WHEN I GET THIS INFORMATION FROM YOU I WILL SEND YOU YOUR EXACT RATE INCLUDING THE VRBO FEES AND TAXES THAT VRBO WILL CHARGE. I can only rent to vacationers who sign and fill out our rental agreement that is required by my Insurance Company. I will only rent to vacationers who I talk with. Rates vary from $100-$220 a night in the "OFF SEASON", $115-$230 in the "SEMI PRIME SEASON" and $145 -$270 a night in the "PRIME SEASON" and "MAJOR HOLIDAYS". Monthly rates vary from $2500 to $7000 a month depending on the month you stay and the amount of people you have in your group. Daily and Weekly Discounts do not apply for Summer reservations of more than 10 days and $15 a night will be added to the nightly rate for reservations of 10 or more nights . The Cleaning Fee is $150 for 1-6 people, $175 for 7-8 people and $200 for 9-10. The "Administration Fee" is a combination of the REFUNDABLE Security/Key Deposit, the REFUNDABLE Pet Deposit (if applicable) and the VRBO Visa Payment Fee and will be adjusted depending on your group size, the amount of pets and the nightly rate. The REFUNDABLE Security/Key Deposit is $150 for 1-4 people, $200 for 5-6 people, $250 for 7-8 people and $300 for 9-10 people. I REFUND your Security Deposit on the day you check out after the cleaning company cleans the cabin, I DON'T CHARGE THE NON-REFUNDABLE Damage Insurance Fee. There is a $50 Pet Fee and a $100 REFUNDABLE Pet Security Deposit PER PET PER STAY and will be added to the "Administration Fee".. My Insurance Company only allows 3 Dogs Maximum, (NO OTHER ANIMALS ALLOWED). PETS CANNOT BE LEFT ALLONE IN THE jacksoncabin UNLESS THERE ARE IN A LOCKED CRATE. THERE IS A 3 NIGHT MINIMUM ON ALL MAJOR HOLIDAYS, SUMMER MONTHS AND 3 DAY HOLIDAY WEEKENDS, HOLIDAY RATES VARY FROM $175-$250 A NIGHT. All of these rates vary depending on the season or holiday you rent, the size of your group, the length of your vacation and the pets you bring. VRBO will add their VRBO fees and taxes. I RESERVE THE RIGHT TO CANCEL ANY RESERVATION IF THE VACATIONER DOES NOT FILL OUT AND SIGN OUR RENTAL AGREEMENT WITHIN 24 HOURS FROM THE TIME THE RESERVATION IS MADE. What a charming place!

My family and I had a wonderful stay. The cabin was more than spacious for all 7 of us. Everything was clean and lovely. The area is very quiet and peaceful. We will definitely keep this cabin in mind for future vacations!

The cabin was wonderful. We had 2 mother deer with 2 fawns each hanging out in the backyard every day. It was quiet and peaceful with plenty of room. Management was easy to deal with and very accommodating.

Responsive Owner, Interesting Place

If you’re expecting luxury, this is not the place for you, but it does have charm. There were definitely quirks: common rooms tended to be cold, bedrooms were very warm, you had to walk through sleeping spaces to get to other spaces or get to the bathroom. Fun to have a piano in the place and there were plenty of beds for7 people, and ample chairs for around the table. We did have to do some cleaning ourselves when we arrived, including washing a bedspread and retrieving empty water bottles from under the beds. We found previous tenants had stuffed plastic bags in nearly every drawer in the kitchen and left spiked pot holders (c’mon people!). There had been a snowstorm and there was no snow shovel to use on the sidewalk—had to use a dust pan. But Owner Jack was very quick to respond to questions and needs and we appreciated that. I think with a few tweaks for esthetics (throw out the dried flowers and tchotchkes, repair drawers and drawer pulls), go with a keypad entry (I was paranoid about losing the one & only key!), have bigger entry rug & place to put shoes, and including basics like plenty of toilet paper, I would rate this “good” instead of “fair.”

We were here for three weeks. It felt like home. Big kitchen, two dining areas, plenty of beds, comfy living room, great heating system, easy access to stores and restaurants. 5 blocks for Lake but no fish

Cabin looked pretty nice on line. But the rental manager required way too many docs to be signed, stated camera on premises to check on # or people. maybe even had cameras inside rental. Check-out at 10 am with knock on door at 10am by cleaning person. Too many beds in cabin, too many rules, not a relaxing vaca we had imagined. Never again.

My Insurance Company requires our rental agreement to be filled out for every reservation at the jacksoncabin. This is stated in my ad. In todays world people have security surveillance on their homes to keep them protected when they are vacant. They are not on when there are vacationers at the jacksoncabin. THERE ARE NO CAMERAS INSIDE THE CABIN!! I don't understand the "too many beds" remark. The jacksoncabin is set up to sleep 10. We don't remove all of the beds when just 2 people stay at the jacksoncabin . Our check out time is 10 AM and Mr. Goede knew this because it is clearly stated on the Rental Agreement that he filled out and signed. Our cleaning lady arrived at 10:20 AM and Mr. Goede answered the door in his boxers. My cleaning lady told him he was suppose to be out at 10 AM. Mr. Goede rudely said to my cleaning lady "Thanks for bothering us" then closed the door in her face. He checked out 15 minutes later. I would never rent to Heinz Goede again. I'm glad he won't be coming back. He was Extremely rude to me and my cleaning lady and he was the person that was breaking the rules. Mr. Goede even complained to me that he couldn't find Rainbow Lake which is only 5 blocks down the street. NO ONE EVER COULDN'T FIND THE LAKE.

