Wake up to breath taking views and enjoy them all day long, nowhere in the Turks and Caicos can better views like these be found. Built in 2003 this modern Caribbean style Main House and Guest House offers the best of everything, with its tropical gardens, 2 pools, wet bar etc. We also have Kayaks to explore over a hundred small islands and cays, which the property overlooks. Chalk Sound = is one of the most picturesque views of all time, the colors, the clarity, and one of the few places on earth, where you can = LAY ON YOUR BACK IN THE WARM WATER , ARMS & LEGS SPREAD APART, AND FIND ITS ALMOST IMPOSSIBLE TO SINK, it starts off at the dock around 3 feet deep, and the deepest part of the Sound averages only around 10 feet in the deepest part. At the Dock, there's a couple of steps going into the Sounds warm, crystal clear water, with a sandy bottom, and Coral growing right there, and you can see the tropical fish swimming in & out, but you don't have to go in the water to see the tropical fish, just looking down from the dock into the water, is like looking into an aquarium. AND, I'VE NEVER SEEN, OR HEARD OF, ANYTHING IN THE SOUND, THAT'S HARMFUL TO HUMANS.

We had a wonderful stay at Emerald Estates Villa for the holidays. It is a spacious house with amazing views and easy access to Chalk Sound for swimming and kayaking. Just a short drive/walk and you can access Taylor beach for white sands and calm waters. We were grateful to our concierge Georgette for arranging a special Xmas dinner for the 9 of us at Marine Room restaurant and a fabulous snorkeling trip with TCI Adventures. Highly recommend.
We had an incredible stay at this 2-acre waterfront estate in Turks and Caicos! The property is perfect for families or groups traveling together—spacious, clean, and fully equipped with everything you could need. Each bedroom has its own bathroom, which made sharing the home with another family so easy.The location couldn’t be better—just 15 minutes from the airport and a short drive to Sapodilla Bay, one of the most beautiful beaches in the world. The views of Chalk Sound are absolutely breathtaking, and the property offers two pools, kayaks, and plenty of pool toys for the kids. We cooked most of our meals and found the kitchen stocked with all the essentials, plus tons of towels and utensils.The décor is a bit dated, but the house was spotless and had absolutely everything we needed. Communication with the owner was smooth and responsive from start to finish.If you’re looking for a comfortable, well-equipped home with million-dollar views in Turks and Caicos, look no further. We would definitely stay here again

We arrived early and were allowed to check in after communication with the host. The host was a phenominal communicator. We had 10 people... 4 adults and 6 children aged 8 to 15. We utilized both the guest house and the main house. Both had breathtaking views. Both were very clean. The house was EXACTLY AS ADVERTISED. I have already reccomended it to 2 other big families.

The house is as shown on the listing. It worked well for our group of 18. We had rental cars and drivers. Its needed! The wind blew the entire time so the sound was too choppy to enjoy. Pool water was a bit chilly too. Everyone enjoyed the house

Views were amazing and the home was very clean. Response of staff was typically very quick when we reached out. Our only issue was the cockroach and ant issue. They did come out and spray and lay ant traps which helped but the roach problem was an issue. We kept all food in the fridge or on top of it and kept our clothes in our luggage to help with the issue. Other than that the walk to the beach was short and easy Taylor Bay beach was one of the best we visited it was great for sun rise and sunsets were even better.The staff was easy to work with and responsive.

Beautiful location. Perfect for our needs. Property is showing its age. Many lamps did not work in guest house A/B. The tv was disconnected from internet. Smoke alarms not functioning. No batteries in them. Many screens had large holes. The sliding glass doors derailed and would not close.

Positives: Beautiful view of Chalk Sound, nice property layout, relatively private location, enjoyed the available kayaks and pool equipment, good service from House Manager.
Negatives: Mosquitoes were vicious, silverware & other household items were scarce, had problems with dishwasher and toilets leaking onto the floor, not enough air conditioning so opened windows and doors for relief, house really needs updated.

The Manager informed me that she had a plumber there one hour after you had reported the toilet problem, & he had to take the toilet apart, only to find someone, had tried to force a plastic cup through the toilet?
As soon as we head that the dishwasher had stopped working, we replaced it with a new one.
All bedrooms are Air Conditioned, if the living room needs to be a little cooler, all one hast to do, is close all windows & doors, and leave the bedroom doors open with the Air Conditioners running,
We do recommend strongly to all our Guests before arrival, that the island is Tropical, so unless you have a good insect repeland on, bug do bite.
This property is really large with the main and guest house- we had 17 people and plenty of space! The views are amazing from both properties.
A few things I wish I’d known:
1: You will want a rental car if you want to go to the grocery store, restaurant, or into town. Cabs are super expensive, and the car will pay for itself with a few trips to get food. We did order food delivery from Gourmet to Go, and they were great!
2: The plumbing is like most in the islands. We didn’t flush TP, but the folks before us did. There was a back up in the line. It was resolved within a few hours- kudos to the property team. But, if all guests would just not flush TP, back ups could likely be avoided.
3: The layout of what bedrooms are in what house would be good to know in advance. In the main house, there’s 2 bedrooms with queen beds, and 3 bedrooms with twins. Then, the guest house has 2 bedrooms with queen beds, and 2 bedrooms with twins. On each level of each house there is a kitchen, coffee maker, etc. Really nice if you have multiple families who want some quiet time occasionally.

