The perfect getaway for any season! Enjoy the lake views inside next to a roaring fire, or in the summertime take the kids for a swim in the shallow water just off your private beach. Relax in the hot tub set in the back deck as the sun sets over the lake and the stars start to come out. Make every night movie night on the 50" 4k TV. Whether you want to stay in or see the area, this cabin has something for every member of the family!
We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We care a lot about maintaining good relationships with our community, so we appreciate you following these "house rules" during your stay.

LODGING AGREEMENT: The guest booking the property must digitally sign a lodging agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. If the lodging agreement is not completed with 24 hours then the reservation will be cancelled. The agreement will be sent via text message, so please be sure your phone number is correct before booking.

AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.

QUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund.

Past noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.

NOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.

ACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.

POSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.

NO MUSIC OUTDOORS: This is a quiet, family-friendly lake community, not a place to party. Residents and guests alike come here to relax amid the peace and quiet of the lake. Because of this, and because sound carries so easily across the lake, we do not allow guests to play any music outdoors. Other reasonable noise, from children playing outside, for example, is no problem.

NO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)

SNOW-INS: During the winter, there is a good chance that a significant snow storm could restrict access in and out of the cabin. The roads are plowed, but not always promptly. 4 wheel drive is highly recommended in the event of a snow storm, and you need to use good judgement as to whether to cancel a trip before it begins or leave the cabin early.

HEATING IN WINTERTIME: When temperatures drop below freezing, you need to use the wood stove to properly heat the cabin. YOU MUST HAVE EXPERIENCE BUILDING INDOOR FIRES TO STAY HERE IN THE MIDDLE OF WINTER. There is sufficient baseboard heat in the two downstairs bedrooms, but the living room and loft area are only served by a single baseboard heater and a gas heater, which are not sufficient by themselves to heat the place during freezing weather. Therefore, you must build an adequate fire to keep the living room and loft area warm.

WOOD STOVE: You are encouraged to use the wood stove as long as you do so carefully! Always keep the stove door securely shut unless you are actively putting logs inside the stove. The stove can get very hot, so be sure to keep small children away whenever a fire is burning. We do not guarantee there will be firewood or fire starter at the cabin, so it is best to bring your own. The River Country Store 1.5 mi away sells bundles of wood.

NO SMOKING: Smoking and vaping are never allowed inside the house. You may smoke or vape outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off. If smoking inside the screened porch, please turn on the fan so that the smoke does not linger and leave a smell.

NUMBER OF GUESTS: It is important to have the correct number of guests on the reservation, so please update accordingly if the number changes after you first book. Sleeping 8 people will require 2 people in each queen bed and 1 in each twin bed. If the cabin is filled to capacity, 4 people will be sleeping in the loft and sharing the 1 small bathroom up there. There are only enough plates, glasses, etc. for a maximum of 8 people, and the septic plumbing cannot handle more than 8 people at once. Only registered guests are allowed to use the home, day or night.

SHEETS: At the end of your stay, please strip the sheets off the beds that were used and leave the sheets on top of the beds.

PARKING: There is room for up to 4 cars in the driveway, but if parking more than 2 cars, you might have to box in other cars by parking behind them.

AIR CONDITIONING: There are two window unit air conditioners at the cabin. In addition to the two window units, there are lots of ceiling fans. Together these should keep the cabin interior in the 70s on all but the very hottest of days, but be aware that cooling into the low 70s or 60s likely won't be possible in summertime.

BRING OR RENT YOUR OWN BOATS: We do not offer kayaks or other boats to guests. The Mountain Lake Club on the lake does rent boats from Memorial Day to Labor Day, including at least one pontoon boat. No gas-powered boats are allowed on the lake--only small electric motors are allowed.

BUGS AND MICE: We have regular pest control to minimize the presence of bugs and mice. However, this is a cabin in the woods, and that means no matter what you do there will still be bugs, especially in the summertime. Even if you are very careful, some of those bugs will find their way into the house. You must carefully clean up the kitchen every night and securely package up all food so you do not attract bugs or mice. It is rare that mice are spotted inside the cabin, but it has happened before and could happen again. If the sight of a mouse would be too much to bear then you should not book this or any other cabin in the woods.

