The studio at West Bullen is a bright modern self contained studio with a private entrance and hallway, parking and private hillside garden located into the side of the National Trusts Hardown Hill, fabulous for the views, short morning or evening walks and letting your dog run free!
The studio refurbished in March 2022 now has wood flooring throughout. There are rugs throughout for comfort, a king size bed with fabulous feather and down pillows and duvet, Egyptian cotton linen, solid oak side tables, bedside lamps, double wardrobe, fast wireless fibre broadband, freesat TV and DVD player, a combination microwave with full roasting and baking capabilities, fridge with icebox , 2 ring hob, extendable dining table and chairs, all kitchen utensils, crockery, saucepans, oven dishes, 2 seater sofa bed which is perfect for accommodating small children and an modern ensuite shower room with window. The lighting all work on dimmer switches. It is light and airy with french windows off the living area.
It has the most wonderful private hillside garden situated under a stunning Scots Pine, with spectacular far reaching views of Charmouth and Lyme Regis. To the right of the garden are views over mature pasture (regularly habited by a herd of Belted Galloways). The garden is equipped with everything you need - BBQ, table and chairs and fire pit to keep you warm whilst stargazing. There is off-road parking. Dog's are extremely welcome.
It is the perfect place to stay for if you are looking for a great value base from which to explore this wonderful stretch of the Jurassic coast and surrounding countryside, with numerous walks and coastal paths direct from the annexe it is also a perfect location for walkers. We are on the coastal bus route so perfect for long coastal path walks and a bus ride home.
Although quiet and tucked away, the village boasts a farm shop, village post office (offering numerous local services from grocery delivery to newspapers,) a fabulous cafe Annies, who serve breakfast lunch and tea, good bus routes and easy access to the A35.
If you are a food lover then we are also close to celebrity chef restaurant Hix Fish and Oyster House in Lyme Regis, River Cottage HQ and numerous other excellent country pubs such as The Anchor at Seaton.

Wonderful spot for a relaxed vacation and Dudley our German Shepherd was living his best life with all the local dog friendly and clean swimming options. It was great to meet you Louise and thank you for your tips and hospitality - one of our best holidays in the UK. Would definitely recommend.

The property was as described, although the parking was directly outside and was used by another letting. If privacy is an issue, this may not be the place for you.

Great location for exploring the Dorset/Devon border.

small,dark,not private,no outlook.
Not as advertised,nothing peaceful or private about this anex,you have no privacy at all as you look out onto the owners car park which had people and car doors slamming all day and upto midnight.builders hammering and machinery from before 8 am untill 5.00pm so the garden was unuseable.

Providing our guests with the best possible hospitality and service is always our mission and we are sorry that the annexe did not meet your expectations.
We are sorry that you found the annexe dark. I know that the sky light window blinds in the bedroom area had been closed during the previous guests stay to keep the space cool in the very hot weather. This would have made it feel darker than normal. My apologies if I was not clear that it could be opened.
With regards to privacy, it is clear in the listing’s description that it is a holiday ‘annexe'. This implies that it is connected to a main residence and as such there would be some traffic of people coming and going.
We pride ourselves that our listing has professional photography and a detailed description covering the annexe facilities, parking and location to ensure that clients can make an informed decision when booking. We will go through the copy again to ensure that all information is clear there is no room for misinterpretation.
With regards to bookings this summer we contacted you (and all of our guests) well in advance of your stay to inform you that we would be renovating a cottage located at the top of our property. As most guests are out during the day we did not foresee any major issues however we wanted to give everyone the option to cancel if this work was in any way a concern. I also urged guests to let me know immediately during their stay if the renovation works were causing any disruption so I would be able to rectify it immediately.
It was unfortunate that you waited till towards the end of your weeks stay to voice your concerns. We value our guests highly and after investigation we understood that there had been more disruption that week than should have been. We took full responsibility and immediate action for this which included us refunding your payment for the week. You elected to stay for the remainder of your booking so we ensured the builders were not on site till after 10am the following day giving you the opportunity to enjoy the garden in total quiet. We issued a ban on any deliveries for the duration of the renovation before 10amand that they be booked in in advance so guests could be notified. These conditions have worked well and we have received no further complaints.
Once again we offer you our sincerest apologies for the disruption and that your stay here did not meet your expectations.

West Bullen is a lovely little secluded annexe, well away from the hustle and bustle of life.
A lovely, quiet secluded spot easily positioned for travelling the surrounding area. The annexe is clean and tidy with all amenities required and the owner Louise is always on hand should anything be needed. The garden wasn't quite positioned as I expected and the change in weather meant that we really didn't get much chance to go up the steps to get up to it but there are amazing walks all around West Bullen with spectacular views. Everywhere is very dog friendly too which helped immensely with our dog. Overall I would highly recommend West Bullen for a holiday.

Lovely annex, beautiful setting
This was our first holiday with our puppydog and was really looking forward to it. Louise was lovely and so welcoming when we arrived at the annex. We did get a little lost before hand however but the neighbours were very kind and understanding. We had booked for 4 nights however we only stayed for 2 as we were feeling very unwell. The annex was very clean and the views were lovely. Not too far from the sea or Lyme Regis. Will definitely be going back again.

Cosy and convenient
The Annex is a delightful little hideaway, containing everything needed for a lovely holiday for two. It is secluded, but so close to all the places we wished to visit during our stay.
Louise, the owner, is so friendly and helpful, nothing was too much trouble for her, regarding our comforts and enquiries.
We will certainly recommend to friends, indeed already have done !!

