Newgate Boathouse is a favourite with our guests, not least for its location. Cleverly designed and furnished to make best use of limited space, quality fixtures and fittings throughout create a great little couples hideaway all year round. French doors with a Juliette balcony and skylights make this a bright but relaxing space. All the facilities you could need are cleverly incorporated, including a modern shower room, washing machine, tumble drier and freezer, as well as wifi and entertainment.
With most of the accommodation on the first floor, you have the added benefit of a parking space for a medium sized vehicle in the garage beneath (see dimensions below) - a rarity in Wells! Many guests park up and hardly use their car all week as there's so much on the doorstep, within easy ‘coastlink' bus access or bring your bikes for secure garage storage.
This bijou detached property allows couples to enjoy plenty of privacy too, with a pretty sheltered courtyard garden to the rear, which is ideal for enjoying a morning coffee and reading the newspaper or dining alfresco on warmer days.

Warm and cosy even in the wildest of weathers. Great location - car stayed in the garage most days. Clean and bright decor with lovely local artwork. Cleverly designed to make use of limited space. Pretty little courtyard is a nice peaceful space to enjoy a coffee and a book. Seriously the best shower we've ever had in a holiday rental.

It was great to have parking in a small seaside town. You have to remember the roads were not built for cars. Great location in the centre of Wells and the town centre has really improved with lots of independent shops and cafes. Only downside is not having a separate bedroom but even that was a bit of a reminder of days gone by in rented flats 😊.

Great Stay
Lovely little place for couples. Close to all amenities and short walk to harbour. Nice longer walk to beach and pinewoods. Lovely pubs and restaurants too!

Great location in walking distance of all main parts of town and beach. Well maintained. Useful to have car parking in such a central location but very tight and wouldn't be any good for large car or Suv.
Kitchen had all basics, only 2 ring hob and no dishwasher with limited work tops, sufficient for needs on days we weren't eating out.

We did think that there would be basic provisions there on arrival.. tea coffee milk so as not to have to go out for shopping after a long journey.
Otherwise it worked well for us.. cosy , convenient and comfortable.

En-Suite Garage.
The garage was definitely a bonus. The Boathouse lovely and ideal for us, very close to all the amenities, 2/3 minutes walk to the quay and Staithes Street and nearby hostelries and restaurants. The weather could of been kinder.

Lovely Boathouse
We loved the simplicity,style and location of the boathouse.
The property has everything we needed for a weeks stay in Wells including somewhere for the car!
The only downside is that it is located next door to the delivery yard of the fruit and veg shop.This made it very noisy from 6am nearly everyday we were there.There was no consideration for anyone shown by the delivery people-no attempts to minimise the noise.
Be aware before booking and it won’t be a surprise or a disappointment.

only 1 bath towel provided for 2 people
considering it is self-catering - no cooking dishes for the oven. Limited cooking equipment
Wife concerned about frying anything as smoke alarm in top of roof and impossible to switch off if activated so we didn't fry anything.
white work surfaces easily stained but no mats provided.
noisy industrial fridge next door running 24hrs.
garage a very tight fit - no near free 24 hr parking
price would have been Ok if no issues but consider £100 over-priced

A Hidden Gem
We had a lovely week in this boathouse made for two! It was clean, warm and very tastefully decorated and had everything we needed. It was well positioned midway between the Harbour & The Green so handy for walking either end to the pubs and shops. I was proud to have put the car in the garage every day - the garage is roomy but the lane is narrow!! We would definitely stay again!

A wonderful stay, even in the cold and thick fog!
A really pleasant and comfortable accommodation. It was very cosy and warm. It was of a very high standard and had everything we needed. Would certainly stay again and recommend to friends and family. I would also like to commend the staff of Norfolk Hideaways who managed to replace the kettle that had died within an hour. This was done out of office hours and we were most grateful.

A decent place for a short stay
Lovely building and location. Lots to do in the near vicinity and the house was lovely and warm despite the weather outside.
Garage was very useful but as described will be tight for bigger vehicles. We got our Nissan qashai in just about but anything bigger would not fit.
Kitchen well outfitted with all crockery etc required.
Only issues we had was it was very cold when first arriving as heating hadn’t been turned on and there was a bloodstain on the duvet sheets which was very off-putting - we were surprised it was still there despite it being noted in the previous review.
Overall would love to stay again and would recommend to friends.

Enjoyable break.
We thoroughly enjoyed our stay. The Boathouse was clean and well equipped, providing everything we needed for our short break. The position is good for travel to different parts of the coast and further in land.

Well designed property in good location. Shame about the cleanliness
The property had not been cleaned/serviced since the previous occupants had left when we arrived at 4pm ( we had already wandered around Wells since lunchtime killing time until we could get in at 4pm). we had to phone Norfolk Hideaways to find out what was happening.We finally got into the property at 5.30 after the cleaner had been.
The quilt cover had blood stains on. The Mattress and pillow protectors were badly stained and cannot have been laundered for sometime. The hall and stairs needed a deep clean.
The side passage was illuminated but not the back of the property and I fell down the steep step in the dark.
There was a dishwasher advertised on the website but no dishwasher there. This was one of the reasons why we chose the property.
Norfolk Hideaways compensated me with a small refund for the lack of dishwasher and the fact the property was not ready
The property was well laid out and in a good location. It was very warm and cosy. The integral garage was useful as it was easy to unpack the car. There was a lovely welcome bottle of wine. Great for 2 people.
If the cleaning were better I would recommend this property

We are writing in response to your review and confirm that following our conversations with us we credited you with an unprecedented amount due to the fact that the property was not ready upon your arrival and that there was no dishwasher, a facility that we advertised as being at the property. The latter was an error on the part owner as they had failed to advise us of the change. However, we would like to assure you that had we known about this we would have changed our website details and advised future guests who may have been affected by such a change. We also provided you with some refreshments whilst the property was cleaned and explained the reason why this unfortunate situation had happened.

A comfortable haven
Ideally situated for visiting the RSPB reserves and other sites in the area to view overwintering birds. Beautifully clean and comfortable and a lovely warm haven after a chilly day. Everything we needed in the way of cooking equipment etc.
Advisable to book if you want to eat out.

Beautiful Morden loved it
We loved the boat house from the minuite we stepped into it still love looking at our pics of it only down fall with us was cars and delivery in the morning but that maybe because we are light sleepers and not early risers but would still stay there again

What makes this property unique
Ground Floor: Entrance hall With limestone flooring and stairs leading to first floor. Shower room Shower, wash basin and WC Utility room/garage Utility area with washing machine, tumble dryer and freezer.
First Floor: Open plan living area Living area Light and airy room with oak flooring, velux windows and french doors onto a Juliet balcony. Sofa, television with FreeSat and DVD player, CD player/iPod dock unit. Kitchen area Two ring hob, oven, fridge (freezer is located in the utility area/garage), microwave, butcher's style block for food preparation, dining table and seating for two. Bedroom area Divided from main living area by wall that stretches 3/4's of the way across the studio area, this area has a double bed and bedside tables and hanging space.
Outside: To the rear of the property there is a pretty courtyard garden with paved area and a table and seating for two, plus a barbecue. The garage (length 4.8 metres and width 3 metres) will only accommodate one medium size car due to the narrow street in front of the garage and turning area. Larger/estate cars will have difficulty accessing due to the lack of turning space. The access walkway to the side of the property is quite narrow. This property is located in the heart of Wells, so there are sometimes business deliveries nearby, including early mornings.