Decent Accommodations but...
First of all, we had a great time visiting the Island of Turks and Caicos. Lots to see. Lots to do. Easy driving. And the accommodations were right next to the Chalk Sound National Park which led to easy snorkeling and swimming. That being said...
The accommodations had some things you have to know about.
** One: AC is only in the bedrooms and not in the main gathering areas which makes it hard to use the main area as a gathering spot. We had to leave the huge back doors and the front doors open for the cross breeze and for the mosquitos. Oh yes, lots of mosquitos!
** Two: The septic system failed on us and caused a terrible smell for 2 days but they fixed it quickly.
** Three: They have a septic system which requires gentle and paced use which we were accustomed to since we have one also. One of the toilets clogged up and flooded our bedroom and the main area. It was not our fault since it was the toilet that kept running after a flush. They fixed that the next day.
** Four: Watch out for chlorine pellets on the cement next to the main pool. They seem to use that to clean the surfaces around the pool. It burned my leg and ruined my new shorts. Make sure you do not see chlorine dust around the pools.
** Five: This is a big one --- They will charge you for electricity use. So prepare to pay a extra at the end of your trip. That needs to be explained before reservations are made. They did say it after we made our reservations and within cancellation times but that really needs to be explained on the VRBO page.
** Six: The dishwasher was not working properly. It was leaking water. It was never fixed. That's just a fail.
** Seven: The guest house pool never seemed to clean itself and was full of gunk. The people at the guest house never swam in it because of that. The pump never seemed to work at that pool.
** Eight and final: We had a power outage for an entire night. This was out of their control but it's still a problem. We almost lost all our food from the grocery store. They got us a generator but it was the next day after we had notified them of the power outage. That was one really hard night.
Now I write this not to be mean or to be a "Karen" but to let you all know what to expect when renting this property for a family get together. I hope you all read this and are well informed about traveling to Turks and Caicos. BTW - This island is one of the most expensive islands you will ever visit.

I would gladly like to address the complaints you had at the house
(1) No A/C in the Main House living room. As stated on the VRBO site, all bedrooms have A/C’s ,we never said that the living rooms had A/C’s, because the design of the house was to make the living room ceilings very high with a cupola on top to draw and let out the warm air from the living room, thus drawing in cooler air in from the shaded outside air, making the living room comfortable , we even installed ceiling fans to help it even further, and if any guests wants it even cooler, all that has to be done, is to close all the outside doors, and open up the three bedroom doors ( with the 3 A/C’s running ) and the whole living room will be cooler in minutes .
(2)Mosquitoes = All the Guests are sent an e-mail flier a few weeks before arriving, and the heading is = (TIPS TO MAKE YOUR VACATION MORE ENJOYABLE) with a list of items to follow, one of the items is to bring down with you a good insect repellent, as it is a tropical environment, and bugs do bite without it on.
(3) Electricity = Also on the VRBO site, which appears twice, under, rules regulations, policy’s and also on the flier we sent on tips, we put it on there as well, as a reminder, that states = Guests are responsible for the electricity they use (the rental price was lowered for this purpose ).
The Manager always gives out their 24/7 telephone #, so if there’s any repair issues, or anything else that arises, they’re just a phone call away, and if the manager isn’t notified, they can’t fix the problem.
(4) Toilet Overflow, = there is a water shut off valve next to every toilet, if the water doesn’t stop running, all that has to be done is to close the valve, same as you close your kitchen faucet if the waters running, then let the manager know the situation, and they’ll advise you what to do, and be over ASAP to make the necessary repairs, since then (since this never happened before ) we’ve ordered a device to fit into every toilet tank that will prevent anything like this from happening again.
But a call to the manager could have prevented this, as you would have been advised what to do.
Sorry that you found the Island to be very costly but we have to share same expensive costs to run the Estate, and that it doesn’t deter you from returning again to the Turks and Caicos in the future.

Why they chose this property
After seeing many property's that day with the broker, that were nice, but just weren't what I was looking for, we decided to head back to the Hotel, then the Broker said = "O.K, I'll show you one more on the way home BUT, its not my listing" its from another broker ? so I said to myself OK what do I have to loose ? You couldn't see the lot from the road so we had to climb up a ridge to see it, "WHAT A SIGHT" what unbelievable views it had. It was love at first sight, I immediately turned to the Broker & said "I'LL TAKE IT " but I haven't given you the price yet" the Broker said, "I don't care about the price" said, " I'll TAKE IT". As a practicing christian, my first thought was why should views like this be hidden, I'll build a house on this spot so everyone can enjoy these views of Gods creation.
What makes this property unique
I've got many comments from guests, for instants = (" pinch me, so I know I'm not dreaming") ("but I don't want to leave") but most of them just have their mouths open when their eyes are looking at the views of Chalk Sound for the first time, But I didn't want to stop there, I said to myself, when I build a house I wanted it to be just as beautiful as the views around it (SO I DID), I have family reunions, groups from 10 - 18 persons, small weddings, etc in mind. and since then, that's just what's been going there. its just a great feeling when just about every party that goes there, sends me a note after to say = thank you.
