied milk, bread and butter on our arrival and loooked after all of our needs during our stay. They could not have done more for us. The house felt like a home from home for our family and we would unreservedly recommend this to anyone who fancies a stay in the Kent countryside.

Charming Farm House with amazing facilities.

Two families and a bundle of kids under 7, were warm, cosy and comfortable in this amazing farm house. Liz and Glen were incredibly helpful and friendly with their welcome. The facilities were fantastic. The cinema, darts and snooker table were well used - as was the music room. The Aga was great for cooking up a large family roast and the hot tub was the icing on the cake. We're certainly planning on returning.

Quirky place, great hot tub and friendly hosts

We stayed here for a girls weekend in December 2016, there were seven of us and we had plenty of room without feeling like we were all on top of each other. The house is very quirky and unique, with a cinema room in the basement and wood fired hot tub being a real bonus. There was 2 bathrooms and 4 toilets, the bedrooms are large and well laid out and there was also a music room. Having not ever used log burners before, we were really grateful for Glens help on how to light them and also how to keep the hot tub hot! Liz gave some tips on how to use the aga/range cooker which worked really well for us as a group and there was also a conventional oven, so cooking our Christmas dinner was easy and all the timings came together as we had lots of space to cook and prep the food. 2 out of 3 of us that were driving found the place really easily using sat nav and we found our way the short 5 minute journey into the local village of Lenham by following Liz and Glen's simple instructions. The village whilst small has some lovely shops selling local produce, gifts, antiques, butchers, bakers, fish and chips and more and there was also a Co-operative for the items that you couldn't get in the other shops. The only minor downsides were the attic room has a very low ceiling on the stairs climbing up into the room, but wasn't an issue if you were careful and the headroom when you were up there was high. Glen has already mentioned he is going to make some modifications to this in the near future do that it isn't a hazzard. The only other comment was that the kitchen sink was down a couple of steps in a kind of utility area which made draining veg a little tricky with the large pans we were using. Again, this is something that Glen has already taken steps to modify and is looking at putting a sink in the kitchen area which would make the place perfect. We would definitely book again, the hosts were helpful and available if we needed them, but gave us free reign of their wonderful house. Looking through the old photos and seeing how much love and effort that Liz and Glen had put into the house was amazing, they really have transformed the place from a semi-derelict place into the grand and unusual property that it now is.

Relaxing, serene country getaway

My family and I had a wonderful weekend away in the heart of the Kent countryside. Our hosts were present to welcome us and run through important info. We had a freshly baked loaf waiting for us too - a lovely touch! The kitchen, bathrooms, living areas and dinging room were fully equipped - we had no need of many of the things we brought along! Every room was spotless - no complaint regarding cleanliness. The bedrooms were all very spacious, light and airy - but also very cosy! There lots of country meadow to roam around in one's spare time. Lovely home, wonderful hosts all set in stunning surroundings! - One could not ask for more! Kind regards, A very satisfied guest!
