Villa for six with large pool, superb sea views, cooling breezes, peaceful lawned gardens, located close to beach and amenities.
Villa Kipseli is a spacious well-equipped family home and is available to rent for part of the year. Built about eighteen years ago, it sits on the airy ridge above Pefkos village, overlooking the bay and set in peaceful lawned gardens. The pool is larger than usual for this size of villa; and is positioned away from neighbouring properties to give a bit of privacy. It is a short walk down from the villa to the local supermarket, bakery and beaches. The lively resort of Lindos is just a couple of miles away.
The space
Set in a generous lawned garden with a 12x5 metre pool, the villa has three levels. On the ground floor are the lounge, kitchen/dining room, master bedroom and larger bathroom. Patio doors open onto the front terrace and sitting areas. The top floor is comprised of two double bedrooms each with a terrace/roof garden and there is a second bathroom. Downstairs is a large laundry room. Throughout there are AC systems, with several acting as inverters to make Kipseli a comfortable year-round destination. Smoke detectors on all levels. Decent book collection, nice art work on the walls.
Ground floor
The front door and large shuttered patio doors open onto the front terrace and our main shaded sitting place, looking out across the bay. Centre piece of the largely open plan ground floor is the generously equipped family kitchen. The dining table is set up for six, but seats 10 at a push. Equipment includes: large fridge/freezer, hob, oven, microwave, coffee machine, toaster, fire blanket and extinguisher.
An archway leads to the spacious lounge with two sofas and a modern 55 inch TV with VCR and Wii systems. Teamed up with the internet, one can stream any channel. There is also a sound system and a range of games.
The other side of the kitchen leads through into the master bedroom suite, with conventional double bed. The bedroom patio windows open onto the front terrace. Optional mosquito net. A short corridor leads back to the master bathroom with two sinks, bath/shower and WC, designed as a wet room.
First floor
Two good sized bedrooms with shuttered patio doors, each opening onto their own private roof garden terrace. The beds on this floor are traditional Lindian ‘banca’ style: a thick comfy mattress on top of a wooden platform base used also for storage. Optional mosquito nets are provided for those who like them. The second bathroom is also a wet room with sink, WC and shower.
Rear basement
There is a generous sized laundry room containing washing machine, drying rack and ironing facilities downstairs in the rear basement. A small basement owner’s apartment will remain unoccupied during your stay.
Guest Access
Exclusive use of main house, garden and pool. The small basement owner’s apartment will be locked and unoccupied.
Interaction with Guests
We do a basic welcome pack: bread, butter, wine, milk, orange juice etc.
You will however find the villa well stocked - a home and not a stripped down rental place.
You can checkin 24 hours. Our local agent is available for any issues that may arise. Both agent and owner are always at the end of a phone.
Pool and garden maintenance people call every few days.
The Neighbourhood
The location
Typically for Pefkos (Pefkoi meaning pine trees in greek) the setting is mountainous with olive groves and pine trees. Pefkos was known for its cooling breezes and better beaches, and was always where wealthy Rhodians built their second homes. Some construction still occurs occasionally in our area but tends to stop for the Summer season.
Pefkos is now a thriving family resort with services for all tastes and budgets, but also a few outstandingly good eating places. It is extremely well organised: great taxi system, frequent buses, vigilant cleanliness, daily bin collection, humane care for the local cat population – all things which really matter to British tourists. Glamorous, elegant (hotter and costlier) Lindos is only a couple of miles away.
Getting Around
Bus and taxi services are good. A taxi from Pefkos centre or Lindos square will zoom you back to the villa in five minutes. Taxis won't always agree to drive up our track so instead ask to be dropped off at Hotel Ziakis, just down the hill. Hire cars can be parked inside our gates.
There is plenty to see and do on Rhodes at all times of year, or you may just wish to relax on the beach or by the pool.
Other Things to Note
Keybox for 24 hour checkin is just by the front door. Please read the owner's welcome leaflet for advice on making the best of the place. Tap water is not recommended to drink. Greek loos have their own habits and needs, see the owner's welcome leaflet. See also our info on water shortages which occur throughout the Dodecanese. We have better water storage than most villas (14,500L) but still get affected by local area shortages sometimes; and we provide advice on working with/managing water cuts.

- read the detailed instructions in the house on greek shutters, plumbing, water supply etc.
It's a quiet neighbourhood, so not suitable as a party house. Please consider our neighbours and avoid noise after 10:30pm.