2 weeks in Lakeside

I enjoyed the location of the cabin. I got there right at check-in and it was clean and ready. I will say some issues I experienced. 4 of the large windows did not stay open without something to prop it open. I bought something. All doors only use a key, which when going to bed is a bit of a pain to walk around with the key to lock deadbolts (and vice versa in the morning). There are lots of old family photos and the furniture is old, old, old and cluttered. There's a twin bed in a closet where the King is, one twin bed in a laundry room, a room with a double and a twin. Very strange sleeping quarters. I actually felt like someone moved out so I could stay there. The owner lives 2 doors away and unfortunately has alzheimers and forgets its a rental. She was sweet enough after a minute or two, but she popped in and didn't know who I was, who the rental coordinator was, why I was there...just an odd interaction. The "orchard" is in very poor shape and the yard has been ignored and several plants and lawn are overgrown. All in all the location was great. But with the $ spent on the rates, they coukd easily replace all the windows and locks. It was basically my grandma's house,"charming" isn't quite the word I would use. Nice enough people, but for the money you can find better. .

Hi Monica, THE OWNER DOES NOT LIVE 2 DOORS DOWN! The lady with Alzheimer's is the Owners Aunt and I told you this when you called me. I don't know why you would publish this knowing it's not true. The Owner lives in Mesa, AZ. 175 miles away. The jacksoncabin is advertised in the VRBO ad and my website as the "Historic Jackson Cabin" because this cabin does offer a historic experience as well as modern amenities and furniture. There are some antique pieces of furniture featured in the home that represent the time it was built in 1932. There is also a collection of magazines and books from the early 1900's in the den along with some photos that show a bit of the history of Lakeside. All of our other renters reviews have shared how they have really enjoyed the historic experience, many of which you can't read because they are not on VRBO. The only people who can write a review on VRBO are vacationers who book the jacksoncabin thru VRBO which is a very small percentage of our yearly bookings. This is the first time a renter said anything about the windows or the dead bolts. The 4 windows have been fixed and the deadbolts have been replaced with deadbolts that can be locked from the inside without a key. Our Rental Agreement asks Vacationers to call me immediately if there are any problems. If you would have called me right away the windows would have been adjusted and the deadbolts would have been changed within 24 hours.. You stayed for 21 days and you wouldn't have had to deal with these issues. The bed layout is detailed in the ad for the jacksoncabin property #720776. This Cabin is wonderful for a large family on a budget. The jacksoncabin is a 1435 square foot cabin that will sleep 10 people at an extremely low rate. The jacksoncabin is only 5 blocks from Beautiful Rainbow Lake. The front and back yards are kept trimmed but the rest of the foliage and landscaping is meant to be more natural with wild flowers, Pine trees and bushes. The Apple Orchard is not producing fruit in the Summer so it looks dormant at this time of the year. I encourage you to please read the complete ad for the next property you rent so you know where you will be going and make sure it meets your expectations so that you won't be disappointed. I suggest you stay away from "Historic" properties with natural landscaping and antique furniture. The rates at the jacksoncabin are unbeatable. If you want custom homes with manicured landscaping be prepared to pay twice as much.

Pinetop Getaway

Jackson Cottage is in a good location - convenient to many activities in Pinetop. It is an old house, built in 1932, but it has had some additions and renovations. The kitchen is fairly well equipped, and we also enjoyed using the gas BBQ out on the deck. The king bed in the master bedroom was very comfortable. We didn't use all the beds, so I can't vouch for the others. The decor is like a grandmother's house in 1975, except for small flat screen TVs and unsecured wifi. The deck has tables and chairs, which we enjoyed using. We really enjoyed exploring the White Mountains with Pinetop and the Jackson Cottage as our home base.

Awesome Cottage

Very cute, great decor and nice area. Cottage very clean and has everything you need for a short or long stay. The main bedroom has a very comfortable bed. The cottage looks small when you pull up but very spacious. Will go back for sure!!!

Quaint and Charming! A bit of history to enjoy!

We so enjoyed this quaint and cozy cottage! In just a few minutes walk we were strolling by the Lake...and loved all the beautiful tall pine trees all around. It was nice to stay in a place where you don't have close neighbors...it was quiet and peaceful. Loved the 1930's doors and fireplace...nice to enjoy a bit of history! We enjoyed sitting on the back deck...just relaxing! Great getaway! The manager was very helpful and prompt with all our needs and questions. I would totally recommend this place...we will go back again!