THIN WALLS: Past guests have commented that sound travels easily between floors and between bedrooms. Therefore, this cabin is best suited for families and those with whom you feel very comfortable!

WAIVER OF LIABILITY FOR USE OF HOT TUB AND/OR LAKE: The hot tub remains open year round. If you use the hot tub it is your responsibility to ensure the water remains chemically balanced and safe to use before you use it. By using the hot tub and/or the lake you agree to follow all house rules associated with it and you release the owner of the property from all liability relating to injuries that may occur while using the hot tub and/or the lake, regardless of whether injuries are caused by negligence.

SEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.

NO FIREWORKS: Fireworks are not allowed.

NO FIREARMS: Guests may not bring firearms or ammunition inside the house.

NO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

It was okay. The lake is pretty. Some suggestions are blinds or curtains needed throughout 1st floor due to no privacy. At night, everyone can see in except bedrooms. Dishwasher needs to be replaced. Mattress tends to cave in the middle with 2 people on bed. I would make sure you are back at the house before dark too because no street lights and various animals around, lots of curves on road.

My family and I stayed at the cabin for my husband’s birthday. We had a great time. The cabin was clean and well-equipped with everything we needed. You can’t beat the location and amenities. Owners were very thorough, informative and detailed which I appreciated.

Perfect Family Retreat
Our family of 5 had a fun and restful vacation at this beautiful lakeside cabin! We appreciated all the attention to detail…super easy check in and check out, incredibly helpful tips and suggestions through the online guestbook and a beautifully designed space that gave us the opportunity to unplug in a comfortable but simple setting. Our kids loved the loft space, found the perfect spot to read and enjoyed hours swimming, fishing and kayaking in the lake. We ventured to into Harper’s Ferry to explore the history of the area, take a hike and get some ice cream. We also took tubes down the river and ended that days adventure at the Harper’s Ferry Brewery. All in all it was a great time and we would love to come back!

Not what it looks like.
The cabin is nice, but there are issues. First of all it’s smaller than the pictures make it out to be. The cabin has 2 window units to cool it, one upstairs and one downstairs, upstairs works great the downstairs one done keep the bedrooms cool since it’s located in the living room, plus the ceiling fan in one downstairs bedroom is about to fly off the ceiling when you turn it on. When someone up stairs takes a shower it is extremely loud downstairs for some reason. And there is a strong sulfer oder in the water. The hot tub is old and didn’t look like the water had been changed in a long time, we didn’t even get in it because it looked and smelled gross. The pictures show a floating dock on the lake, there was no floating dock on the lake. All in all not what it seems. We have better luck renting vrbos from individuals and not a rental agency. It’s not worth the money!

We fell in love with Harpers Ferry the first time we visited and kept looking for excuses to come back. When we found the Cozy Cabin in 2018, we found our excuse, and eager to share its idyllic setting with others, we started Mountain Mama Vacation Homes. When we saw that our guests loved it as much as we did, we jumped at the chance to buy the River House the following year and have continued to grow ever since!

We met when Eddie was wrapping up college at Harvard and Mary was midway through her masters in piano. We’re now a few years into marriage and raising two small children who seem to have inherited their father’s penchant for adventure and not enough of their mother’s sense of caution. Eddie looks for any excuse to be outside: hiking, biking, white water kayaking, you name it. The more adrenaline, the better. He's no stranger to sky-diving or bungee jumping, safari excursions or cage diving with sharks. This love of the outdoors makes it a joy to toil creating outdoor spaces at our homes that highlight the abundant natural beauty of the Harpers Ferry area.

On the other hand, Mary's idea of the "great outdoors" is curling up with a book inside a screened porch. For her part, she loves the challenge of putting together interiors with a mix of new and vintage items. She ensures that, even in Harpers Ferry, the comforts of home are never far away.
