Our location (east coast, mainland Greece, north of Athens) is untouched by mass tourism.

But whilst your living is relaxed, quiet and private, the area around us has tons of activities, with plenty of choices of both traditional tavernas and modern restaurants, several bars and clubs, tennis, beach volley and beach tennis, windsurfing, play areas for kids, live music at beachside concerts or the village tavernas, an award-winning vineyard next door for wine tasting/tours, sailing on the Aegean in your private yacht, and more. Plus, day trips to the stunning sights of central Greece.

The pool setting is breathtaking - swim and sun among protected stones and walling dating back over 1600 years.


An international vineyard is a 5-minute drive away - and we can arrange visits, tasting tours and dinners there.

Just minutes drive away is Rahes, a busy and famous Greek beach resort with many beachside cafes, bars, tavernas, kids' entertainment and more - a wonderful, typically Greek, friendly, buzzing nightlife experience where children can walk and roam safely as they meet and play with new friends late into the night.

We can arrange a day sailing on a private yacht, or you can catch small ferry boats for 20-minute trips to nearby islands. Real Greece is a very simple motorway drive from all airports in a stunning setting, and we're by the clear waters of the Aegean Sea.

We had the most amazing time in Achinos at Michael’s villa. The pictures don’t even come close to showing how beautiful it really is! Michael was always around to help with any questions and had so many great recommendations. He and his wife are such wonderful hosts. The villa is gorgeous, and the village has everything you need — a supermarket and some lovely restaurants all within walking distance. My nephew even learned to kite surf at a nearby camp, which was such a highlight! The beaches are stunning and everyone we met was so kind and welcoming.Thank you, Michael, for an unforgettable week in your beautiful villa. You and your wife are such lovely people, and we can’t wait to come back one day!

A unique gem of a property!

A wonderful property nestled away in a delightful village. Michael (the host) couldn’t have been more attentive. Always on hand to help and advise if needed and would always greet you with a smile! The lovely pool was a godsend in 40 degree heat and kept the kids and adults well entertained. Raches is the nearest town and offered lots of lovely places to Eat and drink, plus some gorgeous beaches to enjoy. Thank you very much!

Wonderful Family Holiday

We spent a wonderfully relaxing week with our extended family ages 7 months to 63 at Michael & Dimitria's beautiful and expansive home. The house was filled with comfortable spaces to lounge and congregate for meals, drinks and fun times in the pool. We enjoyed our short morning strolls to the local bakery, dinners at the local taverna accompanied by live bazouki music and short drives to the nearby beaches. We had a fun day on a sailboat arranged by Michael and also spent a day seeing the sights in Meteora. In between all this activity we lounged around and in the refreshing pool. The house was very clean and orderly. We especially enjoyed cooking for our crowd in the large well equipped kitchen. Michael & Dimitria were excellent hosts. If you're looking for a quiet Greek village without tourists but with a warm and friendly vibe, we recommend lovely Achinos.

Charming greek house

Taking three generations away is always tricky as everyone expects something different from the experience. That is not the problem here! The house is huge, with plenty of space and seating areas, both inside and out, so all can have their own space. It is beautifully furnished and the fans kept us cool at night. The pool area was totally loved by my little ones who were in it every spare minute! There are lovely secure gardens around the building, and the kitchen is very well stocked. Nearby are beaches and lots of restaurants and bars to satisfy all tastes. The owner and his wife are onsite and were very helpful in suggesting trips and restaurants and even ordered our take-away for us! If you want a relaxing holiday in a typical Greek village, this is the place for you. We can't thank Michael enough for letting us share his lovely home.

Absolutely wonderful

I had a good feeling about this holiday from the moment I booked. Michael was excellent at communicating with me and providing ideas of things to do in the area. His directions to the property were fantastic and the welcome we received was lovely. The weather was hot but the temperature of the house was constant with plentiful fans to circulate the air. The house was fully equipped and beautiful. It was very private, too. Michael and Dimitra were on hand to assist and recommend, which made our stay even more enjoyable. A perfect hideaway for a small family group (there were 7 of us) where everyone could do their own thing in one of the numerous, comfortable seating areas. We loved the un-touristy nature of the area, too, though the village had all we needed. I could go on, as I find it hard to find fault with this beautiful place. We would come back in an instant.

Great family holiday!

The property is in a village with a small supermarket, bar, coffee shop and restaurant. However, I would recommend you have a car to access a greater variety of amenities and the beach. There were very few international tourists, although the the area is popular with Greeks. If you expect a tourist hot spot such on many of the the Greek Islands you will be disappointed. Most restaurants did have English menus but not all so you may need to use Google translate - if you don't speak Greek of course.We found the locals and business owners to be really friendly, welcoming and helpful. The property is well appointed with large open plan living spaces. The bathrooms are all modern. There are 3 good sized double bedrooms. The single room and the twin bedrooms are quite small. We were a family group of 9 adults and the sleeping arrangements worked fine for us. Michael is a great host. The communication with him was detailed and timely. He organised wine tasting, boat rental and restaurant bookings.

Séjour paradisiaque au milieu des oliviers et loin de la foule

Nous avons passé un excellent séjour dans la propriété de Michael au calme au cœur d'un village avec tous les commerces utiles à portée de pas, à cinq minutes d'une plage aménagée avec transats bon marché. La situation permet de profiter des lieux magiques à voir en deux heures en voiture et de retrouver le calme et la fraîcheur de la piscine le soir. L'accueil à été parfait, la propriété est très agréable à vivre avec de la place pour tout le monde ! Nous serions bien restés plus longtemps !

