About the home

“All Decked Out" is a delightful double-storey family-friendly home in Smiths Beach, just a short walk from the Beach and Smiths Beach General Store, and a comfortable drive from the supermarkets, restaurants & cafés of Cowes and San Remo. Some of the many features of this lovely home are detailed below:

Indoor Areas

Downstairs, a central hallway provides access to Bedrooms 2, 3 and 4 (each with BIR) as well internal access to the Garage. The rear of this level opens into a Living Room (with smart TV) stepping out to a side Deck, and a side hall leads to a Bathroom (with shower & bath), a separate Toilet and a fully equipped Laundry (with washing machine & clothes dryer). Upstairs is the huge open-plan Kitchen/Dining/Living Room (with smart TV), flowing through to the front Deck, plus the Master Bedroom featuring WIR and ensuite (with shower & toilet) plus another separate Toilet.

Outdoor Areas

The delightful North-facing partially covered wrap-around deck (with gas BBQ, outdoor seating for 10 people plus a lounge suite) opens off the Living room and provides a delightful space to relax. There is a hot & cold water shower and the Double garage provides secure parking for 2 cars, with space for another vehicle (car and/or a boat) in the driveway, plus additional parking available on the street.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a double sink, large fridge, dishwasher, 900mm electric oven and gas cook top.

Heating/Cooling Systems

The home has two wall mounted reverse cysle airconditioners; one in each of the 2 Living areas, and the upstairs Living also features a coonara-style wood heater (some wood provided to get you started). All 4 bedrooms have a portable heater and there is one pedestal fan that can be used where required.

Bedding Configuration

This home has 9 beds accommodating up to 11 guests:

Bedroom 1 (Upstairs): One King bed
Bedroom 2 (Downstairs): One Queen bed
Bedroom 3 (Downstairs): One Tri-bunk
Bedroom 4 (Downstairs): Two sets of Single bunks

There is also a single day bed in the downstairs living area

Please note: The Tri-bunk has a double bed base with a single bed above it.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note thatif you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies. All bookings are subject to approval, pending Guest verification process - Local council restrictions are in place for this property and compliance is mandatory.

Great house for two families

Stayed for a week with family visiting from overseas. The house was clean and was very well set up for us all. It was really good having an extra seperate area downstairs for the kids and to have such a large outside area with BBQ.

Winter cosy