Lovely and warm and comfortable accomdation with beautiful views. Louise and her family very welcoming.myself Richard and the two dogs loved every minute even when the car broke down as louise went out her way to make sure we had a good break. Five stars here reflects the help provided and customer service as we did not stay in the studio
During the week prior to our stay the property suffered from a ventilation issue which caused same damp which had affected the walls.
The owner (Louise) did not wish anything to spoil our visit to Dorset and therefore arranged for us to have alternative accommodation in the area and although at a higher cost covered this completely. Louise further escorted us to the new property and introduced us to the owners.
We did go back to visit Louise later during our holiday to express our thanks and noted work was already underway at the studio and I am sure it will soon be back to its normal standard as reflected in past reviews for the next visitors.

Damp & Moldy
Sad to say this didn't live up to expectations. A damp musty smell as soon as you walked in. Damp patches in corners of walls and around windows. And the cupboard had mold in it. Obviously damp has been a problem for a while. The reason probably to do with the fact that the annex has no control over the heating and lack of ventilation. The radiators only came on only once. At least the towel rail had heat.
I don't like giving bad reviews, but it was what it was. We enjoyed the area but not the accommodation. Sorry.

Thank you for taking the time to review our property.
We value the opinions of our guests and we sincerely apologise that there were issues of cold and damp whilst you stayed. Had I been aware of the issues during your stay I would have addressed them immediately so we could find a solution and rectify the issues. Providing our guests with the best possible hospitality has and always will be our main focus.
As soon as we were aware of the problems we took immediate action. Our builder came out to assess the situation as we had not had issues with damp before, which is visible from our past reviews.
The builder found no major problems. He felt that it was due to excess condensation caused by a lack of ventilation, although he is unsure why it would suddenly occur. He immediately installed two new ventilation shafts into the annexe one on the front wall and one on the rear in order to create a better air flow through the building. We are also fitting a new extractor fan in the shower room which will automatically go on when you switch on the light on to ensure that it is always properly ventilated whilst guests are showering.
With regards to the mould in the cupboard I can only apologise once again. I was not available to carry out your checkin and it is apparent that the cupboard had not been thoroughly checked prior to your arrival which would have flagged up condensation issues. Once again I can assure you than in the future all cupboards will be throughly checked.
With regards to the cold the heating is controlled in the main property and during September we put it on as and when at the request of the guests. My sincere apologies that you were obviously not made aware of that on your arrival. We now realise that this is not ideal so we will ensure that the heating is set to turn on automatically whenever the temperature falls below a certain level from the beginning of September through to spring, ensuring that our guests are always warm. This has also been set to 3 times a day morning, midday and evening.
We appreciate that sometimes things go wrong, but should we make a mistake, we would always try to rectify it during the guests stay, to ensure that they have a wonderful time and leave us feeling happy and relaxed.
Should you wish at any time to return to West Dorset then do please consider us again as we would love the opportunity to put things right.

Wonderful holiday
Great week in Dorset, the Annexe was a great base for exploring the Jurassic coast. Very comfortable and lovely friendly owner.
Prettige ontvangst en fijn contact met Louise. Zij geeft veel informatie. Huisje verkeert in goede staat van onderhoud. Prachtige en rustige omgeving nabij bos en heide. Toegangsweg is smal, hobbelig en steil. In Morcombelake is niets te doen, in omliggende plaatsen wel. Wandelen, strand, typische oude Engelse dorpjes, markten, Je vind het hier allemaal.

Well equipped and great location
Great little apartment, exactly as described. Well equipped tiny kitchen, comfortable sofa and bed and a nice hot shower. Slightly erratic wifi - you might need to stand in the porch to get it to connect.
Louise and family enormously welcoming, and the Dorset Apple Cake didn't last long.
Location is fantastic. Perched on a hill you have glorious walks to the coast or inland straight from the door. We walked to West Bay and Bridport one day, and Lyme Regis the next, catching the bus back on both occasions. Really simple. Buses apparently take dogs for free.
Great farm shops very close too.

Wonderful Week
Wow! The annexe is tucked away in a lovely location. Not too far from Charmouth and Lyme Regis and the A35. Newly decorated and furnished. Everything we needed to enjoy a superb week. Up to the garden for G&Ts in the sunset. A wonderful, comfortable base to explore the many attractions of this beautiful area. Our break made extra special by Louise's thoughtfulness.

I swim in the sea all year round and I love nothing more than being out immersed in nature. It really is my happy place.
I grew up in West Dorset in a small village about 20 minutes from Morcombelake and spent most of my summers on Charmouth beach or at Lyme Regis which was a wonderful way to spend your childhood. After 20 plus years in West London we decided that it was time to move back home.
Why they chose this property
My family and I purchased West Bullen in July of 2016. We viewed West Bullen and fell in love with it immediately. It holds a very special kind of magic. Tucked away up a dirt track it is secluded, peaceful but is still very much a part of the village and the local community.
What makes this property unique
West Bullen as a whole sits on six terraces separated by beautiful old stone walls which nestle into Hardown Hill. It sits at about 600ft above sea level and the views over Charmouth and Lyme Regis bay are breathtaking. You feel as you are literally on top of the world and surveying everything below you. It is south west facing meaning you get to enjoy not only the sun all day but the sunsets which are spectacular. There is also no light pollution here and so the stargazing is really something to behold.
The property is home to a vast number trees and shrubs of all shapes and sizes, and it seems to be ever changing in its spread of colour and character. If you are lucky you'll come across deer in the upper terraces. It is truly a very special place.
