Welcome to the River Strand gated community.

River Strand includes an Arthur Hill designed 27 hole world class golf course (see Links section for more info), 8 Har Tru tennis courts (Lighted), swimming pools, and a lazy river/resistance pool. (Depends on one's perspective: go with the flow - it's a lazy river, swim against the flow - it's a resistance pool)

The Clubhouse has a 24/7 fitness wellness centre, jacuzzi, two restaurants, and tiki bar.
In addition biking, walking, jogging paths, and softball fields are all nearby.
The new community center offers an even larger fitness center, half basketball courts, pickle ball courts and another pool and hot tub.

Access to all facilities, including the Golf Club and Tennis Center is available to you.
The Golf Club membership is a family membership and includes full playing privileges for both spouses and any children under 18 years of age.
The only additional charges are a one time member transfer fee, and golf fees.
The golf fees are set by the annual budget and can be found at the River Strand Golf website.

Our unit is located on the third floor of the four storey condo building, and the elevator is just down the hall.
The 1260 square foot spacious unit has two bedrooms and two bathrooms.
The Master bedroom has a King sized bed with ensuite bathroom which includes an oversized stall shower.
The Second bedroom is furnished with two twin beds.
The Second bathroom is also full sized and includes a bathtub.
Each bedroom has an HD television set.
A pull out couch in the living room gives the unit the ability to sleep up to 6. The pull out couch has a more-comfortable-than-you-would-think memory foam mattress.

The screened lanai offers a fantastic overlook view of the 6th hole of the Estuary 9, one of the three nines of the golf course. We have an electric BBQ on the Lanai for your use as well.

The floorplan is the very popular Brookside layout (mirror image from posted picture).

The kitchen has granite countertops and a breakfast bar, stainless steel appliances, and a dinette set in the breakfast nook.
The kitchen is fully equipped and well appointed and should have everything you need. (A pet peeve of ours is kitchens that don't have the 'stuff' that you typically need. We have tried to anticipate everything and provide it for you).

The dining room off the kitchen seats 6.
There are tiled floors throughout the condo, but with carpeting in the two bedrooms.
Other amenities include: 55" UHDTV (4k capable) with soundbar, Blu-Ray(DVD) player, extended cable package (including ESPN/Golf channel and loads of HD channels), Unlimited High Speed (100 megabits per second download) Internet / Wifi, and a full sized washer/dryer.
The building has an elevator, a secure private storage locker across from unit, and a reserved covered parking space.
In the locker, we have provided two bicycles (with helmets), two tennis rackets, beach chairs, beach toys, and much more all for your use during your stay.

One of the many swimming pools within the community is located literally across the street from the condo (you can see it in the Google Earth Vicinity picture).

Other points of interest in the vicinity include: MLB spring training facilities - NY Yankees (Tampa), Baltimore Orioles (Sarasota)
Shopping: Ellenton Outlet Centre, New Sarasota Mall (UTC), University Parkway
Siesta Key Beach - is 30 minutes away. Siesta Key beach was ranked the #1 beach in the United States by a site we apparently aren't allowed to mention on here... but suffice it to say, they Advise people on their Trips.
Downtown Sarasota offers opera, symphony, ballet, and live theatre as well as many restaurant and entertainment options.

We have a local property manager that is available for any needs that come up during your stay. They are local in the area and are just a phone call away!

Restrictions: No smoking (including Lanai), No pets (we apologize for this, but it is for allergy reasons, and we hope you understand)

Your interest and inquiries are extremely important to us, but we both are usually quite tied up during the day. So we will get back to you, absolutely within 24 hours, and most times it will be the evening of when you sent your inquiry.

Because VRBO's rate input mechanic caters more to short term rentals versus one month rentals, and the math on the nightly structure doesn't always work out - our seasonal rate structure is as follows:
Jan, Feb, March: $4000 per month plus extras as outlined on Rates section
April: $3000 per month plus extras
May - November: $2175 per month plus extras
December: $3000 per month plus extras
Per HOA rules - all rentals require a separate rental agreement to be completed