Long delayed - but worth the wait

We booked this property pre-covid (2019) and finally made the trip in August 2022. Over the intervening years Michael (our host) kept us informed of the position regards restrictions and even honoured our original booking price. When we finally arrived the property and location turned out to be better than advertised. Michael was the perfect host. He started by giving us an orientation tour of the adjacent two towns and gave us information of local activities and restaurants and helped us with our bookings including our day out sailing (a must!). Whenever we needed help - he was there! The mixture of pool time and beach was ideal. We felt that we had an authentic taste of Greece and in Raches, the nearby beachside town only heard Greek voices - lovely!!!

A Very Special Place

This villa was beautifully spacious with wonderful features, a large swimming pool area, well-equipped kitchen, and very comfortable beds. We were a family group of 10 with 3 generations and everyone found the villa comfortable. Michael and Demitria were welcoming with very helpful suggestions, always on hand to help with bookings for boat hire, restaurants and cultural attractions. Michael's maps are a thing of beauty! We hired a yacht for the day (with a wonderfully friendly and patient captain), visited the ancient sites of Meteora, Delphi, Thermopylae, had a couple of beach days (again with an excellent recommendation from Michael for a 5 star beach), and many enjoyable days relaxing, eating and drinking by the pool - the 2 grandmas loved shopping for shoes in Lamia. Thank you Michael and Demitria, your villa is amazing and we will always have very fond memories of our time in Achinos.

Terrific and pleasantly different property

For a large group a terrific amount of space, well beyond our expectations - as well as a beautiful property. The setting is quite stunning, with its gardens and pool area, & lovely interiors. Better still, this really was Greece with friendly villagers, busy seaside resorts nearby full of Greeks, amazing food, few tourists, and such friendly owners. my family came together from across 2 continents - it was a joyful stay and something we will treasure. Peaceful, superb facilities and close to the beach

Staying here was like having your own private retreat with all facilities, beautifully furnished to a very high standard and with everything provided. Extensive landscaped areas around the pool and the front terrace provided a range of spaces suitable for all types of entertainment, both for families and groups of adults. In particular the opportunity to host large dinner parties on the front terrace, with ambient lighting and easy access to the kitchen and lounge areas making a beautiful space for eating out-doors each evening. The house and surrounding areas have a strong sense of history. This is evident in architectural featrures retained in the restoration of the building and the interesting structures within walking distance. It is within easy access to the beaches, local restaurants, shops and bars. The road from Athens is world class and an easy drive. This huge, spacious villa is easily accessible to tourist attractions such as Meteora and a short drive to the nearest main town of Lamia. We thoroughly recommend the villa and appreciate the welcoming and uncompromising assistance from the hosts Michael and Dimitra.

A complete holiday in every way

The villa was a spacious amazing villa, steeped in history, in a perfect location. The villa is in a village near beaches and the sea,The space is great, perfect for large families, very relaxing and safe for kids.There are plenty of restaurants and tavernas in the area or you could eat relaxing on one of the garden terraces or by the pool. Beautiful

This is the best villa we have stayed in, in Greece by far. Its spacious, homely, quiet, safe for kids and you get to experience the real Greece. The thing we loved about it is the variety. Some nights we stayed in and chilled by the pool, other nights we out in the local village or sea side town for a meal out. We really made the holiday our own. The villa is just gorgeous with everything you need and would expect for such a holiday. The hosts were great and nothing was any trouble for them.

Best holiday ever!

We were really impressed with the villa which was spacious, airy and very private. The pool area was fabulous and we spent most of our time soaking up the sun, eating and drinking around that area. In the evenings you can travel out to surrounding restaurants with stunning views of the sea. The hosts were amazing and we were able to sample greek life at it's best with amazing greek food and wine and lots of dancing. I would recommend this to anyone.

I fell in love with this unfinished house and, wanting something very spacious with lots of light and colour, original in design, but with nearby nightlife and sea I completed its modernisation over several years. From the front terraces I'm surrounded by garden trees - lemon, pine, fig plum and cherry. From the rear pool area I can lounge in privacy, among ancient history. I rent my villa out because I enjoy meeting guests from around the world, and over the last 12 years have made some special new friends.

What makes this property unique

There is no other property like this in Greece. It is, genuinely , unique in design and in atmosphere - luxury set among ancient stones and walls, some dating back 1,600 years - in the exterior grounds. It's a perfect location for travelers wanting to experience real Greece, in peace and quiet. We're very private and secure (especially great for kids who can roam the gardens freely), with a sense of space (over 500m2 of living space inside the house), but with contemporary Greece's beachside bar's, cafe's and seaside taverna's all just 5 minutes drive away in the nearby popular resort. It's the best of old and new Greece, on your doorstep. Stunning archeology, olive groves and coast surround you, and one of Greece's best international vineyards is on our doorstep for complimentary visiting and tasting. The UNESCO Heritage site of Meteora, and Delphi and Thermoplyae, together with the beautiful mountain region of Pelion with its stunning villages and beaches, and even Thesslaoniki are fascinating day trips from the house. It's no wonder the UK Times named us one of the 20 best seaside villas in Greece.
