The house is on lake front property in a safe residential and recreational neighborhood. Guests have exclusive access to a small private beach and dock. The house has beautiful views of Angle Pond from the kitchen, living room, and the 3 season covered porch. The lake is just a few seconds walk across the driveway.
There is a wooded private hiking trail, and a private back yard where you can hear the Pileated Woodpecker and see other colorful New England birds. It is an ideal safe place to enjoy swimming, fishing, ice fishing, canoeing, relax reading a book, eat at nearby restaurants, or explore New Hampshire beaches/mountains. The house is a half hour away from Boston Regional airport in Manchester NH, and an hour away from Logan airport in Boston MA.
The house has two bedrooms with capacity for 4 guests. There is an open concept kitchen, living and dinning area with high ceilings, one full bath, and a three season covered porch. There is free parking space for up to two cars.
There is a generator in case of power outage.
The house is not a cabin. Guests may use the entire house for a minimum of 2 nights.
Swimming and water sports/activities are at your own risk. Bring your own canoe or kayak, and life jackets. We have a canoe & some life jackets that guests can borrow. The canoe driver must be atleast 17 years old with no more than 3 people in the canoe.
We require our guests to follow the NH State rules for preventing the spread of Covid-19. We ourselves follow the NH State rules for cleaning/disinfecting, and take precautions for preventing the spread of Covid-19.

A lovely spot with beautiful views of the Angle Pond. I would certainly rent this vacation home again. The house is set up well but,there are steps into both bedrooms and bathroom if steps are an issue this might be a problem, I highly recommend this cottage for a restful time in a beautiful place.
It was family friendly. Owners were very responsive. Will definitely recommend this place to all my family and friends.

Don’t!…We rented the place for two nights. Arrived at 11 pm - too late to look for another place the same night. But the second night we spent at a hotel despite incurring 400 in extra cost. Do you want to find out why? No you don’t. Just stay away from this one - there are plenty of normal options on the internet…

Andrew, you told me on the phone that if I did not refund you $400 for a $200 per nt room, you will give us a bad review. I realized that this is extortion!! I refuse to refund money under threats of extortion. The commission, taxes and payment-processing fees that VRBO charges is not forwarded to the host.
You wanted a late check-in because all restaurants had very long wait times on Friday night, and you wanted to wait to have dinner before check-in, otherwise you'd be hungry that night. I informed you a late check-in is not a problem because we gave you a keyless entry code. At 10:33 pm you called to confirm directions to the rental and I helped you w/ that. You never communicated any issues to me during your stay via texts or in-App messages. After your stay you called and threatened me w/ extortion on the phone!
We enjoyed our stay in this beautiful relaxing guest house, everything was as listed and the host checked in to ensure all was good. The location is beautiful just hard to navigate, the hosts provided very detailed directions which were helpful.

You're welcome to stay again. The spray worked well to keep the ants away. We use the spray in moderation, only along the perimeter of the house.
The house is well equipped for a comfortable stay! Appreciated the extra touches. Very nice neighborhood for taking a walk. Although not water front it had a nice little area to sit and enjoy the water just steps away. Also a beautiful area to drive around and sightsee!
The water in the pond was so relaxing and not too cold. Hubby totally enjoyed fishing from the pier. The home was quite comfortable and easy to be in for 2 weeks. I didn't quite expect there to be so many houses along the shore and

House was as pictured. Very accommodating for our bikes to be on the screened in porch when we were not cycling. Beautiful area to walk around. Lots of humidity that week but the owners put in a dehumidifier which worked so great that we didn’t need to use the AC units.

Paul, his nephew John, and family enjoyed the bonfire and s'mores at the beach. They left an extra bundle of firewood for next guests. They enjoyed making pancakes on the morning of their check-out day. They followed the rules, and are welcome to stay again! The lake view on VRBO is definitely the view of the cove as seen from the beach during daylight hours.
Communication with the owners was great. They were responsive. Upon arrival, there were fresh flowers on the table and the cabin was immaculate. Great notes all around the place and it was well stocked with essentials for cleaning and cooking. We were there to visit our mother in a nursing home and for family so we did not take advantage of the pond!. We recommend this property.

We were looking for a rental close to family. The view of the lake was a bonus. The house is older but clean. The rental looks just like the pictures on line. We had an issue with the shower but the owner had the shower repaired the same day which was appreciated. As long as you understand the house is older and has some quirks associated with older homes, I would not hesitate to recommend staying here.
The drive to the property is a gravel road, but there is pavement to park on at the house. There are 3 sets of steps (2-3) down from living/dining/kitchen area to bedrooms and bathroom. Only one has handrails. Beds were comfortable and the view is very picturesque. We were mostly there for sleeping though since we day tripped the whole week. Saw some chipmunks and squirrels too. Even a woodpecker and bluejay too. Leaves were awesome for viewing.

Thank you Pamela. We now have handrails in all rooms that are 2 steps down from the living, dining rooms and kitchen.
This house provides a rustic vacation spot, but was also very inexpensive, so I think was fairly priced for what it was. Being pregnant, I specifically looked for listings that were air conditioned, and this property said it was, but really had a very loud window unit in only one of the rooms. Other than that, the description was pretty accurate to what we had available to us.

