I booked this property due to having 2 separate sleeping/living spaces. My friend and I were able to work compatibly during the day and come together for meals. The town was cute and the walk up to the viewing platform was not too challenging. It was a great get away.

Great family getaway!
Our family was very much impressed with our stay. It was more spacious than previously thought; amenities helped and having access to the washer/dryer was a bonus. We were all very comfortable and able to relax after a ling day on the Frio River. Our Guest contact was also very helpful.
While the key was a bit difficult to get to, the location was beautiful. The home was clean, tidy, and well cared for. It is off the beaten track in the middle of the hill country with gorgeous views on the way to the house.
The property was exactly as decribed. It was perfect for our needs for our stay. It was close enough to everything we needed to get to: Garner State Park, the Frio River, but far enough away, so when we wanted to just relax we were away from everything. It was very clean, and had all the things we needed. I would recommend it to anyone and stay there again myself.
The place was nice, just as described. Debbie the housekeeper was absolutely amazing. She is one to bend over backwards to do whatever she can to help you. If you need anything reach out to her.
My Sister-in-Law and I planned a hiking trip for Garner & Lost Maples State Parks. The home was spacious, clean and cozy. It was a nice place to come back to after long days of hiking. We had a broken toilet and it was fixed within 2 hours. The maintenance guy gave us a great tip about where we could grab delicious burgers and he was on point! Great trip and I highly recommend this location.
The mobile home was really clean, close to town, very quiet. It your looking for a hunting base camp or in town to visit family, it’s good for that. If your looking for the honeymoon suite, this is not it. The picture of the porch and the scenic Mountain View does not belong to this house. Again, it really was clean and worked well for what we need.
The wife and I took some time away from work to enjoy our 33rd Anniversary. We couldn’t have picked a better spot.
Quiet and secluded. Nice viewing deck up the hill and a small pond around back.
Enjoyable evenings under the trees and good alone time for us.
Home had everything you need and could have wanted.
I’ve never been let down by a VRBO sponsored home in all of my years of using their platform.

Not amazing views
This was our anniversary trip saw had panoramic vies there were none only a small patio with a dirty mop and no views. Remote control didn’t work. Holes in walls. Furniture looked like something you found on side of road.

- We use professional photographers so we can be sure that our images accurately reflect each property and guests can decide before booking if the home, decor, and furnishings meet their expectations. Additionally, there are instructions in the house on how to get to the top of the property, where you’ll find a 20' x 20' deck, called Eagle's Nest. From here, you can enjoy panoramic views of the entire Sabinal Canyon and the beautiful mountain range that forms the canyon. We wish you had reached out during your stay, we would have promptly responded and been more than happy to help you locate Eagle's Nest.
- We sincerely apologize for the inconvenience with the TV remote; it is being replaced with a new one so future guests do not share the same experience. The hole in the wall was where a cable came through, this has since been fixed.
We do all we can to make the best possible stay, and we look forward to this property hosting many satisfied guests.
If you are looking for quite, you will find it here. If you are motorcycle riders this is a great spot to make your rides from.
The house was very comfortable. Very clean when we arrived. You will find everything you need provided in the house. Except food of course. We enjoyed having breakfast every morning and then fixing dinner at night.
You are not allowed to use charcoal for a fire so make you are prepared if you want to cook on the grill.
We thoroughly enjoyed walking to the pond in the evenings and feeding the fish. We loved it so much we bought dog food at the store to feed them along with the bread.
Was a little disappointed with the Eagles Nest. I thought it would be right out the back and we could go out in the morning and have coffee and just relax. Unfortunately the Eagles Nest is a 1/4 mile, uphill from the house. I would not recommend walking up there in the dark.
Overall we had a wonderful time and would definitely stay again.
NOTE, it wanted me to rate the communication with the owners. There wasn't any so I left a five star because of all the little things.
The place was remote (which I loved). The views were great and the eagle's nest overlook was beautiful. We were able to see several different types of wildlife. I would stay here again.

Expected better
The best part was the outside deck with beautiful view which was 1/4 mile walk away. The trailer smelled upon entering. My friend with asthma had problems breathing and my allergies flared up. We kept the A/C on most of the time to clear the air. However, the hot water heater kept turning off, which we assumed was because the A/C was on. Fortunately the water heater would reheat on when the brakers were reset (after turning off A/C). However, once the hot water was heated, it wasn't enough to reach the jets for the hot tub to work. The dishwasher was out of order, but the stove and frig worked.

Utopia cabins
Great quiet little place. Glad we rented both places together, would have been crowded if someone else in other cabin.
The property was close to the river for us to float. The deer came right up to the house. The short hike to the scenic overlook was worth it. The owners had everything you needed for a weekend stay. The house was dated, but beds were comfortable. Area was close to the river for tubing. Owners didn't bother you and checking in was super easy. We would highly recommend and definitely stay here again.
