Il Casale con tre viste, a 360° panoramic view overlooking rural landscape

The Casale is perfect for those who want to appreciate the beauty of central Italy.
At the crossroad between Tuscany, Lazio and Umbria, it has a 360° panoramic view overlooking rural landscape.
It is situated perfectly if you wish to enjoy medieval gems or simply swim in the pure water of Bolsena.
Natural hot springs are everywhere. You can hike and bike at the Monte Rufeno, enjoy an aperitivo at San Casciano, Sorano or Aquapendente.
At the Casale, you will watch the most beautiful sunset.

The Casale s name is Copertone from the stream that flows down the hill.
It was a ruin. It has been restored by our parents who designed the interiors and the garden, taking care of the plants and flowers.
Today is a lived, warm and restful house, located on top of a gentle hill in the middle of wheat fields.
It is tastefully decorated to reflect the region and landscape of the countryside.
The house has 2 floors. On the ground floor there is a large living room with fireplace, a kitchen with oven, and dishwasher, breakfast room, a bathroom with shower and a double bedroom
There are four bedrooms upstairs along with two bathrooms with a bathtub.

A few days before your arrival at the "Casale con tre viste", I will send you the cellphone of one of us, who will show you the house upon your arrival, and will explain to you everything you need to know. This person will be your contact during your staying at the Casale.

The Casale is located at only 10 km from the Spa of San Casciano dei Bagni and at the border of the Natural Reserve of Monte Rufeno (15 min by car) where one can enjoy trekking and horse riding.
In 30 minutes one can reach suggestive places such as Montalcino, Pienza, Bagno Vignoni, Orvieto and Città della Pieve.
The nearest lake is Bolsena lake (just 25 minutes by car) where you can rent boats of various types.
From the Casale you can also admire the Amiata Mountains where you can visit the Wildlife Park and observe many species of animals living in an almost natural conditions. " In San Casciano dei Bagni (10 Km) there are craft shops, wineries and excellent traditional restaurants. In Acquapendente (7 Km), one can buy various local products: meat, wines, jams, legumes, cereals, oil and cheese of local Coperative.
You can also reach the sea at just 1 hour by car. We suggest the natural reserve of Macchiatonda and Capalbio. Sorano and Pitigliano, wonderful medieval sites, are on the road toward the sea.

It has a splendid view, on all sides:
· Behind the Casale is protected by the woods of Mount Rufeno, which is a natural park in Umbria.
· On the right side, you can admire the Tuscan medieval and renaissance villages, with the clay and the rows of cypresses.
· On the left side, you will find Acquapendente, the last town in northern Lazio, where it is a pleasure to come and go for an aperitif, a dinner or breakfast.
When we go to COPERTONE we love:
· Play sports, go to the lake and to the Termal bath
· Cook (there is an oven that makes amazing pizzas, and a barbecue)
. Discover the nearest wineries
· Take care of the plants and the garden
· Walk around and run into animals such as foxes or deer
. Look at the stars and the milky way
. Relax, read and take all the nap we want!


You need a car when you stay at the Casale Copertone. As you can notice by the pictures, you reach is calm and outstanding location following a country road. We and the farmers that use it, always look after the road and is in good conditions. Anyway, if you have the choice, come with a car that is not to low.

Sehr angenehm. Das Haus ist wintertauglich und sehr gut ausgerüstet. Unterschiedliche Zimmer von sehr gross und schön bis zweckmässig. Grosse Badzimmer. Viel Platz, sehr schöner Garten. Die Betreuung durch Roberto war hervorragend. Die Zufahrtsstrasse (nur ab der SS 2 möglich!) ist etwas ruppig. Alles ist gut organisiert.

A wonderful rural experience
The casale is very nice, everything so clean but simple decorated. We enjoyed the casale especially the garden where we have our coffee every morning and talk about where we are heading for the day. Thank you Roberto for providing us fans for each bedrooms, for recommending places to eat and visit. We enjoyed almost all of them. It's a very local town with amazing food and wonderful price. And we also be able to visit all 3 hot springs, the warmest one is Casciano dei Bagni. The house is on top of the hill with beautiful view, but also of course with a lots of bugs and mosquitos. The road to the house is quite rough and long like Roberto as mentioned you do need a 4/4 to get there. Roberto is very accommodating if you do have any questions. Overall we enjoyed the casale and the surroundings very much and Acquapendente is worth to visit.

Our first family trip to Italy
Our stay at the Casale was truly a wonderful experience. It's a rustic country Villa that is situated above the surrounding landscape. It's views are something to behold. The property is quiet, private and secure. The villa itself is comfortable and spacious, even with 7 adults , still plenty of room. We stayed in early June and the weather was perfect. The stone and concrete structure, coupled with the thermopane windows and French doors , kept the villa cool, even on warm days. There are also nice breezes that contribute to the comfortable temps. At night, open the windows and awake to beautiful bird songs. The Casale also has nice outdoor spaces that are shaded. You can enjoy your morning expresso or wine and cheese and prosciutto at sunset. There is even a pizza oven for the little chef in all of us. The grounds around the Casale have fruit trees and fresh vegetables ( Roberto picked as some artichokes for us, then gave us a french marinade recipe to complement the dish, they were superb) and herbs growing , which Roberto encouraged us to pick and enjoy. The Casale is located about 10 mins from the town of Acquapendente. This is a town not to miss. The people are warm, friendly, and very hospitable. There is also a local supermarket called coop which offers the freshest fruits, local wines( very inexpensive and so good) and fresh baked bread. Just go there you won't be disappointed. Roberto has a property manager named Eline. She is Awesome. She will met you on the day of your arrival and if you need anything , she will make it happen. Eline knows many of the better restaurants and places of interest. She will set up your reservations and you will be treated like royalty. This was our first trip to Italy and we realized there is so much to see. The Casale served as a central base. Our friends. native Italians, joined us for some day trips. We were able to see Florence, Siena, Ovrieto, Bagnoregio, San Gimignano, and some others. There are also some natural hot springs close by. Obviously, you can set your own pace. On off days, the Casale was an oasis to rest and drink in Italy. Roberto suggested to hire a SUV or a vehicle that had at least a higher ground clearance. Part of the farm road that leads to the house had some erosion but not a major problem. We thoroughly enjoyed our stay. Peaceful location with stupendous views
If you love being close to nature you will love staying at this house. So peaceful and a delight to hear the sound of cuckoos, nightingales and owls. We regularly saw wild boar on the track up to the house and the fields were full of wild flowers, but, still only a 15 minute drive to all the facilities of Acquapendente. There were only two of us staying but the house could easily accommodate lots more being spacious and comfortable. The weather wasn't kind to us but the heating and open fire made things cosy. A few initial hiccups with the house were quickly remedied by Roberto & Eline both of whom were very friendly and helpful. We found the position of the house ideal for visiting Siena, Arezzo, Assisi and also a trip to Rome on the train. A warm day enticed us to try the nearby thermal springs- amazing, but most of all we enjoyed the evening BBQs with ever changing stupendous views across the valley. Very nice property in a wonderful location.