Nice sized cottage for a couple or small family. Was damp when we arrived but dehumidifiers really did the job. There are helpful notes posted around the house. House could use better kitchen knives and more cutlery but otherwise was delightful. Not right on pond but you can see it. There are chairs down at pond and small dock. Looked weedy and mucky for swimming but doable, especially with water shoes. A nearby pasta restaurant, Pasta Loft, was great for take out.

Overall, we enjoyed our time at the property. It is very quaint. The property manager was very responsive, the place was clean but not spotless and all supplies were ample. The location could not be beat. Our problem was with the mildew and overall dankness of the property. There are purifiers and dehumidifiers which were fighting hard to help the issue. My family is allergic to mold and mildew so this presented a huge problem for us. Another issue/difficulty was with the scented room plugins. There was a mixed bag of scents. My family is also very sensitive to these as well. I was surprised no one else had mentioned this in their reviews so it may have been a new thing. But they were aware. We live in a very old house and are used to vintage houses but this was over the top. We always use VRBO and the other house rental sites. This is the first time I have left anything close to a negative review. The smell made it very difficult to truly enjoy the house as we were fighting our allergies for the entire visit. Still a great place but if this type of thing is problematic for you, this could be an issue. A heads up would have been nice.

Katina, no Airbnb guests have complained about mildew because there is no issue. All the floors are brand new, installed this year itself. The basement is dry as well. Why didn't you speak up about your discomfort during your stay? We would have checked the place to confirm issues & remove the Glade and Airwick (so easy to remove). You also did not ask questions, based on your serious allergies, before making the booking. I found a prescription in the fridge after you checked out, and notified you, You never responded, to pick it up or throw away. Good communication from you would have resulted in a more comfortable stay for you.

Cute but cluttered. There was no horizontal surface that was clear of stuff and every closet, and porch had random stuff in it (old chairs, air conditioners, shelving, etc). Also, we are a shoes off family and the floors turned our feet black. Only one smoke alarm was working (I always check). The host brought us new batteries for alarms we found in random drawers but no in their mounts (which ultimately didn’t work) and they mopped the floor but coupled with the clutter it was disappointing. There were no kitchen knives, only 4 forks and no drinking glasses. Signs , post its, pinned notes EVERYWHERE. If the place was less cluttered - one large sign would have been sufficient - the welcome manual was well done so that was truly enough. Again, this place has so much potential and the host was responsive but it feels like the owners are using the house for storage for “useful” things they don’t want to throw away and not keeping it organized for the purposes of rental. I too own rentals so I don’t say any of this lightly and I try very hard to be low load / self sufficient but this place made me want to move everything outside and reorganize / declutter so so badly. Maybe it’s just gotten away from them this summer…cause all the other reviews were solid along with the photos.

This review has inaccuracies. There are not only drinking glasses in the kitchen cupboards but there are extra sets of glasses in the hutch. There are plenty of high quality stainless steel dinner knives & other cutlery for a family of five. This is a lake front recreation area with a sandy beach for swimming, canoeing and fishing where guests often walk barefoot outdoors as well as indoors. There is a cabin like feel and ambience to this home with new wood floors, amenities including a firepit and BBQ. It's a place for relaxation and sightseeing NH & MA. The previous guests had taken down the smoke alarms perhaps due to cooking or smoking, even though we have a no smoking policy. We have extinguishers in every room. We check the detectors regularly, however will check before & after each guests' stay. The furnace is essentially in off mode for the summer months. This place is ideal for vacations, for families who visit their friends/relatives in Hampstead, however appears your trip was more for inspections perhaps. Clutter is a relative term, yet we hear you and have removed some of the non essential things from the closet.
Overall excellent simple convenient property for the art 11 or 101 corridor. Beautiful in the fall. Owner was very helpful and communicative. Furnishings were very good. View to nearby lake was great in mornings and at sunset.

We welcome guests who are interested in fishing, winter ice-fishing, bird-watching, swimming, canoeing/kayaking, site seeing, and activities in the New England region.
Why they chose this property
The lake looks beautiful in every season of the year. There are spectacular sunsets with pink, purple, and peach hues. The lake has magical copper/gold hues at sunset, and waves with blue white caps in choppy weather. We enjoy seeing a variety of migrating ducks, geese, buffleheads, loons, blue herons, and other water fowl throughout the year. We enjoy seeing the native New England birds such as the pileated wood-pecker, blue jays, cardinals, gold finches and humming-birds to name a few. There are some colorful hyacinths and water lilies in some of the coves of the lake. It's no wonder that Robert Frost lived in neighboring town of Derry NH, and wrote poems about the beauty of this area.
The vacation home has the advantage of being away from the hustle and bustle of a city, and yet having access to town amenities and restaurants. Life here is quiet, safe and peaceful, and yet not isolated or secluded.
What makes this property unique
The home is on the largest property on the south-eastern tip of Angle Pond. It is almost a 2 acres, estate like property on a lake. There is a 800 ft. hiking trail that circles through Maples and tall pine trees, and has the most beautiful colors in the Fall season! There is a private back-yard behind the guest-house. It is a very short walk to the beach, dock, and fire-pit to relax in the evening while enjoying the sunsets.
